In light of this article in Tuesday's NY Times on the poor October in real estate sales, I thought it worthwhile to inject a little sanity into the implications for local market conditions. According to the Empire Access MLS, in Westchester County in October 2010, there were 285 closed sales of single family homes at a median price of $576,500. In October of 2009, there were 336 closed sales in the same category at a median sales price of $575,000. That is a 15% drop in volume with virtually the same median price, albeit $1500 higher. "5 under 5 in the 914" Some people need a lot of bedrooms. In my case, we have 4 children, so having more than 4 bedrooms was optimal. Here's the challenge: kids are expensive, and so are 5 bedroom homes. Something has to give. Well, something did give. The market crashed, so there are now 44 homes in Westchester County priced at $500,000 or below with 5 or more bedrooms. I personally know of a 45th coming too. I'm going to list a 6 bedroom very soon. I found these 5 bedroom homes all over Westchester: My Vernon, Mt Kisco, Croton

westchester county homes for sale: Hundreds of Westchester Homes Priced Under $400,000 - 02/11/10 06:33 AM
When I first started my company in 2005, there were almost no single family homes in Westchester County priced below $500,000. Often, they'd be undesirable little shacks with 2 bedrooms and no yard. Not so today. As I type this, there are 319 single family homes actively for sale in Westchester County under $400,000 with 3 or more bedrooms. They are all over the place too; north, south and central parts of the county all have inventory. I did a perfunctory search on the MLS ( Westchester Putnam Multiple Listing Service) this morning, and I saw 3 bedroom Westchester homes (not condos or co ops,

How not to price your home: Take your mortgage balance. Add your credit cards. Throw in your cars. Add a generous portion of all the money you borrowed from relatives. Pile on your down payment for that other house you have your eye on. Last but not least, give yourself an extra 50 grand just for being you. Most of my listings are homes that were not sold by another brokerage. I work the "expired" niche, and I speak with people who have been trying to sell their home for 3, 6 and sometimes 12 months or more with another broker before they decided to go in another direction at the end of their contracts. And some of their reasons for choosing their last agent blow me away. Before I go on, let me share something. Just yesterday, I was in Best Buy to upgrade my Blue Tooth. westchester county homes for sale: Reasonable Showing Times - 08/31/09 11:25 PM
Here in the New York area, it is not uncommon for people who live in the suburbs and work in New York City to request showings on weeknights after 7pm. If you leave work at 5 or 5:30 and it takes an hour to get home and settled, 5:30 showings are a logistical impossibility. I have one such buyer, and this afternoon I got a phone call from a listing office denying our request to see their listing tomorrow at 7pm. I don't believe that 7pm is unreasonably late for a weeknight showing, but I have 4 children and know better
