It is a busy season in greater Daytona area. South Florida is more a winter vacation area, and we are clearly a summer resort.
I am seeing again plenty of “no vacancy” signs, which I have not seen for quite some time. It is especially busy on weekends.

We closed on a condo-hotel unit in Oceanside Inn – a Daytona Beach Shores premiere resort. And it was not a short sale… but it still took us 1,061 days to get to that Closing…
Even those, who are not in distress, eventually start losing faith in the market. My clients are the first buyers in Oceanside Inn. It was the first sale in the resort after the remodeling was done and the sales office opened their doors.

Oceanside Inn is the nicest and latest condo-hotel conversion in Daytona Beach Shores. 191-room resort is well maintained and well rented.
This year for Oceanside Inn is more active than last: 3 units sold. All three beat price record. The studio for $34,500 (City view), direct oceanfront studio for $55K, and double unit for $48K. One of those sold by us.
Two units we bought for our clients af the County Foreclosure Auction and they are not reported on MLS.
And there are 5 Contingent and Pending units with 3 of those our transactions.

Oceanside Inn, a premium Daytona Beach Shores condo-hotel (or hotel condo, if you wish to call it this way) was resisting the fall of the market for a long time. When Plaza Resort & Spa was selling for $30s and $40s, Oceanside Inn maintained its lofty status… but you can’t swim against the current for two long… you start drowning.
Units are in different buildings but in the same economy, and are “samely” affected.

Oceanside Inn in Daytona Beach Shores is one of the best condo-hotel resorts in the area. I wanted to write "affordable", but today there is no strict distinction, as you can find deals with similar prices in those, which were considered expensive just a few years ago, like The Plaza Resort & Spa.
The resort is a combination of pretty good physical shape, not the worst condo-owners association (which is a compliment), and one of the best rental management (which is not an exaggeration), and just the amenities that are needed but not a huge and unjustifiable burden on the owners.

It is April already. Time to check on the Oceanside Inn - a condo-hotel on the Atlantic Ocean in Daytona Beach Shores.
9-story condo-hotel is home to 191-room resort right on the Atlantic Ocean. End of last year was tumultous for the property, but many people did not understand what happened there. And what happened was the control of the  property shifted from a professional management company to the board that is a well intentioned clueless people.

Great deal on this double unit on the North Side of Oceanside Inn. Very good view of the ocean from both units. Floor-to-ceiling windows make it light and airy.
Unit has two separate studios with separate entrances and the door between them. LOWEST PRICED DOUBLE Unit in the building. You can use it yourself or rent it out to help you pay for the bills.
Great property with strong rentals and strong management team. Amenities include pool, Tiki bar and restaurant with bar. Conference rooms could be rented. On-site rental management.

Best priced direct oceanfront corner studio. 496 sq. ft. corner unit with terrific ocean view and view to the North. Amazing vistas from the unit all the way to the Main Street Pier. Unit is fully furnished. Small kitchenette with microwave, fridge, coffeemaker and sink. The resort was converted to condo-hotel in 2003.

Built in 1973 and completely remodeled in 2003. 4th condo-hotel developed by John Rainey, and so far his best. Used to be a 195-room Days Inn. Was shut down because of the unsafe balconies, and the owner, who ran it down to the ground, sold it to the developer cheap. Rainey had just completed conversion of Hawaiian Inn, the market got a little better, and he could afford to create a better quality property.
