Mmmmm, I am a lover of beef ribs and a few nights ago I decided to enjoy some at my
favorite Simi Valley restaurant, Red's BBQ and Grillery. Located at the far
side of Central shopping, restaurants and Simi Valley homes, Red's food is
always great.
Red's and I go back a long time as my daughter managed there several years ago
before she moved close by in her Simi Valley town home.
My friend and I would walk across the street for Red's Chinese Chicken Salad and

Okay, so yesterday was my birthday and I'm going far away from my Simi Valley homes, Wood Ranch luxury homes and my physical office. I'm celebrating by going to Maui tomorrow on the Troop Top Producers' Trip! I'm taking Allyson, too, as she deserves the reward as well!
The cell phone still works, the iPad is with me and my assistant... heck, we can have an office in Maui!

I was thinking again today (that's dangerous!) about how few Simi Valley properties we have to show our buyers and I did a little research on the MLS. I also included stats on Wood Ranch homes and Wood Ranch town homes. It is utterly amazing how many Simi Valley homes there are.
Here are the statistics:
There are 251 Simi Valley properties, in total, that are presently active in the MLS for buyers to see. Of these 251, the breakdown is as follows...

My website, Personal Brochure and all my other marketing materials offer clients to "Poole Your Efforts", "...call upon resources" and even talk about The Poole Team and our accomplishments. It was more than obvious in the latest transaction I closed last Thursday on a Simi Valley short sale.
As I mentioned, it was a short sale. Short sales are known to be nightmares, but with the team effort, pooling resources and working together, it went smoothly and in just less than three months, the escrow closed on this Simi Valley property. "So, while we were looking for a Wood Ranch luxury home with someone two years ago, we made an offer on a listing of Jo Ann's. A realtor made a comment that Jo Ann was an aggressive realtor. Not as an insult, but rather as a compliment implying that she gets the job done.

This past weekend I had scheduled myself to work from my Wood Ranch home... but frankly, I really wanted to enjoy some football, what can I say... I love the sport. I started my day at 8:00 a.m. answering emails, blogging, searching the MLS for clients wanting to relocate and purchse Simi Valley real estate and watching some football games.
As I watched commercials (I don't always fast forward), I enjoyed most of them...there are always good ones on Sunday football days. Then it just hit me, as I watched the same commercial for probably the tenth time today, when it really made sense...

During the past couple of weeks, there's been an interesting twist that I see in the market. I am working with several higher-end buyers, from $600,000 to $900,000. One of the couples made offers on three bank-owned properties for Wood Ranch luxury homes in those price ranges.
A second couple, qualified in the upper-price range, made an offer on property priced over a million on a Simi Valley property in the northeast part of Simi Valley.
The third couple viewed four Wood Ranch homes, had them listed in 1,2,3 and 4 order...three had already received offers and we would be in multiples … (2 comments)

Here's my take on the subject...
2011 was my best production year in five years, a 19% increase in my business. Do I believe 2012 will be different than 2011... you betcha! The goal is even more hefty, as I desire to have on my production sheet many more listings and sales than 2011.
Which brings me to the subject of YOU, my past client who has referred new business to me or purchased a new home from me or just passed out my card to your neighbor or friend. I REALLY, really appreciate that help.
