According to the Manalapan Township Committee, as reported in last week's News Transcript, Manalapan’s total tax rate (all taxing entities accounted for) in 2010 will be $2.03 per $100 of assessed valuation.Simply put, divide your NEW assessed value by 100 (on the green card you received in January) and multiply by $2.03 to receive a pretty close indication of your proposed taxes. For example, if your assessed value is 425,000, you multiply 4250 by 2.03 and find your taxes for 2010 would be... $8,627.50. The new bill increases the size of the existing temporary (and refundable) first-time home buyer credit to $8,000, up from $7,500. It will not be applicable for nonfirst time homebuyers, but it also removes the requirement under current law that the credit be paid back if the buyer stays in the home for at least three years. Paul Slaybaugh did a great job in his blog of pointing out how affordability has been restored to the Scottsdale Arizona Real Estate Market. He also talks about people hearing opportunity knocking but not opening the door and regretting it afterward.
Paul motivated me to run some quick stats on my town, Manalapan, New Jersey to see how we stacked up on the affordability scale.
The numbers aren't quite as staggering as they are in Scottsdale, but still meaningful.
I looked at Single Family Home Sales priced under $400,000.

I so appreciate it when things just add up.
I read this post by Bill Gassett of Metrowest Massachusetts Real Estate and it just made sense. I'm numbers driven, so it caught my attention immediately when he talked about how profitable it can be to upsize in a downward trending market.
Next, Bill goes on to talk about "the x factor"... interest rates. Interest rates are now at 40 year lows! I saw an ad in my inbox today for a 30 year fixed for 3.99% (of course you'd probably have to pay some serious points for that rate)!

Internet Marketing Really Works! For me AND my sellers!
I received a call last week from a prospective Seller letting me know he was interviewing agents to list his Marlboro NJ home, which had recently expired. He invited me over to hear my presentation.
When I got there, I asked how he got connected to me and he said "How could I not? You're EVERYWHERE!" Everywhere meaning... ALL over the Internet!
