The Miami Beach real estate market is definitely moving and finding inventory for the budget conscious buyer is so far proving to be more and more challenging. Are the tides turning? I still think that there is quite a bit of distressed inventory to shake out but only time will tell. However prices for certain niche markets seem to be on the rise. Often buyers call me with a preset budget for their purchase based on information that they have “heard” from their friends, family or local news media. It’s a niche market because oceanfront condos in Miami Beach are still very desirable and this desirability allows these units to keep a more even level of price point than some of the other properties around the beach. Miami Beach Real Estate Update Single Family Homes Number of current Active Listings: 366 Highest Priced Listing: $49,995,000 Lowest Priced Listing: $189,000 One really important thing that I wanted to note regarding the above figure. There are 6 other properties listed less and listed as “Miami Beach” properties, however they ARE NOT properties located in Miami Beach. This is why data is often skewed in some real estate statistics. It’s important to know that listings are entered manually and sometimes agents or their assistants enter it incorrectly. Although we have been dealing with this situation since the Miami Beach Real Estate market crashed, it seems like lately the media just cannot stop talking about it. My response? Finally let the media get a hold of it and talk about it like crazy. Put some major light on the subject so buyers know.
