I’m not an advocate of buying before selling in today’s market unless you understand and are comfortable with the risks involved, but if you insist on going this route, according to Rich Hirsh, from Mortgage Masters, here are Fannie’s guidelines:
If you are applying for a conventional loan, Fannie Mae requires that you either have 30 percent equity in your CURRENT residence OR 6 months cash reserves for BOTH homes.

Attention Homeowners! Conditions for second mortgages have changed... - 04/15/12 02:24 PM
Attention Homeowners! Conditions for second mortgages have changed... Rich Hirsch, a mortgage banker has been a tremendous wealth of information to me every step of the way through this credit crunch. I wanted to share his latest regarding Home Equity Line Of Credit :Conditions for 2nd mortgages have changed. 1) 2nd mortgage lenders are re-evaluating loans by reviewing your home value.2) If a bank re-values lower, they can freeze your 2nd mortgage (aka equity line).3) You DO NOT have to pay it back. It is simply frozen and can not be further utilized/drawn up. a. If you’ve drawn 300k on (4 comments)
Girl Interrupted.... - 04/14/12 03:16 PM
GIRL INTERRUPTED I chose this movie to post about because I was in the movie! Don’t blink. . . but if you look closely I was one of the guests of the father’s birthday party that happened in the first 10 minutes of the movie. The house where this scene of the movie was filmed was recently listed for sale (sadly, not by me) and of course I had to go see it! It is located on North Front Street in Harrisburg, PA where there are many large, old estate type homes that over look the Susquehanna River. When we filmed we were (9 comments)

My daughter-in-law who is also my office manager has been involved with an organization called Best Friends Furever. I asked her to write about her organization and what it means to her.. As an animal lover, my wish is for all animals to have the kind of loving home I'm fortunate to provide for my 3 furry children. Being involved with Best Friends Furever is important, not only because the organization is dedicated to finding Forever homes for as many homeless pets as possible, but because our organization is structured so that (11 comments)

Have you just moved to the Central PA area? Or have you lived here a long time? Looking for great places to shop for your FURRY friends or as some people say your "Furry Children"? I have compiled a list of local pet stores. Check them out! PetValu has several locations thru-out the Central Pa area. Check out their website for locations near you. When thinking about the Pet Contest...I began to think about how important my cats are to me. I asked my staff to provide photos of their loving pets so that I could share them with my Active Rain community.
That is quite a collection of pets. Aren't they cute? It is amazing the love and happiness that we get from our furry friends.

Its Time to Lock and Load! Economist Hyman Minsky is the author of a persuasive short monograph titled “The Financial Instability Hypothesis.” Minsky basically states that the longer a market appears stable, the less stable it actually is because of excessive speculation and leveraging of that market. We've been in a 31-year bull market in U.S. Treasury securities. That is, long-term real yields – yields adjusted for inflation – have been trending down since the early 1980s. A recent analysis by Credit Suisse shows that real rates on long-term Treasury securities are down to 50 basis points, or 0.5%. Such (12 comments)
