Mmmmm, I am a lover of beef ribs and a few nights ago I decided to enjoy some at my
favorite Simi Valley restaurant, Red's BBQ and Grillery. Located at the far
side of Central shopping, restaurants and Simi Valley homes, Red's food is
always great.
 
Red's and I go back a long time as my daughter managed there several years ago
before she moved close by in her Simi Valley town home. 
My friend and I would walk across the street for Red's Chinese Chicken Salad and
lots of delicious rolls, and the salad was a whooping $6.99! Many Friday or

As a follow up to my post regarding client loyalty, my question to you is, "Does loyalty come first or does it come after a good follow up"? 
My client lived in Texas and registered on my web site four years ago to receive info regarding Wood Ranch town homes. We placed her on an automatic system. We corresponded off and on, we had a few telephone conversations and kept in touch.

I attended dance class last weekend and a couple of the parents asked me about the market. It is amazing to me that so many people are unaware of the turn in the market. A month or so ago it turned to a sellers' market!
The parents and I chatted... very little for the buyers to choose... few Simi Valley homes to show. What homes there are, whether Simi Valley town homes or Wood Ranch luxury homes... if they are priced right. There are multiple offers and many of them are all cash on these Simi Valley properties.

This couple came to me as a referral. I had represented their son and his family several years ago in the sale of their home and a purchase of a move-up Simi Valley home.
We'll call them Viola and John. They had come out to visit their children from back East a couple of years ago and their son called me to show them some Simi Valley properties. The National Association of Realtors, economists around the country and other professionals are stating that 2012 is going to be the turnaround year for real estate. Not that the prices are going to skyrocket or interest rates will go lower... just that it's finally time for the market to slowly start to rebound.

This past weekend I had scheduled myself to work from my Wood Ranch home... but frankly, I really wanted to enjoy some football, what can I say... I love the sport. I started my day at 8:00 a.m. answering emails, blogging, searching the MLS for clients wanting to relocate and purchse Simi Valley real estate and watching some football games.
As I watched commercials (I don't always fast forward), I enjoyed most of them...there are always good ones on Sunday football days. Then it just hit me, as I watched the same commercial for probably the tenth time today, when it really made sense...

During the past couple of weeks, there's been an interesting twist that I see in the market.  I am working with several higher-end buyers, from $600,000 to $900,000. One of the couples made offers on three bank-owned properties for Wood Ranch luxury homes in those price ranges. 
A second couple, qualified in the upper-price range, made an offer on property priced over a million on a Simi Valley property in the northeast part of Simi Valley.
The third couple viewed four Wood Ranch homes, had them listed in 1,2,3 and 4 order...three had already received offers and we would be in multiples … (2 comments)

Oh, my gosh, I started thinking the other day about all my friends who  have children of echo boomer age -- 18 to 31 -- who are still either living at home in a Wood Ranch luxury home or renting a high-priced ridiculous apartment somewhere in Simi Valley or a house with a gizillion other echo boomers...

I don't know about you, but I know that here in the Simi Valley real estate area, I am now seeing how the Internet (technology) affect how I do business. After all, my background (pre-real estate) was public relations...yes, face-to-face contact with all people...yet, I utilize all the facets of technology and I love it.
