florida real estate: Survey Says: If Your Live in Florida, You're Happy - 12/18/09 08:01 PM
Florida may have its share of bad news in the housing arena, but its citizens are happy.  In fact, recent research that matched survey by the Centers for Disease Control and Prevention (CDCP) with academic research done by two economists Andrew J. Oswald and Stephen Wu, found Floridians as the third happiest Americans right behind people from Louisiana and Hawaii.
Foreclosures may nearly top the nation and unemployment is high, but Florida gets high marks on its sunny climate which undoubtedly makes people happy about their lives.
Oswald noted: "We wanted to study whether people's feelings of satisfaction with their own … (5 comments)

florida real estate: So What Do You Do with a Smelly Orlando House? - 08/23/09 10:06 AM
Imagine buying your Orlando dream home and experiencing a string of problems with it before you've even written the first few mortgage checks.  The house has a funny smell and your wife and kids have had headaches and nosebleeds ever since you moved in.  After you've lived there awhile you notice that the copper pipes, electrical wiring, and air conditioners are corroding as well as your microwave, phones, & computers.  You fear that the drywall could be a fire hazard.
Imagine being a builder in the midst of one of the worst times in recent history for new home construction.  You … (5 comments)

florida real estate: Avoid Foreclosure in FL - Many Options Await You - 05/21/09 11:34 AM
Let's clear up a misperception.  As we encourage troubled homeowners to "avoid foreclosure," we are not assuming that everyone will be able to keep their home.  Some people got in far too deep and bought homes far beyond what a person in their income bracket could really afford.  When ARMs adjusted or property values plummeted, these people and many others whose homes were more modest find themselves in need of a solution far bigger than anything out there to keep them in their homes.  Some borrowers lost their jobs or second income, got divorced, got sick, or ran into other problems.

florida real estate: Foreclosure for Fido and Fluffy - 04/30/09 04:36 PM
As a dog lover it's hard to imagine, yet a number growing of pets are left behind when a family is forced to leave their home due to foreclosure.  Property inspectors and real estate brokers often enter abandoned homes to find starving, emaciated animals amidst the trash and destruction left by angry homeowners.
Some owners can't afford to continue to feed and care for the pet and walk away, with or without remorse. At the last minute they may try to find a home for the pet at a shelter, but shelters in many areas where foreclosures are high are full. … (3 comments)

florida real estate: Real Help, Right Now for Nine Million - 04/19/09 09:21 AM
The housing crisis in our society does not lend itself to a one-size-fits-all solution.  The recent attempt by the Obama administration to fix mortgage problems with its $75 billion dollar plan only aims to help a small percentage of troubled homeowners.  Yet, for those who qualify, real help is in sight.  If the current solution fits you, reach out and grab it!  The President is encouraging anyone who qualifies to take advantage of the refinancing options offered by the plan to maximize its effectiveness. Those who refinance will be able to receive near-historically low rates that could yield them an average … (2 comments)

florida real estate: Cash for Keys – Opening the door to Life after foreclosure - 03/24/09 07:55 PM
When homes foreclose, displaced owners do not always walk away, heads down, chatistized by their failure.  Many owners or even tenants do not want to leave - so they stay until they are evicted at additional cost to the bank.  Other time, owners lash out at the bank by damaging the home so badly that it costs thousand to restore it to liveable condition.  For banks, already on the losing end of many mortgages, the losses do not stop when the court returns the home to them.
To prevent these types of losses, Florida banks and others throughout the country have started … (2 comments)

florida real estate: Is There Faulty Chinese Drywall in your Home? - 03/18/09 08:29 AM
If your beautiful new home built between 2004 and 2008 has a "funny odor" like rotten eggs or has had problems with the air conditioning or wiring, your home may have been constructed with faulty Chinese drywall.  During the building boom of those years, drywall was in short supply so large quantities of Chinese drywall were imported, largely for use in Florida, Louisiana, Texas, Mississippi, and Georgia.  Much of it was used in the rebuilding efforts in New Orleans after Hurricane Katrina.  However, quantities were shipped all over the country for new construction and remodeling.
The product releases a combination of … (2 comments)

florida real estate: Soak Up the Sun in your New Florida Home - 03/11/09 08:57 AM
Potential new homeowners in the Sunshine State have many reasons to be happy this homebuying season.  Not only is there a great selection of homes on the market, but prices are falling back into the realm of affordability.  Mortgage rates are low. The new $8,000 tax credit offers added incentive to take advantage of low Florida real estate prices.
By now, the provisions of this popular provision of the stimulus bill are well known.  First time homeowners can qualify for non-repayable credits of up to $8,000.  If their tax liability is less than that, they receive the difference.  The credit is … (0 comments)

florida real estate: Rocket Docket Justice Clears Foreclosures Caseload in Florida - 03/03/09 05:33 AM
Before President Obama announced his housing plan, Florida courts developed their own system of dealing with foreclosures. With 1,000 cases a day flooding the systems, judges have set up a "rocket docket" to handle the workload. Burdened with one of the highest foreclosure rates in the nation, local officials do not think that Federal initiatives will lighten their work load right now, though loan modification and other plans may prevent or postpone additional foreclosures.
Many foreclosures in the region are on investment properties. During the housing boom, speculators bought up property in Cape Coral at bargain prices in hopes of selling … (14 comments)

florida real estate: Getting Down to the Business of Buying a Home - 02/26/09 06:39 AM
Discovering your "utopia" to purchase is only the first stage in the home buying process. There are an infinite number of homes on the market to choose from, and having three final dream homes selected is a good idea. In a perfect situation, once you've chosen your new residence, you give notice to your landlord, list your current residence and sell it, or you finally tell your parents you are moving out. Since the 30 - 45 day window has cleared; your loan has closed and you are ready to move. Realistically, this never happens. So here are a few realities about … (1 comments)
