The Sky Is Not Falling In Cape May County, New Jersey

The newspapers are full of doom and gloom with stories about the real estate market. They make generalizations about foreclosures, prices dropping, the bottom hasn't hit yet and so on. It would be nice if just once they mentioned all the good things that are happening. My husband, Douglas, and I own Jewell Real Estate Agency with offices in Wildwood Crest and Swainton. Good things are in store for the South Jersey Shore area. Douglas is the writer in the family and in the following paragraghs he highlights many of the positive things Cape May County and Atlantic County have to look forward to.

Having been a mathematics major in college, I'm understandably enamored with numbers. Talk is talk, but numbers give substance. There's nothing like good, hard numbers to bring a topic into focus, to cut down on speculation and misleading conclusions.

Let's see if the demographics support that the real estate market in Cape May County will see another boom. Not just a rebound, which is already happening, but a boom! It's an interesting prospect, one that many insiders like myself support and others just can't fathom.

The state of New Jersey has a population of 8.724 million people. The median age is 38.2 years, with 12.9 percent of folks 65 or older. The median household income is $64,470 and the homeownership rate is 67.3 percent, meaning two-thirds live in a home they own. Of adults, 33.4% have a college Bachelor's degree, and 12.4% have even higher degrees.

What this all means is that New Jerseyans, on the whole, are pretty well off. The median household income in the entire country is $48,451, so we're a third higher. New Jersey has the highest percentage of millionaires in the USA. Throw in metropolitan Philadelphia and suburban New York City, and there's a lot of affluence in our region. All this fuels the second home market, which comprises half of all properties in Cape May County.

Experts keep tossing out that 40,000 new employees will be needed in the Atlantic, Cape May, Cumberland county region. Most of this is centered on Atlantic City, whose 11 casinos already employ 40,788 people. Several casino expansions are in the works, with at least three new casinos slated.

MGM Mirage will be breaking ground within a year on its $5 billion megaresort, located on 72 acres next to the Borgata. This largest resort in AC, scheduled to open in 2012, will feature 50 stories, 3,000 hotel rooms, a 7,500 seat concert arena, and a half million square feet of space for retail, restaurants, and entertainment. Revel Entertainment has already broken ground on a $2 billion casino complex, located on the strip next to the Showboat, slated to open in 2010. Pinnacle Entertainment, which tore down the aging Sands Casino last October, should have their new $1.5 billion casino in operation by 2012.

With 128-acre Bader Field going out to bid in the next year, the possibility of another mega-casino, or up to four smaller casinos, will add to the need for new employees. So where will all these new employees live? Rounded off, the current yearround populations of the three counties are Atlantic 250,000, Cumberland 150,000, and Cape May 100,000.

Let's suppose that keeping with the statistics, two-thirds of the 40,000, or 26,680 will purchase their own home. Forget the island communities, where summer folks have driven up prices. I'm talking about Longport, Ventnor, Margate, Ocean City, Sea Isle, Avalon, Stone Harbor, Cape May, etc - places where a single family home would be prohibitively expensive for a working family employed by casinos, retail, or restaurants.

That leaves the mainland towns. Arguably, Egg Harbor, Galloway and Hamilton townships, all Atlantic County towns situated in the Pinelands "growth zone", would pick up the brunt of the new residents. But many families will look to live a little farther from the hustle and bustle of the AC area.

Cape May County, just a 20-35 mile commute, fits the bill. The mainland communities - Lower, Middle, Dennis, and Upper townships, plus Woodbine - currently have 822 single family homes listed for sale. With the number of housing developments already approved in those towns doubling the number, that's about 1,600 available homes. An influx of 40,000 people over the next half dozen years or so will surely result in most of those homes being snapped up.

In the world of supply and demand, especially in real estate, this demand will create more building and higher prices on the mainland. Doesn't that add up?

Throw in the seven 20+ story hotel/resort projects on the books in Wildwood now awaiting NJDEP approval, and a couple big resorts upcoming in North Wildwood and Diamond Beach, and you have the recipe for another real estate boom. Numbers don't lie.

Stop and Smell The Roses

My husband, Douglas, has spent the last few days at our recently built cabin in West Virginia. He's in the process of getting our property ready for the delivery of a garage. Our idea was to have a place to getaway and relax. I'm the type of person who loves her work. I spend 6 days a week at the Wildwood Crest office and usually end up doing real estate business on Wednesday, my day off. Douglas divides his time between our 2 offices, his landscaping business and working on our property at home. He has made our home a paradise. We only have 3/4 of an acre but every inch is something special.

Douglas spent 8 years designing a waterfall we would one day have. That dream finally came true 2 years ago when he started the final construction of the waterfall. With the help of 3 fantastic people they created a 17 foot high by 64 foot around masterpiece. It just takes your breath away. We also have a green house and 12 raised vegetable beds along with other buildings and gardens. Anyway, Douglas felt the only way to get me to really relax was to have a second home and schedule time away. It's amazing that the world doesn't come to an end when I'm not there.

In his blog below, I'm reminded of why we bought our property in West Virginia and that we all need to stop and smell the roses.

It's my next to last day at our log cabin in Green Bank, West Virginia. Tomorrow evening I'll be heading back to New Jersey, so after as full day today of cutting downed trees into firewood length pieces, I headed out about 3:45 to run some errands.

After a stop at the bank to refresh my funds, I headed north on Route 92. Less than a mile beyond the bank, I spotted a bald eagle sitting in the very top of a 60-foot dead tree. He had a panoramic view of the fields to his west and the river to his east. No mouse or vole or squirrel would sneak past him.

I was struck by how regal he looked, and his posture took on a sense that he may just know how important he is. Could it be? Does a bald eagle know that he is revered by Americans? Am I forcing my perception?

I slowed down and watched him as I passed by at 30 mph. Maybe it was my imagination, but it seemed as though he was watching me, too. Staring, even. Had my powerful feeling of awe been exposed to him? He was looking down at me from top of that the big tree, but was he looking down at me, figuratively? Did he know he was regarded as great? I had no answers, just questions.

I proceeded to take care of the rest of my chores, my thoughts never too far from the image of his white head and brown body with pumped up chest. It wasn't the first bald eagle I'd ever seen, but the feeling that he was checking me out as much as I was him left me spellbound.

Near dusk, I headed back south on Route 92 toward Green Bank. The deer were in almost every large field getting their last nibbles of brown, dormant grass before nightfall. The 12 mile drive found me counting 77 deer. They were unperturbed by passing cars. Perhaps they knew that hunting season had passed, and they were safe until the following autumn. Maybe it was safety in numbers. Maybe hunger outweighed fear.

When I passed the field where the bald eagle had held court, I was transfixed on the top of that dead tree. The bald eagle was gone, as I expected, but his ghostly aura remained in my mind. I will never look at that tree the same way, again. He'll always be in it.

I turned off Route 92 for the final 2.5 miles up a small, winding, paved road to our cabin. The cattle, often sharing their fields with the peaceful deer, were also getting their last mouthfuls of grass. I spotted a young white calf suckling the nipples of its brown mother. I flashed back to my days as a dairy farmer. The calves had such a unique and pleasing aroma, maybe even the odor of innocence.

I thought of their sweet milk breath. It was much like a baby's breath and smells. It's so sweet - that's the only way to describe it. When I smell that, I just want to hold the calf or baby and give them hugs and kisses.

The stately bald eagle, the aloof deer, and the sweet calf combined to leave me with one feeling - tranquility. Feeling whole and wholesome and connected to the cycle of nature. Isn't life grand?!

Looking In The Mirror of Cape May County

The following is a blog from the real estate website I have with my husband, Douglas. We've named our blog "Mountain Man and City Girl". Douglas is the adventurer, and I'm the city girl from Philadelphia. Together we run Jewell Real Estate Agency. We have 2 offices. One in Wildwood Crest and one off the island in Swainton.

We fell in love with West Virginia when we were there on vacation at Sweet Thyme Inn, a vegetarian bed and breakfast. We purchased 19 acres and built a log cabin. It's interesting how you can come from different areas and hear almost the exact sentiments from the locals.

I'm currently at our vacation home in Green Bank, West Virginia, a recently built custom log cabin located at 2,700 feet elevation. The county we're located in, Pocahontas County, has a yearround population of 9,000. In area, it is three and a half times larger than Cape May County.

Standing in my driveway, I was talking to a local guy this morning. He's about 50 years old, and drives a school bus in the morning and afternoon, and in between shuffling kids he drives a dump truck for a gravel pit company. He was delivering gravel to me, as he has twice in the past year. We always take the time to stop and chat.

The topic turned to New Jersey. "I live in Cape May County, which is at the southernmost tip of the state," I said. "We have 100,000 yearround residents, but on any given day in the summer there are 750,000 people in the county." He seemed to be digesting the information. "We're at the shore and we have no industry," I continued. "Tourism is our only industry."

That touched a nerve, much to my surprise. "I hate tourism," he said. "It's ruined our county. I feel strongly about that." I shrugged, leaving him room to continue. "They've driven up the prices. You can't afford land here anymore. Our kids just don't have a chance to buy a home here."

Aha! Didn't that sound familiar. I've heard the same rant from locals in Cape May County. The two counties are similar in demographics, if not in size. Each has 50% yearround homes and 50% second homes. We, of course, have the shore. Pocahontas has Snowshoe Ski Resort, called "the most popular ski resort in the south".

That has fueled a profusion of condominiums and townhomes atop the mountain, in addition to large single family homes at the base of the mountain. Then there's the non-skiers, like City Girl and myself, who enjoy the mountains and beautiful spring, summer, and autumn weather. A summer heat wave in Pocahontas is 83 degrees. It has the headwaters of eight rivers, the most of any county in the entire United States, earning it the name "The Birthplace of Rivers". It also has the distinction of being the county with the highest average elevation east of the Mississippi River. As you can see, it has a lot going for it.

"My kids both had to move away to get decent jobs," he continued. "There's nothing here for them." I stepped in. "It's the same in Cape May County," I added. "Our kids all leave, too. There's not enough high paying jobs. Plus, the kids want action, so they move to metropolitan Philadelphia or New York. It's too boring for them where we live."

He didn't bite on that one. He wasn't going to admit that the twenty-something kids from Pocahontas want to live near restaurants, malls, theaters, and such. In Pocahontas, you can barely find a pizza place after 7:00pm. He grew up here in Pocahontas, and wasn't about to accept that there was nothing to do for today's young, independent adults.

It was time to bring the conversation full circle. "You know what?", I asked, not expecting an answer. "When our kids get to be 40 or 45 years old, a lot of them will move back. They'll find out that the things you and I enjoy are worth coming back for. The simple pleasures."

He nodded, and we parted. We were both content in the feeling that where we live - Pocahontas for him and Cape May County for me - was the cream of the crop, life at its best. Maybe that's why tourists love it so much?!

Well, it's that time of year again when the holidays are over and thoughts are turning to the Summer. Our new Convention Center has been increasingly adding new venues for us to enjoy. One of my favorites is the 50's Concert in October. Last year's concert was the best so far. Bobby Rydell was outstanding along with Little Anthony and the Imperials.

Now it's time to think about the Sensational '60s Weekend and Concert which is April 25-27. The show features The Temptations featuring the Dennis Edwards Revue, The Miracles and The Family Stone. I love New Year's Day. It's a time to reflect on the past and have new beginnings. My husband and I don't party on New Year's Eve. Instead, we visit my Aunt Yolanda in South Philly on New Year's Day and spend time with the family. It brings back childhood memories of visiting my grandmother on New Year's Day. Every year, my father, mother, sister and myself would make the trip to Board Street to watch the Mummer's Parade and when we were cold and hungry, head for my grandmother's house. There we'd feast on all kinds of food and hot soup. Most of the family would be there. Probably around 35 people. My mother and father both came from large Italian families. I have around 100 cousins. Of course, times have changed and everyone has their own life to live. Last year, my husband and I were all set to watch the parade before visiting my aunt. However, the parade was cancelled due to rain. We'll see what today brings. The Parade has been postponed until noon because of early morning rain. Not sure yet if we're going to watch the parade in person or just relax with the family and watch it on TV. We'll see.

I have much to be grateful for. I have a wonderful husband, great kids, beautiful grandchildren and my health. I had breast cancer 3 1/2 years ago and am completely recovered. I changed my lifestyle and my diet. But that's another story.

I wish everyone a happy, healthy and prosperous New Year.

WINTER WONDERLAND

The Jersey shore has so many mild days in the winter that in some ways it can be called a "winter wonderland". Okay, it's not the snowy kind of wonderland. But it's so nice to ride bikes, walk on the beach or boardwalk, bird watch, or stroll through the woods. We don't experience prolonged cold spells, so you can usually get outside on a regular basis.

Enjoy the mild winter here. Before you know it, the birds and buds of spring will return.

CRISIS OF CONFIDENCE

It was President Jimmy Carter who labeled the hard economic times of the late 1970's as "a crisis of confidence". Perhaps our present mortgage/housing market is also suffering from a crisis of confidence.

The media has made the mortgage and real estate sectors a popular whipping boy. Nearly everyday we hear more negative news, more bad statistics and numbers. But if you sift through the rubble, you can find plenty of positives.

Let's start with foreclosures. The national average for foreclosures in October, 2007 was one in every 555 households. In New Jersey, it's one in every 711 households. That's down from the previous October, and September was down 6% from the previous September. In contrast, Nevada (with it's "can NOT lose" Las Vegas market) has one foreclosure in every 154 households.

So as far as foreclosures are concerned, New Jersey is in pretty good shape. Only six other states share the distinction of having less foreclosures now than a year ago.

Locally, the foreclosure rate is even lower than New Jersey as a whole. A lot of that can be attributed to the fact that we are a second home market. Of approximately 94,000 residences in Cape May County, half are second homes and half are primary residences. The second home market attracts a more affluent, financially sound clientele. They are better able to weather the storm when money gets tighter.

Interest rates are a good motivation to buy. Area lenders are now offering a 30 year fixed at 5.875% with no points. Not bad. The only difference now from previously during the boom is that mortgage companies are scrutinizing financial qualifications more. But if you have good credit, a loan application is still just a formality.

Home prices are still low. While real estate prices have dropped every month during 2007 on a nationwide basis, locally it's a different story. Prices in our area, which includes Cape May, Atlantic, and Cumberland counties, increased 17% this year. That should be an indication that our real estate market hit bottom in 2006 and is now in a recovery mode.

A fairly new phenomenon hasn't affected our market yet, but it may. The weak dollar is enticing foreign investors to look to the United States. A $50,000 down payment on a home that took 37,920 euros at the beginning of 2007, now is around 34,000 euros. That's a substantial difference. We'll see if our proximity to New York and Philadelphia brings those foreign buyers.

While home sale totals in 2007 are the lowest since 2002, the country will still see 7 million homes sold in 2007. That's a LOT of homes. In Cape May County, weekly real estate sales were about $40 million in the autumn of 2007. In the winter they'll run around $30 million per week. Those are serious numbers.

Let's hope that the folks will step back, take a deep breath, and realize that the sky isn't falling. The real estate market, which is the engine that drives the country, will survive. It is on a path to once again be the investment of choice - the one that pays the biggest rewards. Have confidence!

ROAD WORK

Winter is a time when the shore area sees the most road construction. You may have noticed that North Wildwood has a bunch of east/west streets torn up. They are replacing old sewer lines - many terra cotta and 50 years old - under 15 streets and expect to have the roads ready for summer. The cost is $4 million. They are already scheduling repairs on 10 more streets next year.

Wildwood is upgrading Pacific Avenue between Burk and Spencer avenues. New curbs, sidewalks, gutters, street signs and lights will hopefully draw new businesses to the once bustling commerce center.

The Garden State Parkway has been doing work on the left turns at the traffic lights at Exits 9, 10, and 11. It has funneled traffic from three lanes to just one lane on selected days in the late fall, but it should make a difference.

GARDEN STATE PARKWAY PLANS

The New Jersey Turnpike Authority unveiled its plans for eliminating the three traffic lights just mentioned. At a cost of about $90 million, the parkway will be elevated where the three exits now exist, and diamond shaped on-off ramps will be added with access in all directions. The plans have not been finalized and construction isn't slated to begin until 2010. They also haven't decided whether to do all three intersections at once, or do the project in phases.

The plan isn't without its critics. The plan calls for closing the southbound lane only exit at Mechanic Street in Cape May Court House. This exit heads a lot of vehicles into the heart of downtown without further clogging Stone Harbor Boulevard (Exit 10). It will also negatively impact several business, the most prominent being the Hy-Land Motor Inn. Closing this small exit makes no sense.

The county Chamber of Commerce building at Crest Haven Road (Exit 11) will also suffer. They fear that the elevated road will cut into visibility for people seeking out their Visitor Center.

We'll see how the planning process pans out. It'll be 2012 before we see the roadway project completed and the detested traffic lights put to rest.

WASHINGTON MALL

The Washington Street Mall in Cape May is getting a facelift and work is underway. The trees were removed first, leaving a quick visual impact. Now the concrete, brick, and asphalt surfaces are being removed. After sewer lines, catch basins, and underground utilities are installed, concrete will be poured in front of each business. Then pavers will be laid, followed by pergolas and fountains installed. Finally, in April, trees will be replanted and the new look will be unveiled.

BOARDWALKS STILL OPEN

If you thought that the boardwalks in Wildwood, North Wildwood, Cape May, and Ocean City close up for the winter, you're in for a surprise. Several stores are open year-round on all four of the boardwalks. Others will re-opening on President's Weekend - this year February 16-18 - with things getting back into full swing by Easter Weekend (March 21-23).
