Law Memorial Park in Briarcliff Manor is, to my eyes, one of the most attractive downtown parks of any municipality in Westchester County. It is literally walking distance from downtown (perhaps 2 city blocks) and has the village library, a huge swimming pool, a small wading pool, a huge clubhouse pavilion, clay tennis courts, a pond, tree lined paths, and gorgeous vegetation. Summer days see lots of people swimming and recreating here, walking the paths and relaxing, all in sight of beautiful, massive trees that, if they could talk, tell generations of history. Last year I did a blog post on the churches in Ossining. Today I'll share some of the very beautiful houses of worship in Briarcliff Manor.
This is St Mary's Episcopal Church of Scarborough on Albany Post Road (Route 9) right next to Sleepy Hollow Country Club. I love Gothic stone buildings like this.

This is the market report for Briarcliff Manor, NY for the 2nd quarter of 2011. It covers single family homes in the Briarcliff from April 1, 2011 to June 30, 2011. All data is from the Empire Acess MLS. 
In the 2nd quarter  of 2011, Briarcliff Manor had 7 closings at a median sale price of $650,000.
In the 2nd quarter  of 2010, Briarcliff had 10 closings at a median sale price of $667,000.
Volume is down some from the same period last year, but prices are steady, actually up a tick.  
There are 15 homes currently under contract at a median asking price of $824,000. This bodes well for … (2 comments)

I thought it might never come after the winter we endured, but Spring has arrived in Westchester County. As always, it is beautiful, with forsythia and cherry blossoms making their debut ahead of many other pieces of God's artistry. 

This is Gregory (who has stolen Mom's iPad) and his faithful Max in the shade of the cherry blossoms in our back yard. We have three huge trees that have been there since Mrs Hilpert planted them in the 60's. I think of her, and how much she'd adore seeing my kids underneath them, every spring.

This is the market report for single family homes sold in the Briarcliff Manor school district for the first quarter of 2011. All information is sourced fom the Empire Access Multiple Listing Service. 
In the first quarter of 2011, there were 14 closings with a median sale price of $617,500. 
In the first quarter of 2010, there were 9 closings with a median sale price of $625,000. 
Things are looking up in Briarcliff. There is almost no difference in median price, but sales volume is up 55%. This is especially pronounced when one considers that 2010 was a stimulus period. … (1 comments)

This market report is for single family home activity in the Briarcliff Manor school district for November of 2010. All information is derived from the Empire Access (formerly Westchester-Putnam) Multiple Listing Service. 
A light month in Briarcliff Manor. Median price is about the same as last November, but only 3 deals closed. Nine homes are under contract at a median asking of almost $900,000, so we are positioned for a strong December. It happens that way.

Compared to June 2009, Briarcliff Manor sales volume is about even. Transactions are down one, and median price is down about 2%. 10 Homes are under contract, which indicates more strong activity, albeit at a lower median price.

5 Cool Things About Briarcliff Manor, NY Our fire trucks are white. No, the Dalmatians are not red.  Downtown was in the first episode of Saturday Night Live in one of the videos. You can see the Briarcliff Hardware Store on Pleasantville Road clearly.  Howard Stern's first job out of college was at WRNW-FM, which was in Briarcliff in the 70's.  Trump National Golf Course (of The Apprentice) is here, on the site of the old Briarcliff Country Club. This is for single family home activity in the Briarcliff Manor school district for June of 2010. All information is derived from the Westchester-Putnam Multiple Listing Service. I blogged last month about the anomaly of no May sales in Briarcliff or Pleasantville, and true to  my expectation sales roared back in June. Compared to June 2009, Briarcliff Manor sales volume more than  doubled. The median price of $649,000 is rather low for the area, but the 14 homes under contract have a median price of $1.1 million so it balances out. One interesting fact: of the 9 sales, only 2 had more than 120 days on market. … (2 comments)

We have 3 Cherry Blossom trees in our rear yard that have to be at least 40 years old. In April, when they bloom, it creates an explosion of pink beauty that dominates the view from our rear window. There is something comforting about seeing my children play in their shade. I often think of Mrs. Hilpert, the previous owner of our home, and how much she must have loved those trees. We love them as well.

When I was a kid I had a Murray 5-speed bike with a banana seat and high handlebars, and I would ride between my neighborhood, Ossining's Indian Village, and Chilmark, across Pleasantville Road on the other side of Ossining Resevoir. Homes in Chilmark were bigger and nicer than my own. While I rode through those streets I dreamed that someday I'd live there. When I was in high school and ran after wrestling practice at night, I'd run through Chilmark because the hills weren't too rough and there were never any cars to avoid. After a mild autumn, a light snowfall has covered Westchester County. Like most of Westchester, Briarcliff is already quite pretty, so seeing it covered with snow adds to the beauty. We have friends in from out of town, so it is actually kind of idyllic. Kevin Crego, my old college roomie at Villanova just arrived (and apparently brought the snow from Rochester), and we've already had Mike Brophy since yesterday. 
Typical day with a friend from out of town- Mike rode shotgun with me this morning while I showed some clients co op apartments.

Did you know my home's assessed value is $30,000? Or that my last home was assessed at $25,100? Over in Congers I have a listing at $589,900 which is assessed at $177,800. In nearby Pleasantville I have a listing priced at $599,900 which is assessed for only $6600. I think the last year a home sold in Pleasantville for $6600 Eisenhower was president. I could be wrong; it could have been Truman.
