I saw a market analysis another agent did the other day on a property that really missed the mark. She could not understand why she was off... ok here are a few things i do... what others might everyone suggest to make them more accurate
  1. Use only similar properties... if the home I am evaluating is a two story use two stories and perhaps a 1 1/2. No ramblers, no tris etc.
  2. If the size is 1850 sq feet I go 250 either side.. if the are a lot of comps I may squeeze it down or expand a … (10 comments)

Wenatchee's Performing Arts Center is a great addition to life in Wenatchee! They have a wide range of programs. Recently the cast of Whose Line Is It Anyway. In the near future Capitol Steps, Tennessee Three (I am helping to sponsor), plus a season long family/Children program, Opera, dance and Mariachi... to name a few events.
But it is non profit. The last two years they have turned the corner and are starting to carry themselves and pay of debt. But it is a small, first class facility in a medium sized town so the specter of financial failure is never far … (0 comments)

Negotiating is an art. It is also the way we make our livings. But how many really negotiate? In fact with the last few years negotiating has almost gone the way of the DoDo. So Id like to discuss, from a buyers perspective, a few ways to get your price and what should be done.

I was reading a blog on AR about not knowing where your next client is coming from. (Good blog and comments by the way.) I remembered an experience I had as a new agent with a name tag.
I was late for an appointment with an HR type to present some material for relocation. The office was located in a business park where there was also a railroad.  I saw where the office was and crossed the tracks. As I started to pull into the parking lot I noticed a blue light in the rear view mirror. "Damn...now I'll really be late." … (9 comments)
