seattle real estate: Seattle Central Area Sales Statistics for Single Family Homes from 2008 to today - Looking GOOD! - 05/19/10 04:24 PM
The 'buzz' right now about how the local Seattle Housing Market is starting to recover contains some good, some pessimistic, and some just plain confusing information.  In an attempt to clear it up a bit I spent the morning putting together some graphs to illustrate the state - over time - of one of the areas of Seattle that I love: The greater Central Area. This encompasses not just the historically referenced Central District, but also, Capitol Hill, Madison Valley, Washington Park, Madison Park, Madrona, Leschi, and Judkins Park. Granted, within this area there are also several smaller neighborhoods, Some parts … (0 comments)

seattle real estate: Has the Seattle Area Real Estate Market Stabilized? - 08/06/09 05:40 PM
Can you believe August is here already? The question everyone seems to be asking right now, 'Has the market stabilized?' is certainly fair, and this newsletter is PACKED with information to help you decide.  I have included Tables of Seattle inventory for Residential and Condos, along with Average and Median Sales prices.  There is a Table of Bank owned homes for sale and a link to a map of these homes.  I also have my  first ever links to the latest homes to hit the market on Capitol Hill along with a link to homes on Capitol Hill that have had price … (0 comments)

seattle real estate: 2009 Home Loan Limits are changing, Don't Miss Out on Seattle Housing Opportunities! - 12/05/08 11:31 AM

Everyone seems to be saying - 'don't delay' 'Buy now'!  But WHY, oh Why, do they persist so?

The answer is simple, Three Reasons:
Affordability is up nationwide do 56.1 percent of the population, that is 16 points HIGHER than at the height of the market, when only 40.4 percent of the population could afford to purchase a home Conforming loan limits are DECREASING starting January 01 2009.  Current Fannie/Freddie assumable underwritten mortgages for King County are $567,500.  This amount is going to be reduced over $60,000 to $506,000 starting January 01.  This means a higher interest rate for … (0 comments)

seattle real estate: Is it a Good Time to Sell in Seattle? - Definitely Maybe - - 11/21/08 02:43 PM
Three fantastic points about the current real estate market:
All of the not so good agents and part-timers (idiots!) are getting out of the business Everything is on sale! It IS a good time to sell your home*
*IF you are a young family in a cramped two bedroom condo and just found out that you are expecting twins, THEN it is DEFINITELY a good time to SELL.
*IF you are offered a company relocation to a job that you have wanted for a long time and there is opportunity for growth in the new position, THEN it is DEFINITELY … (0 comments)

seattle real estate: Zero Money Down Mortgages Are AVAILABLE - Fannie Mae & Freddie Mac have them!!! - 06/15/08 12:40 PM
I'm heading out to do an open house in Leschi right now, but just wanted to get this out here.  Quite a few people have asked us lately about how much money they have to put down to get a mortgage.  I think the national media have done a good job of making the 2 million or so 'bad' loans that were made over the last 7 years stand in place of all mortgages...  This article ran in the Seattle Times today, as a reprint from The Washington Post.  Fannie Mae and Freddie Mac both have zero down programs and can … (3 comments)

seattle real estate: WalkScore.com is a great resource for... Well, that depends on what you want to walk to... - 06/12/08 12:20 PM
What does it mean to 'WALK' in a neighborhood?  What about 'Walkability'?  Depends on why your walking...  Seattles new Walkscore.com website allows users to log on and type in an address, and get an instant 0-100 score for the neighborhood 'walkability'.  Here is a general map from todays Seattle Pi that showcases the walkable trends in Seattle.

I like the idea of this site.  Addresses are considered 'walkable' based on relative proximity to services.  Walkscore uses public information available from Google searches for restaurants, bars, grocery stores, etc and overlays them in proximity to the address you type … (4 comments)

seattle real estate: Seattle Townhouse Solutions - a peek inside a Seattle City Council meeting! - 06/10/08 03:57 PM
Townhouse Solutions??  Uglify or Beautify - not such a clear line.March 8th 2008 the Seattle PI ran the article: ‘On Architecture: The Townhouse Scourge’.  Writer Lawrence Cheek penned these two sentences in the opening paragraph:“Seattle has the townhouse pox. A rash of trite, stale and clumsy faux-Craftsman eightplexes is ripping through the city's neighborhoods, bleeding vitality and visual interest out of the streetscapes.”Cheek knows that there are plenty of other lesser offenders out there as well.  Developers hungry for quick turn around times and the potential to make some money forego the expensive and liability ridden option of building higher density … (2 comments)
