They have purchased and sold a number of properties, both Simi Valley homes and in the San Fernando Valley. I found a new listing we've talked about for them to purchase as a rental. At some point in the next couple of years they would sell their Wood Ranch luxury home and move into this listing. Thanksgiving weekend was absolutely gorgeous in Southern California and specifically, Ventura County and Simi Valley! 80 degrees both Saturday and Sunday and I spent several hours both days visiting past clients and delivering holiday gifts to their Simi valley homes. What fun it was to see the children who want to show me their freshly decorated bedrooms in their beautiful Wood Ranch townhomes and the moms who insist that I sit in the newly remodeled kitchen for a cup of coffee. Some clients even feed me a slice of their homemade pie or a new holiday recipe! These visits

I looked everywhere and am unable to find the real reason buyers are on the fence...they're sitting patiently, (impatiently for us!) waiting for Ventura County prices to drop more, looking at that Wood Ranch home seller to adjust pricing, waiting for the government to do something for them...waiting, waiting, waiting. Why? Wouldn't it make sense that if a buyer is waiting for the prices to drop another, say,10%, that they make an offer on that Simi Valley foreclosure for 10% less...who knows if the bank will accept it. Stranger things have happened. My seller just accepted an offer for $20,00 less

So, friends, at our office meeting this morning, discussing Simi Valley real estate, these comments by our lenders and President/Owner, Brian Troop, are worth noting: First, there is a new loan that is stated income, 40% down payment...call me for more info. Second, interest rates aren't going to last at these low rates forever!!! Simi Valley property isn't going anywhere! Do you even realize what the NAR does for us. If you buy a home today for, let's say, $400,000 and put down 5% down payment on a new loan of $380,000 at 5% interest rate, your principal and interest payment will be $2039.92. If you wait a year to purchase a Simi Valley property and the interest rates are at 6%, the same home would have to sell for $357,000 to get the same mortgage payment. That means the home would have to drop nearly 11% in value from today's value.

If you think home prices are going down...think again!!! Simi Valley properties, including Simi Valley condos, and Simi Valley real estate listings in general are not! I really don't believe they will and I also don't believe the banks are going to send a glut of foreclosure properties into our market. They would be foolish to do that. Think about it! If they release a few properties at a time, they control prices. If they release a whole slew of them, inventory rises dramatically and it may become a buyers' market.
