So what can $6,500 really do? Incentive for “step-up” buyers will begin on December 1 of this year.

As a first time home buyer $8,000 can be a lot of money. Depending on your location and what the typical first time home buyer is in your area $8,000 can be a HUGE incentive or one that just barely makes a dent in any type of scenario.

I don't sell in California and in fact I don't sell in Seattle where the prices for first time home buyers is considerably more than what a first time home buyer can purchase here in Kitsap County. It is true that with the real estate correction over the last 3 years we do have homes in the area that are in the low $100,000 range.

Our income levels are lower here and so the first time home buyer here was being helped tremendously with the $8,000 tax credit. We have a large percentage of military personnel and a large percentage of military personnel marry younger and start families younger. This sometimes has impacted their buying power. They have steady, good paying jobs with benefits but might have over the last several years incurred some debt that can be washed out with this incentive.

Who Qualifies - $6,500 Extended Credit

Current home owners going under contract to purchase a home between November 7, 2009 and April 30, 2010 (closing on or before June 30, 2010), who have used the home being sold or vacated as a principal residence for five consecutive years within the last eight. (I am sure more detailed information will be forth coming) IRS publications I am sure to be released. Speak with your Tax Adviser prior to filling.

So what does this new "expansion" to the extended tax credit mean to local Kitsap County home sellers or "step-up" buyers? You know what cost are associated with selling your home. Check out this post I wrote a couple weeks ago to refresh your memory.

Real Estate Fees - remember these are always negotiable but in our market area the average range is between 3 and 6 percent of the sales price.
Excise Tax - currently you will be paying 1.78% of the sales price to the state for selling your home.
Settlement charges like title policy fees and escrow closing costs.

This new incentive just might be what you are looking for to help you to that next dream home. Remember how fun it was to be a first time home buyer? Well, I can tell you that to make a move up is just as fun and almost more exciting because your possibilities are usually more. It is finally official. The homebuyers' tax credit has been extended to April 30, 2010.

I am sure lots of area home-buyers have thought this was approved a couple of weeks ago, however the President just signed the Bill this afternoon. The original 1st time home-buyer credit was extended and there was a new provision inserted to allow for higher income and for home-buyers who would like to be move-up buyers to receive a credit of $6,500 with certain restrictions. This next week I will be posting more in-depth about this bill but wanted to give an update and some quick facts.

Home-buyers must sign a contract before April 30 and close by June 30.
Single buyers can now earn up to $125,000 and still get the full credit while a married couple can earn $225,000.
First-time buyers -- those who have not owned a home in the past three years -- still qualify for an $8,000 rebate.
Those who have owned and occupied a residence for at least five years out of the past eight can claim a $6,500 tax credit if they close on a purchase by the end of June.

During the month of October there were 10 homes that sold in Silverdale. These Silverdale homes actually had a transfer of home ownership. Contracts complete and Lender funds available the home buyer and seller signed all of their documents as escrow prepared the closing packages. Once all the I's were dotted and the T's crossed there where deeds recorded at the Kitsap County courthouse that transferred the property into the new home owner's name!

Not a bad time to purchase a home in Silverdale, Washington. In fact it is a great time if you are a 1st time home buyer and qualify for the $8,000 tax credit - CREDIT! NOT loan!

Rhonda Porter over on Facebook published the link to the CBS MoneyWatch.com site so I thought I would share the news. Of course we still need President Obama to sign the extension so contracts pending in escrow still need to be processed with the November 30th deadline until he signs it this week. This should take some pressure off a couple of escrows I have that are set to close by November 30th. With all of the days the county is closed and the Thanksgiving Holiday, November closings were getting a little stressful.

Remember to FALL BACK this Sunday - Daylight Saving Time - Fact or Fiction

It's that time of the year again; time to set our clocks back an hour, return to standard time, and "gain" an extra hour. That means this Sunday, November 1 at 2:00 am, Daylight Saving Time officially ends until its return on the second Sunday in March, 2010.

Do you know why over the last few years we have had all of this adjustment to the new Daylight Saving Time process? Remember the Energy Policy Act of 2005? The Energy Policy Act of 2005 set out a schedule to increase the Daylight Saving Time by four weeks in an attempt to save 10,000 barrels of oil each day.

This year was the longest and the last year of the change. I have tried to find some statistics on what the actual energy savings has been, if any as a result of the longer Daylight Saving Time schedule, but have only been able to get a "difficult to determine actual energy savings" from the Department of Energy. Hmmm - how surprising!

I am not a fan of Daylight Saving Time - never have been. So on Sunday remember to "FALL BACK". I am up in Anchorage, Alaska and this will make a huge difference. The sun isn't coming up until almost 10 am and now it will be down around 4 pm. Can't wait to get back to Bremerton in a week!

Bremerton Homes Sold | Real Estate Market Talk

I can get lost in stats. They aren't much fun and they really are boring to write about but they still fascinate me. I can spend hours doing different types of searches on the NWMLS (NorthWest Mulitple Listing Service) site that us agents use to track and compare homes in the area. I search by price, by square footage, by area and find it fascinating to compare years or areas.

In our area of Bremerton we have seen some huge changes in price over the last couple of years. Yes, Bremerton home owners have lost a significant amount of equity and in some circumstances we probably have neighbors that owe more on their home than what they can sell it for. Of course this is a cycle and as cycles go we haven't been hit as hard as other areas of the country. Some statisticians have said there will be areas of the housing market that will totally recover by 2014 and some not until 2034.

I think those areas that hit the ultimate highs will have a longer recovery period. In the Bremerton area we of course had some good years but remain an area that has solid employment and where home-ownership still was reachable by the younger generation. In some areas of King County a first-time home-buyer price was in the high $300,000's.

I have sold several homes to first-time home-buyers this year who qualified for the $8,000 first-time home-buyer tax credit.

According to the Puget Sound Business Journal on September 17th, the Internal Revenue Service reports that 26,000 residents of Washington state have taken advantage of the $8,000 first-time homebuyer’s credit offered by the federal government.

Q: How do I apply for a VA guaranteed loan?

A: You can apply for a VA loan with any mortgage lender that participates in the VA home loan program. At some point, you will need to get a Certificate of Eligibility from VA to prove to the lender that you are eligible for a VA loan.

Q: How do I get a Certificate of Eligibility?

A: Complete a VA Form 26-1880, Request for a Certificate of Eligibility: You can apply for a Certificate of Eligibility by submitting a completed VA Form 26-1880, Request For A Certificate of Eligibility For Home Loan Benefits, to the Winston-Salem Eligibility Center, along with proof of military service. In some cases it may be possible for VA to establish eligibility without your proof of service. However, to avoid any possible delays, it's best to provide such evidence.

Q: Can my lender get my Certificate of Eligibility for me?

A: Yes, it's called Web LGY. Most lenders have access to the Web LGY system. This Internet based application can establish eligibility and issue an online Certificate of Eligibility in a matter of seconds. Not all cases can be processed through Web LGY - only those for which VA has sufficient data in our records. However, veterans are encouraged to ask their lenders about this method of obtaining a certificate.

Q: What is acceptable proof of military service?

A: If you are still serving on regular active duty, you must include an original statement of service signed by, or by direction of, the adjutant, personnel officer, or commander of your unit or higher headquarters which identifies you and your social security number, and provides your date of entry on your current active duty period and the duration of any time lost.

If you were discharged from regular active duty after January 1, 1950, a copy of DD Form 214, Certificate of Release or Discharge From Active Duty should be included with your VA Form 26-1880. If you were discharged after October 1, 1979, DD Form 214 copy 4 should be included. A PHOTOCOPY OF DD214 WILL SUFFICE.....DO NOT SUBMIT AN ORIGINAL DOCUMENT.

If you are still serving on regular active duty, you must include an original statement of service signed by, or by direction of, the adjutant, personnel officer, or commander of your unit or higher headquarters which shows your date of entry on your current active duty period and the duration of any time lost.

If you were discharged from the Selected Reserves or the National Guard, you must include copies of adequate documentation of at least 6 years of honorable service. If you were discharged from the Army or Air Force National Guard, you may submit NGB Form 22, Report of Separation and Record of Service, or NGB Form 23, Retirement Points Accounting, or it's equivalent. If you were discharged from the Selected Reserve, you may submit a copy of your latest annual points statement and evidence of honorable service. Unfortunately, there is no single form used by the Reserves or National Guard similar to the DD Form 214. It is your responsibility to furnish adequate documentation of at least 6 years of honorable service.

If you are still serving in the Selected Reserves or the National Guard, you must include an original statement of service signed by, or by the direction of, the adjutant, personnel officer, or commander of your unit or higher headquarters showing the length of time that you have been a member of the Selected Reserves. Again, at least 6 years of honorable service must be documented.

Q: How can I obtain proof of military service?

A: Standard Form 180, Request Pertaining to Military Records, is used to apply for proof of military service regardless of whether you served on regular active duty or in the selected reserves. This request form is NOT processed by VA. Rather, Standard Form 180 is completed and mailed to the appropriate custodian of military service records. Instructions are provided on the reverse of the form to assist in determining the correct forwarding address.

Q: I have already obtained one VA loan. Can I get another one?

A: Yes, your eligibility is reusable depending on the circumstances. Normally, if you have paid off your prior VA loan and disposed of the property, you can have your used eligibility restored for additional use. Also, on a one-time only basis, you may have your eligibility restored if your prior VA loan has been paid in full but you still own the property. In either case, to obtain restoration of eligibility, the veteran must send a completed VA Form 26-1880 to our Winston-Salem Eligibility Center. To prevent delays in processing, it is also advisable to include evidence that the prior loan has been paid in full and, if applicable, the property disposed of. This evidence can be in the form of a paid-in-full statement from the former lender, or a copy of the HUD-1 settlement statement completed in connection with a sale of the property or refinance of the prior loan.

Q: I sold the property I obtained with my prior VA loan on an assumption. Can I get my eligibility restored to use for a new loan?

A: In this case the veteran's eligibility can be restored only if the qualified assumer is also an eligible veteran who is willing to substitute his or her available eligibility for that of the original veteran. Otherwise, the original veteran cannot have eligibility restored until the assumer has paid off the VA loan.

Q: My prior VA loan was assumed, the assumer defaulted on the loan, and VA paid a claim to the lender. VA said it wasn't my fault and waived the debt. Now I need a new VA loan but I am told that my used eligibility can not be restored. Why?

Or,

Q: My prior loan was foreclosed on, or I gave a deed in lieu of foreclosure, or the VA paid a compromise (partial) claim. Although I was released from liability on the loan and/or the debt was waived, I am told that I cannot have my used eligibility restored. Why?

A: In either case, although the veteran's debt was waived by VA, the Government still suffered a loss on the loan. The law does not permit the used portion of the veteran's eligibility to be restored until the loss has been repaid in full.

Q: Only a portion of my eligibility is available at this time because my prior loan has not been paid in full even though I don't own the property anymore. Can I still obtain a VA guaranteed home loan?

A: Yes, depending on the circumstances. If a veteran has already used a portion of his or her eligibility and the used portion cannot yet be restored, any partial remaining eligibility would be available for use. The veteran would have to discuss with a lender whether the remaining balance would be sufficient for the loan amount sought and whether any down payment would be required.

Q: Is the surviving spouse of a deceased veteran eligible for the home loan benefit?

A: The unmarried surviving spouse of a veteran who died on active duty or as the result of a service-connected disability is eligible for the home loan benefit. If you wish to make application for the home loan benefit as a surviving spouse, contact our Winston-Salem Eligibility Center. In addition, a surviving spouse who obtained a VA home loan with the veteran prior to his or her death (regardless of the cause of death), may obtain a VA guaranteed interest rate reduction refinance loan. For more information, contact our Winston-Salem Eligibility Center.

[NOTE: Also, a surviving spouse who remarries on or after attaining age 57, and on or after December 16, 2003, may be eligible for the home loan benefit. However, a surviving spouse who remarried before December 16, 2003, and on or after attaining age 57, must apply no later than December 15, 2004, to establish home loan eligibility. VA must deny applications from surviving spouses who remarried before December 16, 2003 that are received after December 15, 2004.]

Q: Are the children of a living or deceased veteran eligible for the home loan benefit?

A: No, the children of an eligible veteran are not eligible for the home loan benefit.

During the month of August there were 16 homes that sold in Silverdale. These Silverdale homes actually had a transfer of home ownership. Contracts complete and Lender funds available the home buyer and seller signed all of their documents as escrow prepared the closing packages. Once all the I's were dotted and the T's crossed there where deeds recorded at the Kitsap County courthouse that transferred the property into the new home owner's name!

Let's look at those 16 Silverdale homes that sold in August -

Average List Price

$285,872
$152 per sq ft

Average Sold Price (Prices continue to fall)

$277,062
$148 per sq ft

The average sq ft of these Silverdale homes was 1929 sq ft. These homes spent an average of 89 days on the market (DOM). DOM lower than previous month.

The list to sale ratio for these homes was 96.92 percent. What that meas is that buyers offered 96.92% of what the seller requested.

Extending the First Time Home Buyers Credit for Military Families

Via Cindy Jones-Northern Virginia Real Estate & Military Relocation Services (RE/MAX Allegiance #1 RE/MAX Company in the World):

The US House of Representatives overwhelming voted to extend the first time home buyers credit for an additional 12 months to anyone in the military who has served overseas for three months in 2009. In a vote of 416 to zero the bill now has to go the US Senate and the President for final approval.

This extension could give up to 350,000 military families currently deployed overseas unitl November 2010 to take advantage of the current tax credit. In addition the IRS "recapture" rules will be waived for any service member who is deployed and must sell or rent their home.

Known as the Service Members Home Owners Tax Act this bill also contains the provision to waive the income tax liability currently in the expanded Department of Defense Homeowners Assistance Program.

The next step for this bill (HR 3590) is for the Senate Finance Committee to review the bill and hopefully move it to a vote in the full Senate.

This seems to be one time that the US Congress, Senate and President should be able to agree. Extending the tax credit for our military is the right thing to do no matter what your political beliefs.

I can't believe I am still up! I had to catch the 0620 ferry from Bremerton to Seattle for RainCamp today and so I should be exhausted but I'm not. I have already went over my notes to make sure I have them in order. There was some amazing topics and ideas given out today. Brad, Bob and Benn did an outstanding job. Bremerton Attraction : Terrorist Blockade to PSNS Memorial Plaza

From terrorist blockade to PSNS Memorial Plaza.

After the September 11 attacks security for military installations around the country implemented new security measures, and bases in Kitsap County followed suit. The Navy proceeded to purchase land in downtown Bremerton adjacent to the Bremerton Puget Sound Naval Shipyard entrance for a security buffer. Instead of looking at some jersey barriers along the sidewalk the City of Bremerton had a vision that would lead to the creation of PSNS Memorial Plaza.

The now complete park prevents vehicles from driving into the shipyard fence and its gorgeous with lots of plantings, fountains, cut and polished boulders, a ship's bow and a history lesson!

The bow is from the Guided Missile Cruiser USS South Carolina.

The park is a history lesson of the shipyard. There are three sections, women workers of WWI near Burwell Street, in the middle World War II history and at the bottom the area honoring today's shipyard workers.

On Sunday I went down with my video camera to capture this unique and gorgeous Bremerton feature. I had been down a few weeks ago but hadn't carried my camera. Sunday was a gorgeous day and I really enjoyed my time there. While video taping a Navy Veteran stopped me to ask some questions. Lots of Navy Veterans visit Bremerton and the shipyard probably because they served here at one time in their career.

Bremerton Real Estate : 1941 Attic Video : Turn of the Century Home Buyers

One of the reasons I relocated to Bremerton WA was because of the history and early century architecture. I love older homes. Maybe it is because of one home I remember as a child that was in Puyallup. A true craftsman with a huge front porch and built in buffets, along with a really unique floor plan that included a kitchen breakfast nook and closets so large we made them into playhouses.

Anyway, the home we purchased here was built in 1941, it isn't a craftsman but a Cape Cod Bungalow. It has a steep roof with side gables, a small roof overhang and is 1 1/2 stories on a daylight basement. I have wide clapboard type T&G siding on the front and raked shingles on the other 3 sides. The appearance is symmetrical with the door in the center. A Cape Cod Bungalow is different than a Cape Cod Craftsman because of no dormers. I have all oak flooring on the main level which is about 1/2 inch think and gorgeous! I also just found several bundles of unused oak flooring in the attic. Enough to install it in the 3/4 bath in the basement!

The home had been occupied by the same person since 1946 and to my amazement hadn't had any remodeling done! Sometimes over the years older homes have had so many owners and so many DIY projects that they are just ruined! Mine was just left original until the owner had to be removed and some relatives decided to "flip it".

I was living in California and my husband was in Iraq when we bought the home. I had only been to the property once for about 15 minutes. I saw what I saw. Of course I had an inspection done and of course there are times that an inspector just can't possibly find it all. That is our story - he didn't find it all. But I have.

I have found that the fireplace was ruined by a wood stove insert. I just ordered a new insert to be installed along with a new liner and chimney chase.

I have found that some of the sill plate and rim joist had dry rot because of water damage probably by a gutter issue. We had a contractor out last week to fix those problems without having to jack the house up!

I have found that there was really no insulation in the attic. Back in the day they would put insulation in the floor joists and use the attic as additional whatever space. Our attic was converted to two large rooms and a sitting area. I turned one into a huge walk-in closet and one into the master bedroom. Those areas were insulated around them but the area above the main living area didn't have any insulation.

This past week I layed the insulation on one side and will video it when I am totally complete. Installing insulation in an attic is really easy. I have done it all myself - the entrance to the area is only 15" wide so it had to be me - haha!

Here is my video - have fun watching, my husband thinks I am crazy.

If you want to purchase a Craftsman or a Cape Cod in Bremerton you want to make sure you are working with an agent that knows about the product. I have fireplace inpectors, contractors and yardbirds (lumber yard associates) that are a part of my team. There is more than a home inpsection that needs to take place when purchasing these homes.

This is an investment but it also is our home.

Kitsap County Real Estate - Sellers Closing Costs - WHAT?

Market tough? Maybe. We do have several home owners in the Kitsap County area that may owe more than what they could sell their home for. I have taken several phone calls over the last couple of weeks asking about seller closing costs. SELLER CLOSING COSTS? Yes, sellers have closing costs. If you are a first time seller this might be news to you.

Of course you remember when you were a buyer that you had closing costs listed on your final closing statement. Not being able to see the sellers side of the closing statement you probably didn't realize what the seller was paying.

Here is a quick list of these items

Real Estate Commissions - for seller's agent and buyer's agent
Escrow Closing Fee ( you as a buyer paid 1/2 of this fee0
Title Insurance
Courier Fees
Reconveyance Fee
Recording Fees
and the huge chunk of change the local City/County/State want from you - its called Excise Tax 1.78% of the sells price of your property

Buyer's Agents :: Who are they?

When I first entered the real estate profession back in 1994 I was told that in order to survive in this business you must become a listing agent. You must go after the listing; a listing is like money in the bank. So that is what all of us newbie's did, we went after the listing. Then one day I was asked to help out at a new construction development, which really meant "we need a warm body" to sit an open house.

Being the new agent that I was I felt honored that they wanted me to sit the open house. I had so much fun interacting with potential buyers that buyers became my new obsession.

I (gasp) became a buyer's agent! Sure I still listed homes and was successful at it but buyers were my passion, my obsession, my addiction. It was like being on a scavenger hunt or a treasure hunt when working with buyers. We "hung out" on the weekends or on weekday evenings, hung out getting our fix of homes on the market.

You don't spend that much time with sellers - buyers get to become part of your family. They know you and you know them. You know they like lemonade in their coke, you know they don't want pickles on a sandwich, you chat about neighborhoods and schools.

Buyers are fun!

In the State of Washington real estate professionals are bound by "The Law of Real Estate Agency". Please see section five ::

"Duties of a Buyer's Agent." Prescribes the additional duties of a licensee representing the buyer or tenant only.

DUTIES OF A BUYER'S AGENT.

(1) Unless additional duties are agreed to in writing

signed by a buyer's agent, the duties of a buyer's agent

are limited to those set forth in section 3 of this act

and the following, which may not be waived except

as expressly set forth in (e) of this subsection:

(a) To be loyal to the buyer by taking no action

that is adverse or detrimental to the buyer's interest

in a transaction;

(b) To timely disclose to the buyer any conflicts of

interest;

matters relating to the transaction that are beyond

the agent's expertise;

(d) Not to disclose any confidential information

from or about the buyer, except under subpoena

or court order, even after termination of the agency

relationship; and

(e) Unless otherwise agreed to in writing after the

buyer's agent has complied with section 3(1)(f) of

this act, to make a good faith and continuous effort

to find a property for the buyer; except that a

buyer's agent is not obligated to:

(i) seek additional properties to purchase while

the buyer is a party to an existing contract to

purchase; or

(ii) show properties as to which there is no

written agreement to pay compensation to the

buyer's agent.

(2) (a) The showing of property in which a buyer is

interested to other prospective buyers by a buyer's

agent does not in and of itself breach the duty of

loyalty to the buyer or create a conflict of interest.

(b) The representation of more than one buyer by

different licensees affiliated with the same broker

in competing transactions involving the same

property does not in and of itself breach the duty of

loyalty to the buyers or create a conflict of interest.

In the current market buyers are gold! All those real estate agents that wouldn't work with buyers before sure are working with them now. The reason is it's a BUYER'S MARKET here in Kitsap County! You the buyer, the person in the driver's seat want to make sure you are working with a Buyer's Agent that is looking our for your best interest.

I want my buyers to be my best piece of marketing so I make sure that it is all about them - the buyer! What better marketing plan can you have then lots and lots of buyers running around town telling all their friends about "their Buyer's Agent"!

My buyers are my friends, they are my neighbors, they are my neighbor's friends and family and all receive total quality service from me.

Bangor Submarine Base : Naval Base Kitsap : Use Your VA Guaranteed Home Loan for ZERO DOWN

I am sure you have heard all the doom and gloom from a million different news reports concerning the lending industry mess, how several loan programs once available are no longer, how zero down loan programs are almost non-existent and how hard it is right now if you have little to zero money available for a down payment.

But wait; are you a military member or a veteran? If you are the news isn't as bad. With your VA Guaranteed Home Loan benefit you can still obtain a loan with no down payment and a fixed interest rate that is as good as or better than a conventional mortgage rate. This is the time for a VA Loan! What a great benefit to those of you that have served our country!

I want to make sure you understand what a VA Guaranteed Home Loan is. There are still several myths out there about VA Loans and there are still some real estate professionals that don't understand how it could be the best loan for military members and veterans.

What is a VA Guaranteed Home Loan?

Many have the misconception that the military is the organization loaning the money. No they are not. Your VA Guaranteed Home Loan will be made by a private lender, such as your bank or a mortgage company of your choosing that has VA lending approval. The guaranty means the lender is protected if you fail to repay the loan. This is also why you will not have to pay private mortgage insurance (PMI) for a zero down loan (if you could find one). Normally a lender would require a down payment and/or PMI to obtain a loan, since the VA Home Loan has a guaranty which replaces these you will be able to obtain your loan without, but with the same financial terms as if you had made a down payment. The risk is removed for the lender when the VA gives them that guaranty.

Of course you still must meet income and debt requirements, your credit reports will be used and if there are items in your history that are derogatory you can be denied a loan even though you have your Certificate of Eligibility. The VA cannot demand a lender make a loan to you that would violate their lending practices. Lenders also must comply with the VA rules and policies when it comes to income and credit standards. Just having the benefit is not enough, you must be credit worthy.

If a lender is unwilling to approve you for a loan the only thing the VA can do is suggest that you try other lenders.

It could just be the perfect time for you to purchase a home with your VA benefits. Where else can a person get a 100% home loan these days?!

Like the title? Got your attention? Good! Of course I am sure most of you here are not the agent I am talking about. I know that the population of our ActiveRain network is more professional than most. So, what has me riled?

I have always thought myself as being a very ethical agent. I have always worked well with others and I do believe that this is a professional business, but lately I am just not so sure I am going to be taking the side of real estate agents. I think I am going to take the buyer's side - and that would be, or could be YOUR buyer.

"How the heck are you going to do that!?", you ask.

Let's see, first off if you don't have a buyer brokerage agreement with "your" buyers and they call me I am going to help them.
After a few qualifying questions I am going to "solicit" YOUR buyers! Yes, I am.

Do you want to know why? I will tell you.

I am tired of buyers floundering around not knowing what the buying process is.
I am tired of buyers not being counseled on the buying process.
I am tired of YOU not doing your job!

So please if you don't want me to grab your buyers and sell them the home of their dreams - DO YOUR JOB!

Ok, if you are an agent that meets with prospective buyers to present the buying process you have nothing to worry about.

But if you are an agent who gets a referral from your lender, a past client or your Mom and just speaks to the prospect on the phone a couple of times I would be careful.

If you don't take the time to educate these precious people on the process then you are damn straight your buyers might become mine. I can almost bet my commission check that you don't have any "legal" relationship because of your lack of motivation.

I market aggressively online and I have buyers call me all the time. Up until now I have let those buyers go that have an agent, in fact I usually explain the buying process to them and have them call their agent. I haven't tried to "steal" them lately, but after three calls in two days from buyers that were so confused and had no idea what they were to do or what their agent was to do for them -

I am going to do what I do and sell them a home!

Finally, we hit the news. Below is the video from KCPQ and under that is the article I wrote in June when the report was released.

I love Google Alerts! It is amazing what you can find out by setting up your key phrases targeted to your market area. This evening this US News & World Report article came through. This is an exciting piece of news. Of course it doesn't surprise me, we are an unique area.

We are insulated somewhat from the tough economic times because of the huge military presence. We have two large Navy bases here - Naval Base Kitsap Bremerton and Naval Base Kitsap Bangor, along with Puget Sound Naval Shipyard (PSNS) and Naval Hospital Bremerton. These are steady paychecks that help our local economy. Read the article for more facts on our local economy and real estate market. I love blogging.

You may have noticed before, but it's a fact, I love to blog about real estate. It's good for my business, but I actually find it enjoyable too. In that vein, I would like to make it to this year's Blogworld and New Media Expo (including REBlogworld). Of course, these things cost money and there are expenses...blah blah blah. However, Alltop is sponsoring a contest to allow 3 lucky winners to attend this year's event.

I entered, but I need your help. First of all, I misread a rule, which has seriously put me behind the curve. I thought I was doing okay, but realized that the rule was rather specific and I needed to get moving - so I turn to you, the ActiveRain community for help.

Port Orchard WA Real Estate | August Homes Sold | Homes Sold in Port Orchard WA 2009

During the month of August there were 77 homes that sold in Port Orchard. (up from 68 in July) These Port Orchard homes actually had a transfer of home ownership. Contracts complete and Lender funds available the home buyer and seller signed all of their documents as escrow prepared the closing packages. Once all the I's were dotted and the T's crossed there where deeds recorded at the Kitsap County courthouse that transferred the property into the new home owner's name!

Let's look at those 77 Port Orchard homes -

Average List Price

$251,824
$140 per sq ft

Average Sold Price

$250,568
$139 per sq ft

The average sq ft of these 77 Port Orchard homes was 1798 sq ft. These homes spent an average of 150 days on the market (DOM).

The list to sale ratio for these homes was 99.50 percent. What that meas is that buyers offered 99.50% of what the seller requested.
