I will be the first to tell you that this is a great house. I loved this house when I sold it to my clients a year ago and I still love it. It is a gorgeous home. However, trying to sell it in this market was not easy. Oh we got several offers on the property, but they were those "are you kidding me?" type of offers, and we couldn't quite give it away.
When I recommended to my clients that we drop the price to 475K I told them that I was certain we would get an offer right away, and we did. We got an offer for 435K. All cash, quick settlement, no contingencies, almost perfect right? Except, not only was it 40K less than list, but it was pretty much 40K less than the comps.
But in this market? Do we really just reject it? Maybe we can get the buyers to come up 10K?? The selling agent had pretty much told me they were at their max, maybe there was a little room, and they LOVED the house. Tempting....But I felt strongly that this offer was not a reasonable offer and that we would get a better offer. However, this was our 3rd, or was it our 4th offer already. Was I really, really sure? What if I'm wrong? What if?
Well, I have to thank my clients for believing in me because although the first offer is usually the best offer, in this case, the first offer was not the best offer and our holding out for a better offer paid off....
Were there days I doubted myeself? Yes, there were, but I kept looking at the numbers. I kept previewing the newest competition and I kept preparing myself for when I had to justify that price. I knew it was worth what we were asking..... We settled on Friday. My clients are thrilled and my faith in myself is confirmed. God! I love being right!!!!
