Stanislaus County Short Sales - Practice Makes.... I'm sure everyone has heard the term "Practice Makes Perfect". I'm here to say that I don't agree with that statement. I think it should be "Practice Makes Permanent". Now I didn't come up with that on my own. Years ago when I used to take Tae Kwon Do that is what my instructor used to say. (Thanks Jo) What he meant by that was that just because you are practicing something it does not mean that you will become perfect at it. In Tae Kwon Do we could practice a kick over (3 comments)

Stanislaus County Short Sales - Known World Wide! Just a little over a month ago I added a feature to my blog, a ClustrMap, that shows where in the world people are reading my blog. It's actually been quite surprising where the readers of my blog are. They actually are ALL over the world. As of today, August 30,2011, my blog readers have been in 35 states and 19 countries in the last month. Stanislaus County Short Sales - Some old Fashion Fun at the Beach! Just about a two hour drive from Stanislaus County is Santa Cruz Ca. Santa Cruz is on the central coast of California on Monterey Bay. One of the things Santa Cruz is famous for is the Santa Cruz Beach Boardwalk. The Santa Cruz Beach Boardwalk is an oceanfront amusement park and opened in 1907. This makes it California's oldest Surviving amusement park. The Boardwalk attracts visitors from all over the world. Stanislaus County Short Sales - EARTHQUAKES IN CALIFORNIA Earthquakes have been in the news the last couple of days. There have been quakes in Colorado, California and of all places Virginia. Everyone knows that earthquakes happen in California all the time. Most of them are too small to feel. But every once in a while we do feel one. I know I will never forget the day the Loma-Prieta quake hit in October of 1989. There have been a few others that I have felt. Turlock's Crane Park - Bringing Out The Kid In Me Not only am I a Short Sale Specialist in Stanislaus County and the Town of Turlock but I have lived in the area all my life. One of the great things about living in Turlock are all the parks in town. The one that I remember the most from when I was a kid is Crane Park. This park is located right across the street from Turlock High School. Crane Park is one of the oldest parks in Turlock. Stanislaus County - Close to Everything! For as long as I can remember I have heard people say that living here in the Central Valley means we are close to everything. When I was a young kid I thought " big deal". People would say how nice it was to be close to culture, history, beautiful places and world class attractions. I just didn't get it. Stanislaus County Short Sales - No Negative Energy Allowed! It happens to every agent at some point. You have an offer on one of your listings. You negotiate with the buyer and come to an agreement. Everything looks good, now you are in escrow. Things are moving along towards a successful sale. Then you get that call. The buyer can't complete the deal. They no longer qualify for the loan, they lost their job, they just found something else, the list can go on and on. Has this happened to me? You bet it has! In order for your bank to approve a short sale on your home they will need some information from you. The bank will want to know your financial situation and why you have to do a short sale. I'm sure a lot of people are thinking that since they have tried to modify their loan that the bank must already have all of this information. Unfortunately in MOST cases that's not true. Stanilaus County Short Sales - Thanks for the Memory! I send out birthday cards and home anniversary cards to my past clients and friends and family. I like to think that most of (if not all) of my former clients enjoyed working with me and would again someday. I recently sent out a 1 year anniversary card to a young couple that used me as their agent when they bought their first home. The sales numbers are in for Stanislaus County Sales for the month of July 2011. While sales are down from last year, houses are still selling in Stanislaus County and Distressed properties (Bank owned and Short Sales) are still dominating the market.
Here are the July 2010 and July 2011 Sales Stats.
Total Sales July 2011: 545 sold * 43% (233) Bank Owned * 26% (145) Short Sales 69% of sales were distressed properties

Stanislaus County Short Sales - Recomends A Great Place To Shop Or Dine Being a Stanislaus County Short Sale Specialist I am on the road a lot. One of my favorite places to stop into for a quick bite to eat while in Modesto is at Greens Market. Not only does Greens specialize in local organic and seasonal produce, but they have some great fresh baked goodies too. They also have a selection of hot foods to eat there or take with you. Music Programs Cut! - Help Steve Miller Establish Music Schools in the U.S. Last Sunday (7/31/11) I saw the Steve Miller band at the beautiful Ironstone Amphitheater in Murphys Ca. Murphys is in the Sierra Nevada foothills east of Modesto. This part of California has many wineries and is a great place for a day trip. The reason for our visit this day was not to partake in wine (ok we still did) but to listen to some great rock and roll music.
