In the every changing saga of the Stimulus Package, the Congress is about to officially give away billions in pork and will leave the real issue--housing--pretty much alone. Sure, we get a $8,000 tax credit for first time home buyers, but that will do little to truly stimulate meaningful demand. They kicked the $15,000 credit to any buyer to the curb. Now that the Holidays have passed and we are back to work and the numbers are in, it seems that all the experts have an opinion as to the past years activity and the pending 2007 activity. According to todays Gainesville Sun: Sales of existing single-family homes in the Gainesville area plunged 21 percent in 2006, while the median price of homes locally jumped 19 percent - the largest increase in the state.The average price of a home in the Gainesville Metropolitan Statistical Area - which consists of Alachua and Gilchrist counties - rose from $179,200 to $213,200.The dip in home sales

The Gainesville real estate market is feeling the effects of the overall market trend for the state. The Florida Association of Realtors said many markets reported higher inventory levels and a slowing pace of sales as buyers weighed more options. Some 14,736 single-family homes sold statewide in August, down from 22,421 in the same month last year. Sales of existing condos were down 41 percent, with 4,375 sales in August compared with 7,398 a year ago. The median price for condos was also stable, falling 2 percent from last August to $201,300.
