Short Sales! Are they worth it??

That is the question, right?

I have got 3 of these accepted by the lenders and have 2 more that are on their way to acceptance. I enjoy them to a point, though they are a lot of hard work. It is a very viable option for our clients that are facing foreclosure.

I've learned to ask ALOT of questions from the lender on the front end to speed the process up (though non of them seem to be going short), usually when i get an offer in on one I play the waiting game on the lender to get back with me (and my weekly phone calls to see how they are doing).

"I am actually waiting on Met Life home loans to take me off hold so i can get a contract to them!"

Anyway, I've heard several people say they have done short sales in a matter of weeks (it takes me a matter of months), anything you can tell me on how to speed the process up would be very appreciated.

I was given the opportunity today to be on a panel of 2 at the Century 21 convention in San Antonio, TX to speak on the things I am doing in this market that have caused me to be successful in 2008! They said they are going to give me a video of it so i am hoping to post it on here. It was a true honor and humbling experiance when they asked me to join them in this discussion. A few pointers I gave out today

1. Dress for success! Look like the professional Realtor you are!

2. Schedual your day! Time is to important in this market to have any of it wasted!

3. Most importantly include 3 hours of prospecting and make 20 contacts a day (I strive to do that each and every day). Here's a great formula - contact 20 people a day 5 days a week and only get 1% return on your work you are having 4 transactions a month (sounds like a winning plan to me!!)

Isn't that what we all do on Pay day?... I never get tired of getting a paycheck from a title company. I've never looked and said naah give it to me next week.

Outside of my goals, paychecks are part of drives me to continue this business! Yes I love helping my clients out (just as today i helped my clients sell their house so they could now buy a farm they have been wanting), knowing i just earned a paycheck helps me know i have done my JOB very well. It's when i am not getting checks that i know I need to change something or I'm gonna have to learn a new script that sounds a little like "Would you like fries with your burger?"

This is going to be a great 2009! I will have Happy clients this year and so will you!

Open houses are a jokE...

I am beginning to think i am going to tell my owners I am no longer holding open houses! The past two I had have had NO ONE show up. 2 weeks ago i went from 2-4:30, and today i went from 1-4 and no one showed up either time. I advertised on web sites like Realtor.com, and Century 21 where i get like 20 people a day looking at my listings and no one (I advertised my open house today for over 2 weeks).

Not sure how to advertise to get people to open houses? U guys have any ideas? News paper has never done me any good either - I'm all ears to this one - do tell

I was told by my RE coach the other day that NAR put out a statistic that if our homes are not being shown or shown very little then we are at least 10% over priced and if they are getting shown but getting low or no offers then the home should be lowered by 5%.

I haven't seen this statistic anywhere so if any of you know where to find it, it would be very much appreciated if you could share with me! Thanks

I did take his advise though and lowered one of my houses by 10%. This past week i received 4 showings. No offers yet, but some potentials. We'll see what happens. I know from experience getting price reductions can make enemies out of friends, but when the home sells it's like the flag of friendship is waved again and my clients think i am the best again. :)

Thought i would just share how lowering my prices is helping me..

What's a Broker?

I never thought much about getting my brokers license. My mom (who has sold RE since 1985) has always told me it is very important to get! I've always blown it off thinking there isn't anything to it but a title. REALLY, it's only a test then a new name in front of yours.

That is how i always felt until the other day when i was prospecting for business and a woman asked me if i was a broker. My response worked, "Why no, I'm not, but I am only a test away from getting it. I have not taken the time to get it because no one until you has ever asked me if i was." What i said was true and she seemed to believe it, but i know I don't want it to happen again cause i don't want another person to get a listing over me because of a title. So now i do see reason to have it there. Also i do know anyone who has that title at least has experience in the RE business (but before i was in RE it didn't mean much). Also at the end of the conversation the lady i was speaking to said she use to be a broker (so she had an inside look at what a broker was).

I know once i get it i can sign my own contracts and stuff, but that is what my Broker/Manager is for (among others, I am very thankful they are there! They work very hard). I plan to get it (time to study for another test!)

This week I've made 59 contacts looking for business and have got several leads and 4 appointments from them (3 listing, and 1 buyer).

I say that to say I left messages for people that didn't answer (FSBO's, Expired, Ext...) and 2 of the listing appointments i have are from people calling me back to have me come out and list their house!

I use to not leave a message because i felt silly doing it and thought SURLY no one will ever call me back! Then, I got to thinking, what are the odds i am going to call this person again (very low), and figured it couldn't hurt anything for me to leave a message.

Of course it didn't hurt! It has actually helped me gain more business!

Any ideas on how to generate more business would be much appreciated, Thanks

It's amazing how hard it is to make that first prospecting call! I recently added this affirmation to my daily affirmations, why? Because I need to be making that first call. Not just for myself but for my sellers who depend on me to sell their house, for the buyers that don't need to miss the opportunity to buy my listing, and because it is my job!

I wrote in a previouse post that i am choosing to succeed and when i make that first call it helps me make 20 contacts a day. When i don't, I make very little contacts, making it to where i not only let myself down but every seller who has placed trust in me to sell their house. I enjoy making the first call because it will make me a success!

You will like making the first call once you start reaping the benefits (i.e. making more money, and having many more clients enjoying your working relationship)

Coaching is worth its weight in gold

During this tough Real Estate Market it is hard to figure out exactly what we need to be doing. I know i have found having gone through the day and realized I did nothing to gain new business! That is a sure fire way to go bankrupt in this Real Estate market. I know how to do things, i know some of the things i have to do, i know i have a choice and that is to succeed or not succeed. I am choosing to succeed! I once was involved in a coaching program offered by Mike Ferry organization. I for some reason or another decided to quite and do it on my own. I have just started back up with Mike Ferry and i know i am going to be a success, not because of this coaching directly but indirectly. I am going to be learning to manage my time better, have accountability, have access to multiple agents that will help me hone my skills to be a superstar in this market!

I suggest anyone reading this to get involved in a coaching program, it will enhance and help you achieve the success you are wanting in this career!
