vacation condos daytona: Ocean Walk Resort in Daytona Beach - 08/08/10 11:58 PM
Ocean Walk Wyndham Resort is busy. It is a busy season, and this resort enjoys higher than average occupancy. Showing is problematic, and you need all the support from the resort employees and good luck.
It is surprising, but I was even able to show a lowest priced one-bedroom unit to my customers, who came from Tampa. The guests left yesterday, and they told us that if the unit is cleaned, we could see it after 2 today.
Calling front desk was fruitless, so we simply went there. Even with big crowds, the lines were not long and pretty soon I … (6 comments)

vacation condos daytona: Best Priced Oceanview 3 bdr in Towers Grande - Daytona Beach Shores - 06/27/10 03:49 PM
Just checked MLSand my listing in Towers Grande is $100K lower than the next unit. It is a huge difference, but somehow we still do not have an offer. Yes it is a short sale, but some others are short sales too. And the Seller has a letter from the Lender with the number that they have in mind, and it is pretty close to our price. We had people trying to offer$200K, but we know that it is not going tot be even considered, and the letter from the bank just confirmed it, but somehow many buyers think that they … (15 comments)

vacation condos daytona: Oceanside Inn in Daytona Beach Shores... What’s cooking? - 05/20/10 09:55 PM
Oceanside Inn, a premium Daytona Beach Shores condo-hotel (or hotel condo, if you wish to call it this way) was resisting the fall of the market for a long time. When Plaza Resort & Spa was selling for $30s and $40s, Oceanside Inn maintained its lofty status… but you can’t swim against the current for two long… you start drowning.
Units are in different buildings but in the same economy, and are “samely” affected.
There are 9 units currently offered for sale in Oceanside Inn on MLS. This is a very telling number, there were close to 40 just 2 … (0 comments)

vacation condos daytona: Buying a Condo-Hotel in Daytona Beach - 11/08/09 11:40 PM
It was Monday November 2. My telephone rang. Showing a Canadian number. The gentleman introduced himself and told me he read my blogs. Could I show them condo-hotel properties?
Of course.
We meet in our office. They pretty much know what they are looking for, but they are open to suggestions. They have a lot of questions, they want to know pros and cons of owning a condo-hotel.
Instead of steering them in one direction (You want condo-hotels? Here's what you should buy), I am trying to make sure this is what they will be happy with in couple of years. I am not the first … (4 comments)

vacation condos daytona: Daytona Shoreline Hotel Tycoons File for Chapter 11 - 09/18/08 12:53 AM
The article titled "Daytona Shoreline Hotel Tycoons File for Chapter 11" was published in Orlando Sentinel September 13. This is the latest bad news in the saga of the slow real estate market. This time it hit the developers of many hotels in the area, inlcuding The Plaza Resort & Spa.
Charles Bray & Joseph Gillespie came to Daytona Beach area in 1998, at the time of a slow market like today's, but they had a vision and grandiose plans. Actually nobody else had a vision like they had for Daytona Beach oceanfront. They drove the beach, and Atlantic Ave then … (12 comments)
