My last post talked about the flavors of wine...aromatic, cherries, herbs. This post will educate you with a flair and comparison to Simi Valley homes.
Some of the wines are grown with the vines very closely planted, or with very high density, as in the High Density Hilltops Syrah. Lots of vines per acre, low sunlight, short pruning to limit growth, unfathomable concentration, but with balance. So how does this type of grape vine compare to some Simi Valley properties?

My last post talked about traveling from my Wood Ranch town home to Los Olivos with my lady friends to wine taste at Stolpman's Tasting Room. We had a nice lunch and now we're going to the tasting room for the "tastes."
We met up with Carrie from Stoplman's and she seated us on the front patio under a gorgeous oak tree. I learned a short time ago that the first taste of wine should be with the top of the tongue as that is where the most sensitive taste buds are located...did you know that?

Here I was sitting with my friends at the Wood Ranch Starbucks, where we see Wood Ranch town homes and Wood Ranch luxury homes... WOW, weather took a sudden turn -- check out the video... Dramatic climate changes...winds in an uproar, temperature dropping at least ten degrees...Southern California...love it -- tomorrow will be warm and sunny, dry and gorgeous... Call me to find that perfect Simi Valley property, even a Wood Ranch luxury home for you, 'cause wouldn't you want to live in Southern California?

I admit, I don't cook much anymore; my version of cooking in my Wood Ranch town home is to bake a couple of pieces of chicken, freeze them, microwave them at a later time, throw a baked potato in the microwave, tear up some lettuce and VOILA! An easy dinner.
I bake very little anymore...except....
Once a month I bake dozens of cookies for my vendor referrals who live in Simi Valley properties. I decided four years ago to thank them for their referrals with a dozen cookies every now and then. You should see the assembly line...

When a buyer or seller always wants their way, it's sometimes difficult to let them know it's just not possible. If you do, they think you're not "on their side." However, contract is contract and you are just unable to change it at your whim. Doesn't matter what type of Simi Valley property it is. Everyone needs to work together.
There is absolutely no doubt that I will do whatever is necessary (and more) for my buyers and sellers. Whatever it is, it must go the straight line and be per contract.

Every month for the last 2-1/2 years, I bake several dozen cookies for delivery to a group of small business owners who live and work around Simi Valley properties and to whom I refer business. I visit my locksmith, termite inspector, printer, veterinarian, the appliance store and about 10 or 15 others.

I attended dance class last weekend and a couple of the parents asked me about the market. It is amazing to me that so many people are unaware of the turn in the market. A month or so ago it turned to a sellers' market!
The parents and I chatted... very little for the buyers to choose... few Simi Valley homes to show. What homes there are, whether Simi Valley town homes or Wood Ranch luxury homes... if they are priced right. There are multiple offers and many of them are all cash on these Simi Valley properties.

This couple came to me as a referral. I had represented their son and his family several years ago in the sale of their home and a purchase of a move-up Simi Valley home.

Now, I have to start at the beginning.
A year ago, there was no group. It simply was a local pamphlet circulated around our area and picked up by residents of Simi Valley homes and it was called "Simply Girl Talk." I loved the publication, found a lot of helpful tips and quotes and facts that one would never have known if the publishers hadn't brought to my attention. I decided it was time to see if inventory is really as low as I really think it is. I took a couple of hours yesterday afternoon to conduct some heavy research in the Multiple Listing Service (MLS), and I came up with some interesting stats. I concentrated on Wood Ranch homes. I could do the rest of Simi Valley properties as well... but this is a start.
These numbers are approximate, so know sometimes I cannot count line by line very accurately (laughter).
