I would like to take this opportunity to thank Chase Bank for giving me a few more gray hairs today.  No really.  I've been told gray hairs are distinguished, handsome even.   Hey it works for Richard Gere and Sean Connery, why not for me.   Ok, maybe I would prefer that Chase Bank doesn't give me the gray hairs.

This year in Modesto will mark the 138th annual Fourth of July Celebration Parade.   The theme for the 2012 parade is "America The Beautiful."  The parade in Downtown Modesto starts at 10am on the Fourth of July.  The starting point is 10th and F streets and the parade eventually ends up at 17th and Ist.   A tradition with the Modesto Independence Day parade is a float that is reserved for those born on the Fourth of July.

Turlock residents will be able to celebrate the Fourth of July all day this year.   The festivities will include a parade, car show and fireworks.   Be sure to check out the Turlock Fireworks and Fenders this year at the Stanislaus County Fairgrounds.

Did you know that up until 2007 that if you sold your home in a Stanislaus County Short Sale that you most likely would have had to pay income taxes on the amount of forgiven debt?    So if you had sold your home in 2006 for $100,00 but still owed $150,000 the $50,000 of your mortgage that was forgiven was considered income for 2006.   So on top of having to sell your home you ended up with a big tax bill.

Do you ever have that feeling that you are being watched??
Have you ever had that feeling that someone or something is watching you?   I think everyone has felt this at one time or another.   It's hard to describe it but you feel something.   You sense something or someone is there.
I had this feeling yesterday as I left my office and walked across the parking lot to my car.   There was only one other car in the parking lot and it was clearly empty.    Nobody was walking through the lot taking a short cut like happens every now and … (5 comments)

One thing that I usually tell my Stanislaus County Short Sale sellers is that just because you are trying to or are actually in the middle of a short sale, don't expect the bank's collection department to quit calling you.   It is amazing to me how much time, money and effort that the banks waste in trying to collect from someone that is doing a short sale.   The two departments of the bank "Might as well be on different planets."

Coming soon - It's the 101st edition of the Stanislaus County Fair.
 
In less than a month it will be Stanislaus County Fair time again.   This year will be the 101st edition of the fair.  The fair this year will have it's usual 10 day run from July 13-22.   Gates will open at 5pm Monday - Friday and at Noon on Saturday and Sunday.  The Stanislaus County Fair offers something for just about everyone.

Stanislaus County is know for its warm (ok, HOT) summers.   While the calender says it is still spring this past weekend was definitely summer weather.   With the high temperatures in Stanislaus County passing the triple digits it was time to do something about the heat.   There are many lakes and rivers in the area where people can cool off and lots of people have a pool.   But our choice this weekend was to head west.   Directly west from Stanislaus County is the beautiful Pacific Ocean.

Total Sales - 50  (38 Homes sold in May 2011)
Bank owned Sales - 22  which was 44% of all sales.
Short Sales - 12 which was 24% of all sales 
 
Overall, distressed sales (Bank owned and short sales) made up 68% of all sales.
 
The lowest price home sold in Ceres during May2012 was $64,000.

The sales numbers are in for Stanislaus County Home Sales for the month of May 2012. Sales of single family homes are down slightly this year and Distressed properties (Bank owned and Short Sales) are still dominating the market. The amount of homes for sale has also gone done.
Here are the May 2011 and May 2012 Sales Stats for single family homes:
Total Sales May 2012: 569  sold   * 37% (213) Bank Owned   * 27% (156) Short Sales   64% of sales were distressed properties

If you are thinking about selling your Stanislaus County Home and you owe more than it is worth you will probably need to do a short sale.  If you are like most Stanislaus County Home sellers before you decide to list your home you will do some research.  Most likely you will talk with your bank about options.   If you have tried the loan modification route you are probably ready to try a short sale now.
