My last post talked about the flavors of wine...aromatic, cherries, herbs. This post will educate you with a flair and comparison to Simi Valley homes.
Some of the wines are grown with the vines very closely planted, or with very high density, as in the High Density Hilltops Syrah. Lots of vines per acre, low sunlight, short pruning to limit growth, unfathomable concentration, but with balance. So how does this type of grape vine compare to some Simi Valley properties?

As a follow up to my post regarding client loyalty, my question to you is, "Does loyalty come first or does it come after a good follow up"? 
My client lived in Texas and registered on my web site four years ago to receive info regarding Wood Ranch town homes. We placed her on an automatic system. We corresponded off and on, we had a few telephone conversations and kept in touch.

I attended dance class last weekend and a couple of the parents asked me about the market. It is amazing to me that so many people are unaware of the turn in the market. A month or so ago it turned to a sellers' market!
The parents and I chatted... very little for the buyers to choose... few Simi Valley homes to show. What homes there are, whether Simi Valley town homes or Wood Ranch luxury homes... if they are priced right. There are multiple offers and many of them are all cash on these Simi Valley properties.

The children work so hard; the PTA runs ragged, teachers train, children who live in local Wood Ranch homes ask for pledges, parents collect money, and we, as sponsors, must donate money.

I have clients who came to me through my website, searching for Wood Ranch homes to purchase. I met with them and immediately was able to build the trust and rapport. Not only did we have the same religious beliefs (they brought it up!) but we all are from the East. There is a certain comradery with people from my part of the country. As I sit here watching my precious granddaughter, Kyra, in her dance class, I notice nearby Simi East Valley properties that also house her friends in the class. I akin her dancing to the dance of real estate, a dance that we all get caught up doing.
I love watching Kyra.  A child of seven puts a smile on her face and tiptoes and looks as graceful as can be.  She loves dancing and tells me she wants to dance on stage.  I'll assist in her quest wherever I can!!!

Simple facts.
We have very few Wood Ranch houses in our inventory to show our buyers. Simi Valley short sales are out there in large numbers and are selling with multiple offers.Fact: All properly priced properties have multiple offers. That is the reality. We need Simi Valley and Wood Ranch houses in our inventory. Wood Ranch home prices are holding their own. Same with Simi Valley houses.

Last Friday, Kyra, my precious granddaughter and her class, brought tears to my eyes. She is 7 years of age and she and her class at Wood Ranch Elementary School performed the most phenomenal program for Presidents' Day.
I would have posted their group picture, but I guess I need permission from all the parents... and just wanted to get this out to you. It was called "Salute to America," and the children were dressed in white T-shirts with red and blue stars and some children were dressed as Ben Franklin and good ole' George.

Now, I have to start at the beginning.
 
A year ago, there was no group. It simply was a local pamphlet circulated around our area and picked up by residents of Simi Valley homes and it was called "Simply Girl Talk." I loved the publication, found a lot of helpful tips and quotes and facts that one would never have known if the publishers hadn't brought to my attention. Like "Did You Know...the lifespan of a tastebud is ten days?" Or recipes, inspirational thoughts and health tips. I advertised for about a year.

Are there any listings out there? I've resorted to door knocking, calling, emailing, begging associates for pocket listings... all to no avail!
We need listings, folks...there's absolutely NO inventory and I have lots of buyers, many wanting Wood Ranch homes, getting frustrated that there isn't for them to buy!  What to do?
How to find them? Where to find them?
Simi Valley properties? Wood Ranch short sales?
 
Anything, please, in those nooks and crannies? Call me right away!

So, as a follow up to my post of a few days ago, this one really makes my heart swell! (Too dramatic?) But it really does.
 
I track how and from where my business comes, and this particular client has made my day after the realization that she and I have actually been corresponding since 2008.

Earlier this week I wrote a post regarding buyers who decided to put off until after tax season to purchase one of the few Wood Ranch homes that are on the market. I discussed loyalty and disappointment and how, for me, loyalty is more important than placing a property into escrow with these buyers.
As an offshoot of that post... To the buyers who are still "waiting."
"Waiting" in real estate means not winning; that is, not getting the new home you want.

I decided it was time to see if inventory is really as low as I really think it is. I took a couple of hours yesterday afternoon to conduct some heavy research in the Multiple Listing Service (MLS), and I came up with some interesting stats. I concentrated on Wood Ranch homes. I could do the rest of Simi Valley properties as well... but this is a start.
These numbers are approximate, so know sometimes I cannot count line by line very accurately (laughter).

A group of us get together every month, six to eight ladies, and we drink wine, eat appetizers we all brought, and play our favorite game of Skip-Bo. We gather at one or the other Simi Valley homes.  That was last Tuesday night.

Here's my take on the subject... 
2011 was my best production year in five years, a 19% increase in my business. Do I believe 2012 will be different than 2011... you betcha!  The goal is even more hefty, as I desire to have on my production sheet many more listings and sales than 2011.
Which brings me to the subject of YOU, my past client who has referred new business to me or purchased a new home from me or just passed out my card to your neighbor or friend. I REALLY, really appreciate that help.

Thanksgiving weekend was absolutely gorgeous in Southern California and 
specifically, Ventura County and Simi Valley! 80 degrees both Saturday and 
Sunday and I spent several hours both days visiting past clients and delivering 
holiday gifts to their Simi valley homes.
 
What fun it was to see the children who want to show me their freshly decorated bedrooms 
in their beautiful Wood Ranch townhomes and the moms who insist that I sit in the newly 
remodeled kitchen for a cup of coffee.  Some clients even feed me a slice of 
their homemade pie or a new holiday recipe!

Do you think home prices with Simi Valley real estate or Wood Ranch homes are dropping any time soon?
If you buy a home today for, let's say, $400,000 and put down 5% down payment on a new loan of $380,000 at 5% interest rate, your principal and interest payment will be $2039.92.
If you wait a year to purchase a Simi Valley property and the interest rates are at 6%, the same home would have to sell for $357,000 to get the same mortgage payment. That means the home would have to drop nearly 11% in value from today's value. … (0 comments)
