EDIT YOUR TITLES - or EAT CROW! - 07/27/11 08:26 AM
EDIT YOUR TITLES - or EAT CROW!
Take a look at a few of the words misused in the title of some posts that I have noticed
Byers - meant to write Buyers
Borker - meant to write Broker
Weather -- meant to write Whether
Oppurtunity - meant to write Opportunity
Their - meant to write There
Based on the subject of the posts and their intent, some bloggers seem to have a problem with word usage or like me, their mind is faster than their fingers.
Using the Spell Check Function on ActiveRain, DOES NOT SPELL CHECK YOUR TITLE.
Remember your audience. … (9 comments)

MERCHANDISING MATTERS! - 07/26/11 02:59 PM
MERCHANDISING MATTERS!
It's Saturday morning and you plan to purchase a second vehicle.  At the dealer, you find only two cars for sale - both the same year, make and model.  Both bear the same price - $26,000.  They look identical until you inspect them.
The first is "good transporation" at best.  It shows neglect, nicks and scratches.  The windows are smudged, the tires worn and the antenna is missing.  It starts grudgingly on the second try.  Books & papers litter the back seat.  After an abbreviated inspection, yo uturn your attention to the second car.
The spotless windows and gleaming … (4 comments)

Perceived edification or Truth? - 07/21/11 09:45 PM
Perceived edification or Truth?
I hate to think of myself as living in the dark ages.  I use amazing marketing programs to capture buyer leads, I am endorsed by Glenn Beck and am the only agent in Central PA that uses radio advertising, I scan & fax and use my phone for emails & text. . . I thought I was pretty much ahead of my time for one of the agents that would be considered by most of the up and coming young agents - arcahic!  Then I received a contract from an agent on the “West” Shore that used DocuSign.  … (6 comments)

Listing Calls and the home is still listed? - 07/19/11 09:45 AM
Listing Calls and the home is still listed?
How do you respond to the call from the seller that has his home actively listed for sale and it is not due to expire any time soon?  You get the comments like - I don't like the marketing, we aren't getting showings, we've had no offers, I get no communication from my agent, etc.
Obviously it doesn't take much to see who the agent/agency is they are talking about and most certainly we can't/won't criticize the other agent no matter what comments the seller is making about them.  BUT - what do … (4 comments)

Analyze Price Carefully! - 07/15/11 06:41 PM
Analyze Price Carefully!
What's the right price to pay for your next home?  How can you be sure the price you are being asked to pay is fair?  Who sets the price?
The asking price is set by the home owners, and should be based on accurate information about other homes recently sold, as well as those for sale now.  This information is helpful in establishing a price that is neither above nor below "fair market value".
When priced at "fair market", a home may sell quickly and at full price.  Don't think that because this market is more of a … (1 comments)

Chapter 13 Bankruptcies . . . means what for your mortgage? - 07/14/11 09:54 PM
Chapter 13 Bankruptcies . . . means??
I wanted to share the below information that one of my lenders gave to me so you have a little more knowledge about Chapter 13 Bankruptcies.  Unfortunately this is becoming a more common occurrence with our economy today.  Knowledge is power.  So I hope this helps you make things a little clearer.
Bankruptcy (Chapter 13)
A distinction is made between Chapter 13 bankruptcies that were discharged and those that were dismissed. The waiting period required for Chapter 13 bankruptcy actions is measured as follows:
two years from the discharge date, or four years from the dismissal date. The shorter waiting period … (4 comments)

It's a WRAP! An Extreme Makeover Wrap Party! - 07/07/11 12:48 PM

It's a WRAP!  An Extreme Makeover Wrap Party!
Okay so it's a blurry picture!  But it was a great wrap party - there were so many men and women that helped to build the new/remodeled home for the Keefer family and this was a great way to thank them.  (Do you recognize Paulie?  He's the one with the glasses!)
I saw in the Sunday newspaper that Mrs. Keefer was very grateful.  She said that she could say THANK YOU every day for the rest of her life and it wouldn't be enough.
It was a success but we have more … (4 comments)

MAKE MOLD UNWELCOME IN YOUR HOME - 07/04/11 10:08 AM

Since prevention is always the best way to keep a home fit, the following tips can avoid the potential health and financial burdens associated with mold.
Repair or reseal roof flashings when damaged or worn. Clean gutters regularly. Make sure the ground slopes away from your house foundation. Pipe downspout water discharge points away from the foundation. Keep air conditioning drip pans clean and the drain lines unobstructed. Check the condition of all water piping, fittings, and fixtures periodically. Vent appliances that produce moisture, such as clothes, dryers to the outside. Keep indoor humidity low. Use air conditioners and/or de-humidifiers … (1 comments)
