marlboro nj real estate: Believe in yourself - 02/05/09 11:38 AM
This goes out to all the Newer Agents….
As a member of Weichert’s Certified Mentor Program, the question I’m asked by new agents most often is how to combat the “experience or track record” issue.
Here’s what I tell them…

If you are confident about your ability and believe in who you are and what you are selling, from your nose to your toes, they probably won’t even go there.  They never did for me!

I remember MY mentor giving me the same advice.  It didn’t matter.  I didn’t believe her either.  It was easy for … (54 comments)

marlboro nj real estate: The Return of Affordability to Manalapan and Marlboro NJ Real Estate - 01/24/09 03:47 PM

Paul Slaybaugh did a great job in his blog of pointing out how affordability has been restored to the Scottsdale Arizona Real Estate Market.  He also talks about people hearing opportunity knocking but not opening the door and regretting it afterward.
Paul motivated me to run some quick stats on my town, Manalapan, New Jersey to see how we stacked up on the affordability scale.
The numbers aren't quite as staggering as they are in Scottsdale, but still meaningful.
I looked at Single Family Home Sales priced under $400,000.
In 2006, 13% of total homes sold were priced under $400,000 … (8 comments)

marlboro nj real estate: Selling Your Home in A Buyer's Market - 01/13/09 10:57 PM

I so appreciate it when things just add up.
I read this post by Bill Gassett of Metrowest Massachusetts Real Estate and it just made sense.  I'm numbers driven, so it caught my attention immediately when he talked about how profitable it can be to upsize in a downward trending market.
Next, Bill goes on to talk about "the x factor"... interest rates.  Interest rates are now at 40 year lows! I saw an ad in my inbox today for a 30 year fixed for 3.99% (of course you'd probably have to pay some serious points for that rate)!

marlboro nj real estate: WHO are YOU? - 01/13/09 12:03 AM
In the short time I’ve been on Active Rain, I’ve met some interesting people.  Some really interesting people.
Just from reading their posts I can tell what makes them tick.

I can pick out the smart ones (Lenn Harley)

and the fun ones (Cecily Parks).

I can see that some people are more eloquent speakers writers than others (Richard Weisser or Gary Woltal)

and some people have the ability to touch me more, even if the post doesn’t look quite as pretty (Kenneth Cole).

marlboro nj real estate: Be an Active Pro by being "Pro"active! - 12/28/08 08:42 PM

Definition of Proactive:
Controlling a situation by causing something to happen rather than waiting to respond to it after it happens.

Reactive marketing is waiting for the sale or client to "walk through the door".  Being reactive also involves putting your message in places where you think large numbers of people have a good chance of seeing it. This would include farming - sending postcards and flyers regularly to keep your name in front of potential sellers or advertising in local newspapers or maybe drip email campaigns to your sphere of influence.  It involves sending … (66 comments)
