It was a very good day in Ponce Inlet, FL. It is s warm, but not scorching hot, though on the beachside between the Ocean and the Intracoastal, and that's where Ponce Inlet is, it is always cooler in summer and warmer in winter.
Driving there felt like there are fewer signs for sale, which just recently were so numerous, that it was getting depressing. A few homes on the ocean were remodeled, and it is looking better now.

Saturday April 30 was a Turtle Day in Ponce Inlet, FL. Run by Marine Science Center (MSC), the event started at 10 AM at the MSC in Ponce Inlet, and ended somewhere after 3 PM after the release of a few seagulls, pelicans, and two turtles back into their natural habitat.

The title may surprise you as Florida is famous for its golf courses, and you would expect the abundance of them, but still its true: Habour Village is the only place to play golf in Ponce Inlet.

Summer came with noticeable heat and the temperatures quickly climbed to the near record high with heat index hitting 107F. Channel 13 is showing a map of Florida all in red with only a thin orange line along the Atlantic Ocean. Red is over 100F. Orange is over 90F. This is only along the waters of Atlantic. And that's where I am.

We know each other for good 4 years. He walked into our office and immediately filled it with his personality. Today was the last day for me to visit the Niña and the Pinta, two replicas of the 15th-century vessels used by Christopher Columbus on his 1492 voyage to the Americas, as it was their last day of being docked at Ponce Inlet as part of a national tour for the two floating museums. I did not expect that many people in my wildest dreams. Sea turtles' nesting season is officially on as of May 1 and will be until October 31. This means protection to the 5 species of sea turtles coming to lay eggs on the East and West coast of Florida.
With the development of beachside, protecting turtles becomes a serious task. First and foremost it is about light. Or, better say, no light cast on the beach after 9 PM. If you can see your shadow, it is already too much light. Even the light from the cell phone is a problem.

With the beginning of warm season, and temperature going to 84F, it was already hot in the park. I bravely left the flippers in the car, and was surprised how unbearable the wooden boards of the raised walkways really were.
I had to "dance" to retreat to a cooler sand. My wife did  not like the heat, did  not feel well and wanted to go home and then go back to "our Beach" later when sun is not that aggressive.

I took this Sunday off. There were not prearranged activities, so I could do what I love most: walking the beach. The weather was absolutely beautiful, blue skies and sunshine. We either cross the street and go to "our beach" right here, or we take a car and 1.5 miles south go to the Park. We haven't been in the park for a couple of months, so we decided to pay a visit there.

First time we came to Ponce Inlet - a quaint small town surrounded by water of 3 sides - when we first time came to Florida in 1995. The market was terrible, the signs for sale were on every third home and we got the impression that people were simply trying to run away.
We could not figure how, but figured that if people were leaving, we better keep away. How darn wrong we were! Even in hte market as dramatically low as now those prices are long gone.

Today was the last day of Early Voting, and we decided to try to cast out vote earlier, so that we would not be worrying about it on November 4, and we also expect much longer lines on November 4. The voting is form 7 AM to 7 PM. i was working in the office, and my wife picked me a bit too late, and we showed up at the City Island Library - the early voting place - at 6:40 PM. Remember my July post about the Lady Turtle laying eggs on Ponce Inlet Beach in July caught on photo camera by my grandson? 
My grandson called Turtle Patrol, a volunteer organization watching turtle nests, and "adopted" this nest. His little brother Shane and their mom adopted 2 more nests on our quiet Ponce Inlet beach.
Now, 70 days later, they received a call from the Turtle Patrol, that they were going to open the nest as the turtles already hatched. They invited us to come and watch.

 is the list of all units for sale on MLS. These are all resales, the developer is out. Someof these prices are very dramatically reduced.
The last condominium closed just a few months ago, so there is not really any point in resale statistics.
But the list of available units for sale is very impressive. Do not be surprised to find out that some sellers are losing money on these deals, but this is exactly why these are considered good deals.

Sunday is the day when I try to make it to the beach. Shouldn't be that difficult as I live across the street from the beach and every morning I rush to the glass sliding balcony door to catch a glimpse of the Atlantic.
Ponce Inlet is a small town of about 3,300 residents on the southern tip of the barrier island. Our office is in the oceanfront condo-hotel, and we are used to people coming to us to get the feel of the market, chat about real estate and life in general...
It often evokes nostalgic accounts of the times when they could buy homes for only that, and condos for only this...It is always a story how they nearly bought a property, but someone did not let them do it; somebody else bought and then sold for so much more and made a lot of money.
