I have stopped doing monthly market reports in favor of quarterly version in the hope of smoothing out the data and minimizing anomalies. Even so, the results of this quarter's data for Croton-Harmon schools are impressive. All data is taken from the Empire Access Multiple Listing Service. In the 2nd quarter of 2010, 17 single family homes sold at a median price of $486,500. In the 2nd quarter of 2011, 14 single family homes sold at a median price of $592,500, over $100,000 more than the same time period last year. This market report is for single family homes in the Croton-Harmon school district. All data is from the Empire Access (formerly Westchester-Putnam) MLS. Contract and asking prices are list prices, as contractual prices are not disclosed until closing. Croton is constipated. What else can you say about a market that had 12 pending sales last month and closed only 3? Croton now has 14 homes under contract, waiting to close, either by design or, more likely, because it is hard to get across the finish line these days. This market report is for single family homes in the Croton-Harmon school district. All data is from the Empire Access (formerly Westchester-Putnam) MLS. Contract and asking prices are list prices, as contractual prices are not disclosed until closing. Croton had 5 closings in October at a median price of $400,000, considerably lower than the $679,000 median of a year ago. I wouldn't read too much into this, as the month just had lower prices homes close this time around. Croton on Hudson is the village directly north of Ossining. It is a very charming locale on the Hudson with parks, great neighborhoods, and a large train station hub on the Metro North Hudson Line. My older brother and his family also live there. I used to camp at Croton Point Park as a Boy Scout, and I have many happy memories of the place. This market report is for single family homes in the Croton-Harmon school district. All data is from the Westchester-Putnam MLS. Last month I wrote the following observation: The median asking price of $624,450 is over 100k more than the median sales price, so I don't think we'll see a huge increase in volume until buyers and sellers are more aligned. Buyers want to spend less; sellers want more; imagine that. Well guess what? See below:

Croton on Hudson's real estate market appears solid and on the upward trend compared to one year ago. The transaction total is up, the median sales price is up $15,000 to just over half a million, and there are 11 homes under contract, up from 9 last month in this beautiful village on the scenic Hudson River. 72 homes are available for sale, which is quite a bit of choice for buyers. Croton on Hudson is a village located directly north of Ossining in northwest Westchester County in the town of Cortlandt. The train station is considered a busy hub on the Hudson line of Metro North, and the village is also the home of my older brother. Do with that last bit what you will. Croton on Hudson is a charming village located in northwest Westchester County in the town of Cortlandt. This market report is for single family homes in the Croton-Harmon school district, which is not coterminous with the village but is close. Arrowcrest is small, exclusive neighborhood in Croton on Hudson that has a beautiful view of the Hudson River and abuts Hudson National Golf Club. The striking thing about the development is the great job they did to blend Arrowcrest homes in with the wooded nature of the area. The builder did not "scorch the Earth" and clear cut every inch the way I have lamented in the past. This is not only prettier, it yields more privacy for the homes. Although the oldest home here is only about 12, the maturity of the Arrowcrest neighborhood makes it feel far more established. … (3 comments)

Croton on Hudson is a small village just north of Ossining located in the neighboring town of Cortlandt. I spent a great deal of my youth there. As a scout I camped at Croton Point Park many times, and my high school youth group was based at Holy Name of Mary on Grand Street. It has a charming downtown, multiple riverfront parks, and lots of classic pre-war architecture. My brother and his family have lived there since the early 80's.
