Stanislaus County Short Sales - Practice Makes....
I'm sure everyone has heard the term "Practice Makes Perfect".  I'm here to say that I don't agree with that statement.  I think it should be "Practice Makes Permanent".  Now I didn't come up with that on my own.  Years ago when I used to take Tae Kwon Do that is what my instructor used to say. (Thanks Jo)

Just about a two hour drive from Stanislaus County is Santa Cruz Ca.  Santa Cruz is on the central coast of California on Monterey Bay.  One of the things Santa Cruz is famous for is the Santa Cruz Beach Boardwalk.  The Santa Cruz Beach Boardwalk is an oceanfront amusement park and opened in 1907.  This makes it California's oldest Surviving amusement park.

Earthquakes have been in the news the last couple of days.  There have been quakes in Colorado, California and of all places Virginia.  Everyone knows that earthquakes happen in California all the time.  Most of them are too small to feel.  But every once in a while we do feel one.  I know I will never forget the day the Loma-Prieta quake hit in October of 1989.  There have been a few others that I have felt.  Luckily I have never been near where the damage was done in an earthquake.

For as long as I can remember I have heard people say that living here in the Central Valley means we are close to everything.  When I was a young kid I thought " big deal".  People would say how nice it was to be close to culture, history, beautiful places and world class attractions.  I just didn't get it.

It happens to every agent at some point.  You have an offer on one of your listings.  You negotiate with the buyer and come to an agreement.  Everything looks good, now you are in escrow.   Things are moving along towards a successful sale.  Then you get that call.   The buyer can't complete the deal.  They no longer qualify for the loan, they lost their job, they just found something else, the list can go on and on.

In order for your bank to approve a short sale on your home they will need some information from you.  The bank will want to know your financial situation and why you have to do a short sale.  I'm sure a lot of people are thinking that since they have tried to modify their loan that the bank must already have all of this information.  Unfortunately in MOST cases that's not true.  The modification department and the short sale department are two completely different animals.  … (3 comments)

The sales numbers are in for Stanislaus County Sales for the month of July 2011. While sales are down from last year, houses are still selling in Stanislaus County and Distressed properties (Bank owned and Short Sales) are still dominating the market.

Last Sunday (7/31/11) I saw the Steve Miller band at the beautiful Ironstone Amphitheater in Murphys Ca.  Murphys is in the Sierra Nevada foothills east of Modesto.  This part of California has many wineries and is a great place for a day trip.  The reason for our visit this day was not to partake in wine (ok we still did) but to listen to some great rock and roll music. The weather couldn't have been better with temperatures in the upper 80's at show time.
