Stanislaus County Short Sales Numbers set to Explode! I was pretty sure that eventually this would happen. I was pretty sure it would be soon. Now it has. The number of homes sold in June of 2012 in a Stanislaus County Short Sale surpassed the number of bank owned homes sold. You can see the numbers for yourself in my post June 2012 Stanislaus County Home Sales Stats. Stanislaus County Short Sales have been closing the gap on the number of Bank Owned Homes (REO) for the last several months. Bank owned sales have dominated the market here for (1 comments)

June 2012 Stanislaus County Home Sales Stats The sales numbers are in for Stanislaus County Home Sales for the month of June 2012. Distressed properties (Bank owned and Short Sales) are still dominating the market. Here are the June 2011 and June 2012 Sales Stats for single family homes: Total Sales June 2012: 592 sold * 29% (173) Bank Owned * 31% (184) Short Sales 60% of sales were distressed properties Total Sales June 2011: 658 sold * 49% (325) Bank Owned * 21% (141) Short Sales 70% of sales were distressed properties
The sales numbers are in for Stanislaus County Sales for the month of December 2011. Sales of single family homes are down slightly this year and Distressed properties (Bank owned and Short Sales) are still dominating the market.
Here are the December 2010 and December 2011 Sales Stats for single family homes:
Total Sales December 2011: 549 sold * 40% (221) Bank Owned * 28% (151) Short Sales 68% of sales were distressed properties
Total Sales December 2010: 656 sold * 49% (319) Bank Owned (0 comments)
I haven't updated my blog in a while because I have been out selling houses. Home sales here in Turlock are really up. Check out the stats below.
December 2007 39 Sales Avg Price $268,602
December 2008 106 Sales Avg Price $199,063
I have been receiving multiple offers on most of my listings. Many buyers are first time buyers that last year had no chance of buying. We are also seeing the investors get back into the market. Despite all the gloom and doom you hear on TV and read in the Newspaper homes are selling. (0 comments)

Here's probably something you have not read in the paper or saw on the TV news. Homes are selling in Turlock CA! Here are some facts: Pendings: March 07 - 55 April 07 - 45 Pendings: March 08 - 77 April 08 - 79
Sold: March 07 - 51 April 07 - 48 Sold: March 08 - 77 April 08 - 47 While the sales havent seen a huge increase the number of homes under contract has. These are homes that will probably close in May or even June. Another big difference is the amount of months supply of homes on the (0 comments)

Ok this may be somewhat controversial. I realize that some good, honest , hardworking people are losing their homes due to foreclosure. I also realize that some buyers were taken advantage of during the hot real estate market of 2004-2006. And yes even some real estate professionals and lenders may have taken advantage of some people that probably had no business buying a home. But there is another side to the story and I hear and see it almost daily. I do several Broker Price Opinions (BPO) every month. I pull up the tax records on the properties for information such (8 comments)
If you are thinking about buying a bank owned home, and lots of people are, here are a few tips.
1. Use an agent that has some experience representing buyers of bank owned homes (REO) 2. Put down at least a 1% earnest deposit. 3. Most of the time the seller (Bank) is going to choose the Title and Escrow company. 4. You will probably not get any repairs paid for by the seller (bank). (If its a safety issue you might) 5. If it is a low priced, good condition, clean REO there may be multiple offers. (We are seeing this happen a lot (4 comments)

Ok now here is something you probably have not read about in the newspaper or heard on the TV news. Home sales in Turlock are going up! Homes listed for sale are slightly down.
These statistics are for Turlock. March 07 Listed 713 March 08 Listed 676 March 07 Pending 60 March 08 Pending 108 March 07 Sold 55 March 08 Sold 68
So what is driving the market right now? Just over half (54%) of the sales in March were Bank Owned (REO) properties. We are starting to see homes get multiple offers now too. If it's a home that is in good shape and well priced there (0 comments)
reo: Why I think it's a great time to buy

We as Realtors have been saying it's a great time to buy. If you read the paper or watch the TV news you may have a hard time believing that. If you believe the media you would think that every home owner in America is in danger of losing their home, they can't make the payments, and owe lots more than it is worth. The truth is that the vast majority of homeowners in this country are NOT in foreclosure and are NOT about to lose their home! Of course this is not newsworthy. It's the bad news that sells papers. So you want to buy a bank owned home? Bank owned homes can be a good buy. You may also hear the term REO (Real Estate Owned), or Foreclosure home. They all mean the same thing. I have sold about a half dozen bank owned homes in the last few months and for the most part it has been a good experience. Here are some things you should know about buying a bank owned home.
