Party...Not Offer Like It's 1999 - 02/28/11 09:38 AM
Many people like to party like it 1999. However, some Buyers are also trying to Offer like it 1999. Back in 99', a buyer with no down payment could Offer above asking and request up to 6% in concessions. The concessions would go towards closing costs and down payments. This mark-up strategy was based on easy mortgage money and almost unrestrained appraisals. 2011 is a MUCH different market. However, I am still receiving offers that are straight out of 1999. Last week one of my listings received multiple offers, and I advised my Seller to reject an offer that was (6 comments)

New Every Spring - 02/16/11 09:42 PM
The calendar still says that it is winter. But, we are experiencing a warm up and a bit of a thaw which is much appreciated this time of year. This winter has seemed longer and colder then most and the break in the cold is always a spark of hope that Winter end is within sight. But, the thing that warms my soul the most, is the announcement that Spring Training has started. I love baseball. I love the history of baseball. The simplicity of baseball. The athleticism of baseball. The traditions of baseball.
One of the timeless traditions of baseball is (2 comments)
OK.. I know this is a Buyers Market, but this does not mean that Sellers need to be abused! If you make an appointment, please keep it or call ahead to cancel it. If you open a door, please close it. Especially to the unheated garage. My sellers do not like to come home to a furnace that has been running for 4 hours heating the garage. If you turn on a light, please turn it off. If your shoes are covered with snow and salt, please take them off. Please give feedback. We really care what you thought. (3 comments)

This Is What We Do! - 02/06/11 10:55 PM
My vote for the best Superbowl commercial is the Chrysler, "Imported from Detroit" commercial. While the background shots were definitely selective casting a positive scene of The "D", the commercial captured the heart and soul of The Motor City. (1 comments)

As if Landlords didn't have enough paperwork already, the I.R.S. has increased Landlords responsibilities in 2011. All payments to contractors that are more than $600 will require the Landlord to file a 1099. So, if you are a Landlord and you pay a plumber, landscaper, painter, handyman this year you better make sure you 1099 that person or company by January 31, 2012. This law applies to both residential and commercial properties, whether you are a full-time manager of just own one unit.
