FHA home loans are biger and better then ever. They were less popular during the recent housing boom when many people flocked to subprime mortgages and high LTV Fannie Mae loans, but as the housing market stumbled and lending standards tightened, many borrowers have rediscovered the benefits of the FHA mortgage. FHA loans are available to anybody but are used most often by first-time home buyers and low to moderate income buyers.

My understanding of the rules is most (first time home buyer) defined as a person who has not had an ownership interest in a home in the past 3 years, you will probably be eligible for the maximum tax credit of $8,000. Even if you us a USDA or VA loan and with only 3.5% down with a FHA loan. All buyers should take advantage with moderate incomes and first-time homebuyers may have a better shot at meeting FHA guidelines. It's not about the loan! Under the 2009 conventional loan limits announced by the Federal Housing Finance Administration (FHFA) the general limit is $417,000. But - and here's the big news - the concept of one conventional loan limit is gone. Instead, there are now different loan limits for different areas.

Before you go house hunting or consider refinancing, speak with FHA lenders.
Why? Because areas can be re-defined as "high cost" at any time so you may
be able to get a larger mortgage than expected. Speaking with lenders is the
best choice, the one that should account for any loan limit changes, updates or revisions.
