Plaza Resort & Spa, the premier Daytona Beach condo-hotel, is awake from the sleepy winter. A week ago there were 25 units for sale, and today only 22. The inventory is decreasing, but the prices have gone down as they always do in the slowest time of the year. They will slowly rise, expecially in summer. Summer is when we have seasonal real estate boom in Daytona Beach Area. So, there are 22 units for sale in MLS in Plaza Resort & Spa in Daytona Beach. Well, this is what MLS says. I have not been writing about Plaza Resort & Spa, a premier condo-hotel in Daytona Beach, for quite some time. It is time to revisit it and look at what is happening in the market. Plaza Resort & Spa is one of the oldest condo-hotels (with only Hawaiian Inn being 4 years older), but it is one of the nicest resorts in the area, a higher end property and it is reflected in the overall ambience and in higher rates and higher occupancy. We often see fluctuation in the market, and it is important to tell a trend from a fluke. I was surprised a couple of weeks ago to notice a few units popping up in The Plaza Resort and Spa, a premier condo-hotel in Daytona Beach, for very low price. It looked as if the second wave of those crazy deals was coming back. We put 2 out of three those units under contract, and I was curious whether that was to continue. It did not. I have not visited Plaza Resort & Spa, a premier condo-hotel in Daytona Beach, for some time, and the changes are very noticeable. No, not with the building, not with their gorgeous lobby, not with the units... It is the price. Today's price starts from $59K for a city view unit. Wow, this is back to about 2 years ago, before the avalanche of foreclosures and short sales have driven the priced quite low. The lowest price for a studio (and, by the way, with some ocean view) was $20,500 (we represented the buyer). Now a city view is for sale

Plaza Resort & Spa is #2 on my list of condo-hotels in Daytona Beach area only behind Ocean Walk Wyndham Resort. I have not posted about it for quite some time, so here it goes. Surprise or not surprise, but there are only 27 units left for sale in the resort. Considering that a year and a half ago we had 52-56 units for sale in the Plaza Resort & Spa at all times, the inventory today is only half of what it used to be. And I see 2 units coming in Plaza Resort & Spa, Daytona's premier condo-hotel. One is listed for just under $100K. I spoke to the investor, who can move very fast. He said he would buy. We have not visited the Plaza Resort & Spa for some time. So, what happened in the Plaza Resort & Spa in Daytona Beach since we visited it last? Well, there are quite some changes. Plaza Resort & Spa is a condo-hotel, and it has the condoowners Association. There was an annual meeting of the Association. As I wrote before, this is the Developer's association. They do not run monthly meetings, and they, pretty much do what any hotel would do. At this annual meeting there was the budget to vote for, and they did. What everyone was waiting for was

Plaza Resort & Spa in Daytona Beach. I wrote extensively on this condo-hotel resort. There are 33 active listings in this Daytona Beach premier condo-hotel resort right now, and there were 26 sales in 2009. This number in both categories is much higher than in any other condo-hotel in the area. The table below will give you the idea of today's asking prices. I simply want to note that we commonly distinguish between Oceanfront (East exposure), Oceanview (North & South exposure), and City View (West exposure). No wonder, oceanfront is on average fetches more money and City View is the least
