Anthem at Merrill Ranch YTD Sales on the Rise

Resale home statistics show an improving real estate market in Anthem at Merrill Ranch. As of 3/11/13, there are 5 homes pending sale in Sun City Anthem and 15 pending sale in Parkside. There are currently 31 homes for sale in Sun City and 33 in Parkside. With the lowest price home for sale in Sun City being $155,000 and $118,000 in Parkside, these results show great improvement from 2012.

Anthem at Merrill Ranch Average Sales Prices

Year to date, 8 homes have sold in Sun City and 19 have sold in Parkside. Average sold price in Sun City is $196,675 and in Parkside is $159,616.

2013 Sun City Pulte Update = Good for Resale!

Sales representatives of Pulte state that as of 3/15/13, the Sun City model park will close. They will no longer offer the old floor plans and only offer the new plans. As of 3/11/13, the builder reps state there are only a few lots available for old plans. They will finish out Unit 18 (Expedition) with new floor plans, stating it is 50% sold out. Unit 20 (Overture) & Unit 40 (Coventry) are being completed with spec homes.

Anthem at Merrill Ranch Market Update

We are getting close to the end of the year and so far sales statistics in Anthem at Merrill Ranch are looking good. Of course the holidays are typically slow with people enjoying time with their families. But once we hit 1/1/13, the flood gates will open and buyers will be visiting!

PARKSIDE: There are currently 29 homes for resale in Parkside. Of those homes, There are 16 homes pending sale and 7 of those homes are short sales pending lender review and approval of the sale. Year to date, 64 homes have sold in Parkside.

SUN CITY: There are currently 29 homes for resale. There is 1 home pending sale. Year to date 28 homes have sold.

Builder Inventory: The builder has 12 homes in inventory in Sun City with prices ranging from $163,990 to $304,990. In Parkside, the builder has 8 homes in inventory ranging from $162,992 to $197,729.
