PLEASE-BE READY! - 09/30/11 04:17 PM
Once a "For Sale" sign goes up in a home-owner's yard, buyers assume the home is available for purchase. After all, the home has been listed, and the sign plainly says "For Sale." If the home is in excellent condition, at a fair market price, it can quickly attract the attention of serious buyers.
For that reason, informed sellers should be ready to accept the right offer when it comes along-possibly in the first week of the listing. The very best buyers, those motivated to make an immediate purchase, act quickly once they find the right home. Their offer may have … (5 comments)

National Coffee Day - means free coffee! - 09/29/11 08:53 AM
Don’t let National Coffee Day go by without a FREE cup of coffee!   I know 7-Eleven is offering free medium hot coffees 7 to 11 a.m. and Krispy Kreme will give away 12-ounce cups of its house blend coffee all day. Dunkin' Donuts issued coupons for 50-cent medium hot and iced coffees all day long.
If you don't like to drink coffee, but have friends that drink coffee  - why not send them a FREE coffee card?   http://www.punchbowl.com/ecards/national-coffee-day
Rumor has it that MacDonald's may even join in the FREE COFFEE day celebration, but I won't guarantee that one.
Today in Central PA the day … (10 comments)

GOING UP? - 09/28/11 08:52 PM
GOING UP?  There's a lot of talk right now about the emerging energy crunch. Consider your reaction of fuel prices. When they escalate, you keep a closer eye on competing brands, don't you? You may switch from brand "T" to brand "A" or "E" as you notice one of them is 2 cents per gallon less. After all, each is a recognized brand, and all have the same octane rating.
So- what's this got to do with selling your home? Everything because buyers also comparison shop. Interest rates are at a 30-year low making a home purchase attractive right now. Nevertheless, … (6 comments)

JOIN US FOR THE MAKEOVER AIRING PARTY! - 09/26/11 08:23 PM
I have been keeping you in the loop of the Extreme Makeover Home Edition selection of a family back in June and on June 13th we had a Pep Rally to celebrate and prepare for the build that began on June 19th.  On June 19th the Keefer family in Etters, PA found out that they were the family selected to have an Extreme Home Makeover on their home.  Thankfully Central Pennsylvania citizens came to the front and we had SO MANY VOLUNTEERS - that unfortunately ABC couldn't use them all!  The build lasted only one week and on the 26th the Keefer's were blessed and totally overwhelmed by a beautiful … (5 comments)

Best Practices: Ways to Increase REALTOR® Participation at your New Home Community - 09/25/11 10:17 PM
This is really good information for those of us who have new home communities we are trying to reprsent.  It's not just "buyers" we want to target, but the agents that reprsent those buyers!
Via Mark Edwards (East West Communities, Hampton Roads, Virginia):
East West Communities is an award winning community developer and we're currently marketing and selling four communities in the Hampton Roads area of Virginia. At a recent Sales Meeting, we discussed ways to improve our prospecting efforts, mainly focused on our cooperating brokers in our area. Our neighborhoods appeal to many types of buyers and we're interested in helping the real … (1 comments)

Don't Buy Just Another Pretty Face! - 09/24/11 02:51 PM
Builders know what "pulls the heart strings" of buyers and they are good at creating the perfect atmosphere to trigger those emotions.  I know that I have gone into model homes and been overwhelmed by the furniture, curtains, paint, etc.  Take a minute to watch this real estate minute for advice on what you should consider BEFORE making a emotional decision to purchase.

Don't buy the RIGHT Home in the WRONG Location - 09/21/11 09:00 PM
Location ~ Location ~ Location
I am pretty sure you all have heard this Real Estate quote many times before. You can redecorate, rebuild, relandscape, perhaps even modify certain aspects of a home's location, but you can't change where a home is located.  (unless you move the house!)
At a minimum, make sure to avoid locations that involve high noise levels, unsavory elements, traffic, pollution, crime, poorly kept homes and decreasing property values.
Instead, look in areas where homes are appreciating and close to major employment, great schools, transportation, shopping, entertainment, restaurants and parks and other recreation areas.
Also remember, that … (4 comments)

All Homes Get the Same Exposure...Really?? - 09/15/11 09:59 PM
As a Seller be sure your Agent is getting you the best exposure available - to ensure your home is sold as quickly as possible.  In this market, there are fewer buyers and so a limited exposture will only limit your homes chances to sell.   Let me help you find the exposure your home needs!  Contact Joy Daniels Real Estate Group at 717-695-3177 and allow us to show you off!

Our office received the below information today directly from the Dauphin County EMA.  I wanted to share this with you so that you have the information necessary to seek any relief available due to the recent flooding from Tropical Storm Lee.  While this center is open in Dauphin County, it is our assumption that other local counties will also open Damage Reporting Centers. INTERVIEW YOUR BUYER AGENT! - 09/13/11 08:51 PM
Don't work with an agent you meet at an open house, find in the Yellow Pages or on the Internet without thoroughly checking the agent's credentials, experience and practice.  All states regulate and license real estate agents and brokers. Only agents who meet minimum levels of state-mandated education, training and testing are licensed. Brokers, who generally oversee agents, have more training, education and experience. Ask for proof. The license offers you a layer of consumer protection should something go wrong. Once you've selected several real estate agents, be honest with the agent and let each one know you want to interview … (3 comments)

Hummelstown and Hershey, PA flooding devestation - 09/10/11 11:55 AM

The flooding in the Hummelstown/Hershey, Dauphin County, PA area was devastating.  Most of who live in this area were either affected or know someone who was affected.  My famliy owns Beaver Bend Golf Course in Hummelstown and 15 of the 18 golf holes were completely covered by flood waters.  This picture shows water that had risen over a 20+ foot bank.

These pictures were all taken from a cell phone camera.                                                                                                                                                  The bridges into Hummelstown were closed/washed out, many road were destroyed and as you can see by these pictures homes and businesses (7-Eleven, Hoss's and the Hummelstown … (3 comments)
