But all real estate is local and the word on the street here is prices will drop another 7 to 11% but please don't let this stop you from buying because once we hit bottom the prices will take a biunce up and with interest rates being at an all time low the money you save on price you may lose if interest go up even a 1/4 %.

Buy a house to pay for college in Gulf Breeze and Pace Florida. We call them Kiddie Kondos but whatever, they are a great tool to not only help families with the cost of college but can help set the student up for life. As an example we sold a family from Michigan a 3 bedroom 2 bath home here, payments were 800 a month, the student rented the rooms out for 600 a piece, paid utilities hisself and after 4 years sold the unit for 6k more that they paid for it. It’s a Buyers’ Market for Real Estate Investors, too in Gulf Breeze and Pace Florida as well. We have investors buying at 40 to 50% or better on the homes we are picking for them. Although I am advising to hold as rentals I am seeing a few flippers as well. I just sold one for 13k was asking 22k but we did 10k in repairs and sold for 62,5 cash and of course we want our investors to become millionaires so we want to buy right.

I explain to buyers all the time that buying the biggest and baddest is not the way to go either. The smaller the buyer pool the harder a home is to sell and to the ones that think they will never move again WRONG you will or someone will sell that home eventually. It is not the lunches, it is the schools not letting the kids have enough time to play and be kids. Then when they get home they sit in there rooms and do no excercising. Kids are expected to grow up way too fast and they get stuffed with more and more at a younger and younger age. We started school at the age of 8 now it is 5.
