As you learn in real estate, markets are largely local! One region, state or city my be in the dumps and another may be rocking along. Buying or selling home is happening all over the country including Wenatchee and East Wenatchee Washington.
 
The Wenatchee real estate market is really no different. We are close to Seattle and so, to a certain extent, what happens in the Seattle metro area eventually transfers to Wenatchee and Chelan or Douglas County real estate. But the inverse is also true. A small attractive community just south of Wenatchee is Malaga. Malaga will one day be discovered. It has great rural feel, large lots (many on or around Three Lakes), a municipal golf course and irrigation water.
Originally a FHA subsidized community, it has now grown into its own. Houses in the area run the gamit of prices from low $100K to $700 or higher. Currently there are about 24 houses on the market with a median price of $195K. In the current market home sales in Malaga have slowed to around only one per month. The Wenatchee Valley is a great place to live or visit! Housing in the Wenatchee area is comparatively affordable and the cost of living has a couple pluses from weather, cheap power and local agriculture that help make up for some other higher priced items. We are only 2.5 hours from Seattle, have 300+ days of sunshine and in general lots of great amenities. You see and hear lots of people pushing Twitter as a sales tool. Is it really? Is it just a sales tool or do you need to use it in other ways too and gain sales through the back door? I frequently Blog over at my Wenatchee Real Estate Blog and today I was making a general entry about Wenatchee (aka River City) and the general market. I pointed out that I am a bit of a contrarian. Had lunch with the manager of one of the Title Companies yesterday and the day before that with a local lender. We discussed the coming marketing year and our expectations. All of us believe the year will be another strong year in River City (Wenatchee). In fact 30 days ago I was opining "good but not quite as good as last year" now I think it may be as good or close to it. Of course a lot can happen.

Last night was the annual meeting for the NCWAR. Our local association. Within the Windermere family there were several awards and Geordie Romer who blogs on this site was a nominee for agent of the year and yours truly too. Rather than cudos the point is this type of recognition is important as the agents that get it have earned a positive reputation and have put in a lot of hard work!
