No Short Sales This Valentines Day at Half Moon Bay Ca
Sometimes friends and family need to come before business.  That was true on this Valentines Day.   After working a bit out of the home office in the morning it was off to the coast for the day.   The spot Kelly and I were heading to was Half Moon Bay.   Half Moon Bay is a small town on the coast about 30 miles south of San Francisco.  It's a nice place to go when you want to get near the water and relax, especially during the week.

Last week I ranted blogged about a difficult short sale I am having with Citimortgage.  That was my "Glad this is not my typical Stanislaus County Short Sale" post.  I wrote about how I was not getting any response from Citi on my short sale approval. It turns out that someone at Citimortgage was reading my blog post.

Is your Stanislaus County Short Sale Agent really helping you get your home sold?  Or is your agent just sticking a sign in the yard and hoping it will sell?  It takes a little bit more than that to get your home sold in a timely manner.  If you are facing foreclosure sometimes time is not on your side.  You may be staring down a foreclosure date.  Shouldn't your agent be doing all that he can do to help?

About 15 miles due west of my hometown of Turlock Ca is the town of Patterson Ca.  Patterson is well know around here for the hundreds of palm trees that line the street while entering the town from the east.   While it is true that Patterson grew like a weed during the "housing boom" it is still a small rural town by most standards. The sales numbers are in for Stanislaus County Sales for the month of September 2011. Sales of single family homes are down slightly this year and Distressed properties (Bank owned and Short Sales) are still dominating the market.
 
Here are the September 2010 and September 2011 Sales Stats.
 
Total Sales September 2011: 591  sold   * 43% (253) Bank Owned   * 23% (137) Short Sales   66% of sales were distressed properties
