The Kitsap County home for sale inventory is down 25.4% from the same time in 2008.  That is the largest drop in inventory in the Puget Sound area.  So, with inventory down is it still a buyer's market? 
What is a buyer's market?
A very simple way to explain the definition of a buyer’s market is a simple statement such as, a market which has more sellers than buyers. Low prices result from this excess of supply over demand.
So how does the real estate profession calculate statistics to arrive at the conclusion there is more supply than demand ?

Market tough? Maybe. We do have several home owners in the Kitsap County area that may owe more than what they could sell their home for.  I have taken several phone calls over the last couple of weeks asking about seller closing costs. SELLER CLOSING COSTS?  Yes, sellers have closing costs.  If you are a first time seller this might be news to you. 
Of course you remember when you were a buyer that you had closing costs listed on your final closing statement.  Not being able to see the sellers side of the closing statement you probably didn't realize what … (0 comments)

Kitsap County Real Estate Absorption Rate.  I have been thinking about absorption rates lately with all the talk of how the area housing market is improving.  The NWMLS (Northwest Multiple Listing Service) releases data every few weeks and of course monthly market data reports.  If you want to read more from the NWMLS you can bookmark the site that the public has access to.  Northwest REporter.

kitsap county market data: Kitsap County Real Estate Market Data - FYI - 03/03/09 11:28 PM
Here are some February Market stats.  I was just wondering what happened in February because I was so busy.  I really love the pendings for the areas. We should be posting an increase in sales for March with this many February pendings.  We still have a ton of housing inventory.  At the current pace if not one more house came on the market it would take Kitsap County 14.72 months to have every home sold.  Of course that is just a "snapshot" for "trend" purpose.  Yes, we are still in a buyer's market, but the days on market or market time … (2 comments)
