You can't really apply investment approach to them, as they are at best speculative

I wrote about Plaza Resort & Spa in Daytona Beach. Premiere Condo-Hotel a few times before. You can't drive past it and not notice this magnificent historic building with a clock tower capping it's 14-story building. Started more than 100 years ago (1888 to be exact), its fascinating history captures imagination. In 1998 the resort was bought by Charles Bray and Joseph Gillespie, underwent a massive and very expensive renovation, and became how we know it now. After the renovation, developer decided to convert the property to condo-hotel in order to pay for the remodeling. They announced the sale in the fall of 2005

It is past midnight, and I am at my computer as usual. Looking at what my subscribers on IDX are getting and what I see makes me jump. Oceanfront Unit in Plaza Resort & Spa in Daytona Beach For Just $86,900!!! A unit in Plaza Resort & Spa, 3rd floor direct oceanfront (I am looking at the listing and all this information from the listing) and all that is for ...$86,900!!!!!!!!! Wow. And it gets even crazier. The Bank, that owns the unit, according to the listing agent, would finance at 10% down and would pay 2% of Buyer's closing costs.

How To Spot A Real Deal Buying a Condo-Hotel In Daytona Beach The Plaza Hotel & Spa is one of two really luxury condo-hotels in greater Daytona Beach area. The conversion came at the height of the market and was very successful and then died, so to say, on a dime, leaving close to 100 units out of 322 units in the hands of the developers, who happen to be the biggest hoteliers in the area. At the peak of conversion to condo-hotel, the prices went higher than $810 per sq. ft., which was nearly double what older condo-hotels were
