exit real estate results: Jingle Mail in Detroit: One Family's Choice - 04/24/09 03:50 PM
The other morning I read an unusual yet not uncommon story about a homeowner in Detroit, MI, who abandoned his underwater mortgage in a nice suburb in favor of an apartment. As I noted in my blog a couple weeks ago, more homeowners are making this choice. What was unusual was that the homeowner in question was a city councilman running for the mayor of Detroit. It's true that Councilman Kwame Kenyatta is not the only politician in Detroit or elsewhere with mortgage trouble. Still, we think that public officials are above the dilemmas that face the rest of us or that

exit real estate results: Real Help, Right Now for Nine Million - 04/19/09 09:21 AM
The housing crisis in our society does not lend itself to a one-size-fits-all solution. The recent attempt by the Obama administration to fix mortgage problems with its $75 billion dollar plan only aims to help a small percentage of troubled homeowners. Yet, for those who qualify, real help is in sight. If the current solution fits you, reach out and grab it! The President is encouraging anyone who qualifies to take advantage of the refinancing options offered by the plan to maximize its effectiveness. Those who refinance will be able to receive near-historically low rates that could yield them an average

exit real estate results: Temporary Clouds in the Sunshine State - 04/17/09 09:01 AM
In life, we have the glass half empty and the glass half full people. I am an optimist, even in a state that is now known for foreclosures, as well as sunshine, oranges, and Disneyworld. Though speculation, falling home prices, foreclosures, and now, unemployment, pose some challenges, our economy will rebound. The sun always rises! Having said that, even I was a little disappointed to see in a recent Wall Street Journal article, that of the 50 metro areas most likely to default on FHA mortgages, 14 were in Florida while five Florida cities were in the top ten. This is way

exit real estate results: Buying a Foreclosed Home - Buyer Delight or Buyer Take Flight? - 03/20/09 06:00 PM
In this great buyer's market, the supply of Florida houses is supplemented by fantastic deals on foreclosed and bank-owned homes, loaded with amenities not usually found at the at the price point the home is listing for. Should you buy now, ask questions later before one of these great deals slip away? A recent survey by the American Society of Home Inspectors (ASHI) indicate that 67% of Americans would consider buying a foreclosed home. According to Brion Grant, president of ASHO, 50% indicated they would forego a home inspection. Previously, banks allowed potential buyers to rescind offers where an inspection revealed

exit real estate results: Is There Faulty Chinese Drywall in your Home? - 03/18/09 08:29 AM
If your beautiful new home built between 2004 and 2008 has a "funny odor" like rotten eggs or has had problems with the air conditioning or wiring, your home may have been constructed with faulty Chinese drywall. During the building boom of those years, drywall was in short supply so large quantities of Chinese drywall were imported, largely for use in Florida, Louisiana, Texas, Mississippi, and Georgia. Much of it was used in the rebuilding efforts in New Orleans after Hurricane Katrina. However, quantities were shipped all over the country for new construction and remodeling. The product releases a combination of

exit real estate results: Hope is in the Air, Even in Foreclosure - 03/12/09 05:25 PM
Hope is the air in America. Despite job loss and economic woe, there is determination to fix whatever problems threaten to overwhelm us. Nowhere is this more true than in the area of foreclosures, a problem that both the government and private groups have sought to find solutions for. While some people find themselves on the verge of losing their homes because they took on too much debt or managed their finances poorly, many more have fallen on hard times due to job loss or illness. Many were caught up in a syndrome of falling home prices that has left them

exit real estate results: Foreclosure is Not on Anyone's Top 10 List of Things to Do in Life - 03/05/09 05:16 PM
Many people who fall into foreclosure situations do so because they wait too long. They fall into a state of denial about what is happening; rather than call the bank to work something out, they ignore the letters. Feeling vulnerable, they fall prey to scam artists who promise to save their home for a huge fee. Though a home is a material possession that can theoretically be replaced, many people who lose homes regard the loss as a personal failure. Often, in period leading up to the foreclosure, couples frequently argue about finances; when they lose the house, their relationship is

exit real estate results: Rocket Docket Justice Clears Foreclosures Caseload in Florida - 03/03/09 05:33 AM
Before President Obama announced his housing plan, Florida courts developed their own system of dealing with foreclosures. With 1,000 cases a day flooding the systems, judges have set up a "rocket docket" to handle the workload. Burdened with one of the highest foreclosure rates in the nation, local officials do not think that Federal initiatives will lighten their work load right now, though loan modification and other plans may prevent or postpone additional foreclosures. Many foreclosures in the region are on investment properties. During the housing boom, speculators bought up property in Cape Coral at bargain prices in hopes of selling

exit real estate results: Getting Down to the Business of Buying a Home - 02/26/09 06:39 AM
Discovering your "utopia" to purchase is only the first stage in the home buying process. There are an infinite number of homes on the market to choose from, and having three final dream homes selected is a good idea. In a perfect situation, once you've chosen your new residence, you give notice to your landlord, list your current residence and sell it, or you finally tell your parents you are moving out. Since the 30 - 45 day window has cleared; your loan has closed and you are ready to move. Realistically, this never happens. So here are a few realities about

exit real estate results: New Stimulus and Housing Plans Set to Revitalize Central Florida - 02/24/09 06:51 AM
There's been a lot of activity in Washington this past week, as a major economic stimulus bill was signed one day and a major housing plan was announced the next. Both bills will impact the past and present in the Florida housing market and make the state an even better place to live with improved roads and bridges. Florida is predicted to receive nearly $2 billion from the general bill; only California, New York and Texas will receive a bigger slice of the pie. Florida mayors, like other throughout the country, have their forks in hand to eat as much as they
