In today's market it is rare to get a home that is not a short sales or bank owed. However I had the greatest opportunity in a long time to actually list a home that was not abandoned, gutted out and a danger to be in. The customer was a family needing to move to a larger home because they just had their 3rd child and the house was just too small.
It was in the Wedgefield/E. Orlando area and we looked at the market and priced it so it would compete with the short sales and bank owned in the community. We listed it on a Saturday late morning and by 7pm that evening we had 2 full price offers on it. See buyers are tired of looking at homes that need tons of work that when they see a home in good condition and they are able to negotiate a deal immediately they are now jumping at the chance.
Now I have a deal where both the buyer and seller are very happy with the outcome. When was the last time that happened to any of us? Now a days the buyer is frustrated with the whole short sale, preforeclosure, foreclosure process and the sellers are so disgusted they just walk away.
Well just to have one good deal where everyone is happy is a refreshing change and I thought I'd share it to let you know how a seller who is not in a short sale situation can get their home sold in today's market in a reasonable time frame.
