I saw two emails today with the subject line “Realtor $5,000 Selling bonus”…
I have nothing against the practice. I see it as yet another tool in the arsenal of the Listing agent. And not being a Listing agent, I didn’t think much about it. But I remember once an agent telling me that he wanted to take his client to a new built home, but saw they pay only $1,500, and he did not take the Buyer there.

Today in the morning I received a call that a sale of a 2 bdr/2 baths new condo in DiMucci Twin Towers in Daytona Beach Shores  closed. It was an excellent deal for a 1,643 sq. ft. direct oceanfront unit on the 12th floor for $252,500. It was, actually, a wow deal.

Agent from one of so many now Exit Realty offices in the area called me a couple  of weeks ago and said that she was looking at our listings, unit 1004 in Oceans Grand, and that she had a very picky buyer and she needed me to tell her whether the unit was direct oceanfront, or it was oceanview.
Well, the truth is that Oceans Grand Condominium is not an oceanfront building.

That's what I did according to my client.
I have helped my client to buy 2 condos in the area. One was a sale at foreclosure auction by the County Court. We got it for 1/3 of the mortgage balance. We have been watching this unit for literally years.
The Client was thrilled and we were even talking with her about going into business together, where she is the money person and I contribute knowledge and sweat. I wanted to show her that she could make money, and I got her that deal for very little.

I received a phone call from a fellow agent. He has customers in town and he would love to show them my listing in Fountain Beach Resort. There is a tenant in the unit, and she is not happy when we are showing, so we have to be diplomatic here.
The agent sets the time for 5 PM. We talk to the tenant when she comes from work, and she would leave so that the agent can show it. She promises to have the unit in order, which she does.

I do not really understand the burning concern about the reputation of the Real Estate industry as a whole. There are over 2 mil real estate licensees in the Nation. It is obvious that, like in any other industry or occupation, there are good people and not so good people (which has nothing to do to their affiliation to NAR).

I have bad luck referring business to AR members.
Does not mean there are no decent people on AR, there are...
My client owns 4 duplexes outside of my area. He needs an agent to sell his duplexes. First he needs to know what the prices are today. They are rented, and he is not desperate, so he is not going to walk away, or short sell... so it is either a sale today, or a sale tomorrow. I go to Active Rain, I go to the County, and check the top on the list.

There was a sale of the property. I was on the deed. The buyer couldn't come to the closing due to his schedule, so was driving a day earlier (he is 3-hour drive from us) to sign all the documents because he wanted to do the walk through and make sure everything what was promised to be left was indeed there.

Susan Walters' post (http://activerain.com/blogsview/238744/Mass-emails-on-new) caused a heated exchange, and it clearly shows two different approaches. Obviously, there is a rationale behind both of them.
Nice things said, the reality is that we are often lost is endless rules, regulations, laws...  Sometimes it seems that our allegiances are not to the customer, but to the rules and regulations. We are getting so technical.
Sometimes it gets plain stupid. Take the use of the term "Realtor" for example. General public associates it with everyone, who is licensed. They do not know, that there is a narrow (and protected) definition of the term. If you are a … (4 comments)
