I have been listing and selling Stanislaus County Short Sales for a few years now.  I thought I had heard pretty much everything that the banks could do to mess up a sale.   But what I was told today is a new one on me.    I haven't heard about this from anyone else either.   Maybe the bank is using some kind of new math!

I have been asked that question a few times as a Stanislaus County Short Sale Agent.   Unfortunately the short in Short Sale has nothing to do with time.   It has everything to do with the amount of money the lender is (or isn't) getting.

Is your Stanislaus County Short Sale Agent really helping you get your home sold?  Or is your agent just sticking a sign in the yard and hoping it will sell?  It takes a little bit more than that to get your home sold in a timely manner.  If you are facing foreclosure sometimes time is not on your side.  You may be staring down a foreclosure date.  Shouldn't your agent be doing all that he can do to help?

I have been asked a couple of times in the last month "If we list our home as a Stanislaus County short sale can we stay in it through the holidays?"  Fortunately this is one of the easier questions to answer.  Almost certainly you will be able to stay in your home through out the holidays if you list it now.  The one exception MAY be if your home has a Wachovia Mortgage because they move VERY fast on their short sale approvals.

Is that Rental too good to be true?   It Probably is!
Here in Stanislaus County and most of the California's Central Valley, Foreclosures and Short Sales are driving the real estate market.  Almost everyone that has gone through a foreclosure or had to sell their home in a Stanislaus County Short sale has to find a new place to live in a short amount of time.  Don't be careless in your decision on what to rent because you are feeling the pressure of limited time.  Unfortunately there are people out there that are waiting to take advantage of you.

Being a Stanislaus County Short Sale Agent on more than one occasion I have had a seller ask me if they can do a short sale on their home and sell it to their son or daughter or brother or some other family member.   I think in a round about way what the seller really means is that they are going to stay in the home.   They hope that a family member can buy the home and they can stay in it and make the payments for the family member.

As a Stanislaus County short sale agent I hear from people all the time that have tried to modify their mortgage.  It is pretty much the same story every time.  Usually they have been trying for several months to get the modification approved.  On many occasions I am told about how the bank keeps asking for the same documents over and over, usually because they have lost them.  Or I hear from them that what their lender finally proposed was not much help at all.
