This is good news for Fairburn and shows that buyers are increasingly interested in Fairburn real estate. Fairburn continues to be a great destination in metro Atlanta with close proximity to Interstate 85 and Hartsfield Jackson International Airport. APD Solutions is a neighborhood revitalization firm. It helps by restoring homes in certain neighborhoods, enabling owner occupant buyers to get into those homes, and creating a sense of renewal in each neighborhood it touches. Both public and private funds are invested into the work of APD Solutions, and APD Solutions has enjoyed tremendous success though the leadership admits there is still much work to do. The group is seriously commited to getting buyers into homes and working with credit challenged buyers. They have down payment assistance in some areas for as much as $25,000.

2011 December Challenge Day 23 - Keeping It Positive - 12/24/11 10:03 PM
We have a wonderful family gathering to celebrate Christmas at my Aunt and Uncle's home in Southeast Atlanta. This section of Atlanta is just outside of downtown, and there are historic neighborhoods such as Turner Field (home of the Atlanta Braves Baseball Team), Grant Park, Peoplestown, and Summer Hill in the area. Notable attractions include the Grant Park (the actual park), Atlanta Zoo and the Cyclorama.
I'm amazed at how well my aunt and uncle get around in their 80's. My aunt cooked a wonderful ham, deviled eggs and potato salad. Other family members contributed various dishes to round out (1 comments)

An Atlanta favorite year in and year out is the Atlanta Ballet's presentation of "The Nutcracker" and this year you can enjoy the expert dancers and live orchestra at the world renown Fabulous Fox Theater in Midtown. This Tchaikovsky ballet is the story of a young German girl who dreams of a Nutcracker prince and a fierce battle against a Mouse king with seven heads. It is neat because young children participant in the ballet.

This Thursday, December 22nd, World Changers Church International in College Park will be hosting its annual Toy Giveaway. Toys and donations were being accepted up until today, and now the all of the wrapping and preparation is being completed. This annual Christmas event is very much appreciated by the College Park community. Children who might not otherwise have a present or gift for Christmas are receiving some very special presents.

The NACA Purchase Program continued to be a viable option for first time home buyers in metro Atlanta. The Purchase Program allows metro Atlanta buyers to get into a home with no closing costs and no down payment. IKEA at Atlantic Station is a destination for travelers all over Georgia and in adjacent states. There is a dining room in the super home store that features wonderful entrees for shoppers at great prices. Whether you're hungry for breakfast, lunch or dinner, IKEA at Atlantic Station has food for you. The Christmas Julbord Dinner was held in the dining room.

While the metro Atlanta real estate market is filled with REOs from banks, HUD, Fannie Mae, Freddie Mac, and other lending institutions and many of them represent great values, there are some inherent hurdles that the Atlanta buyer has to be ready to overcome. One of them is documents. Every seller has a different set of documents, and unless a metro Atlanta buyer does not want to complete an offer and close on an REO, metro Atlanta buyers have to be willing to adapt to the various documents involved. How are Georgia buyers paying for single family properties these days? Well according to the Georgia MLS website, more than likely they are paying with cash. That's right - a whopping 39% of all transactions during November 2011 were paid for with cash. Out of the 4382 transactions tracked by Georgia MLS, 1721 of those transactions occurred where the buyer used cash. This statistic further underscores the role cash buyers are playing in keeping the real estate market active. I have assisted several buyers this year with cash purchases, and some of them are local to Georgia and some are (4 comments)
