Are there any listings out there? I've resorted to door knocking, calling, emailing, begging associates for pocket listings... all to no avail! We need listings, folks...there's absolutely NO inventory and I have lots of buyers, many wanting Wood Ranch homes, getting frustrated that there isn't for them to buy! What to do? How to find them? Where to find them? Simi Valley properties? Wood Ranch short sales? Anything, please, in those nooks and crannies? Call me right away!

So, I knocked on the door of my clients whose short sale approval just came in. I wanted to surprise them and let them know we can open escrow on their Simi Valley home... the puppy greeted me and so did their children. I greeted Ms. Buyer and showed her the approval and she looked at him with such surprise. (I'm not sure they were ready) The approval had come in just under five weeks and they were quite surprised. Whew... I breathed deeply for just a second... but were they ready for this move to a Simi Valley short sale home?

Confusion as to what is an REO, of bank owned homes in Simi Valley or anywhere? Simply put, they are corporate or bank-owned properties or foreclosures. You need to jump on the bandwagon because these listings, that is, Simi Valley bank owned homes, Wood Ranch homes, condos in Simi Valley and the surrounding areas, are selling fast as the Sellers are aggressively placing them on the market, multiple offers are happening and YOU want to be the first with an offer. I've come to the realization that there are several types of markets out there today. We have non-distressed sellers. Bank owned homes in Simi Valley are soaring. The Wood Ranch homes continue to go on the market. Condos and townhomes continue to be listed too. And, of course, the short sales. Non-distressed sellers are being educated that they have to price their homes back to the 2003-2004 levels. Bank owned homes in Simi Valley are a different animal than the rest. Banks price them (for the most part) to get them sold quickly and there are multiple offers. Wood Ranch

Okay, so there are several bank-owned homes in Simi Valley. That doesn't mean they are always the best value for the money as so many people believe. And, yes, there are several condos for sale in Simi Valley, but again, that doesn't mean they are the greatest value. Wood Ranch real estate and Simi Valley homes see a smaller inventory, and that means the market ever so slightly has shifted. As a matter of fact, the homes that are NON-distressed are most likely to be best in care, upgrades and easy for the buyer to breeze through an escrow. Here's one I

Definitely a rise in Simi Valley bank owned homes. It is truly unfortunate that consumers are in this position. On the other hand, Wood Ranch homes, the community in Simi Valley bordering Thousand Oaks, has seen fewer "reos." In general, a Simi Valley home in the Wood Ranch real estate market, will be priced higher and if we see many of those houses for sale in Wood Ranch, that will tell us the higher income earner is also losing their Wood Ranch homes.
