The Return of Affordability to Manalapan and Marlboro NJ Real Estate - 01/24/09 03:47 PM

Paul Slaybaugh did a great job in his blog of pointing out how affordability has been restored to the Scottsdale Arizona Real Estate Market.  He also talks about people hearing opportunity knocking but not opening the door and regretting it afterward.
Paul motivated me to run some quick stats on my town, Manalapan, New Jersey to see how we stacked up on the affordability scale.
The numbers aren't quite as staggering as they are in Scottsdale, but still meaningful.
I looked at Single Family Home Sales priced under $400,000.
In 2006, 13% of total homes sold were priced under $400,000 … (5 comments)

Weichert Realtors (Marlboro-Manalapan) Homebuyer Affordability Seminar - 01/22/09 11:10 AM

If you’ve been on the fence about whether now is the right time to buy a new home, here’s the best reason yet to hop off:  your dream home just became more affordable.  That’s because the federal government has now taken steps that caused interest rates to drop considerably.  For example, a $250,000 30-year fixed rate loan could save you as much as $220 a month now versus just one month ago.*
Whether you’re a first time buyer, a trade-up buyer, or a parent interested in helping your kids buy a home, you can learn why now is a great … (7 comments)

Selling Your Home in A Buyer's Market - 01/13/09 10:57 PM

I so appreciate it when things just add up.
I read this post by Bill Gassett of Metrowest Massachusetts Real Estate and it just made sense.  I'm numbers driven, so it caught my attention immediately when he talked about how profitable it can be to upsize in a downward trending market.
Next, Bill goes on to talk about "the x factor"... interest rates.  Interest rates are now at 40 year lows! I saw an ad in my inbox today for a 30 year fixed for 3.99% (of course you'd probably have to pay some serious points for that rate)!
I … (7 comments)

WHO are YOU? - 01/13/09 12:03 AM
In the short time I’ve been on Active Rain, I’ve met some interesting people.  Some really interesting people.
Just from reading their posts I can tell what makes them tick.

I can pick out the smart ones (Lenn Harley)

and the fun ones (Cecily Parks).

I can see that some people are more eloquent speakers writers than others (Richard Weisser or Gary Woltal)

and some people have the ability to touch me more, even if the post doesn’t look quite as pretty (Kenneth Cole).

of single family homes in Manalapan New Jersey in 2008!
I know... you probably don't believe me.
Don't feel bad.
I don't blame you.
It's been tough for me, trying to challenge the doom and gloom that the media has been continuously feeding you guys for the past 2 years!
But I'm going to keep trying!

In 2008, homes closed in Manalapan Township.
Granted, that is down about 30% from the number of homes that closed in 2007, but it still represents a huge number of families that were able to make … (6 comments)

It works! It really works! - 01/04/09 02:43 PM
Internet Marketing Really Works!  For me AND my sellers!
I received a call last week from a prospective Seller letting me know he was interviewing agents to list his Marlboro NJ home, which had recently expired.  He invited me over to hear my presentation.
When I got there, I asked how he got connected to me and he said "How could I not?  You're EVERYWHERE!"  Everywhere meaning... ALL over the Internet!
He starting by Googling "Manalapan Realtor" and found many links to me and my listings, many on the first page! I'm sure glad I've been getting lots of Google Juice!
