Current statistics for the California real estate market are as follows: 
The number of sales for March throughout the state for both condos and homes totaled 36,216 up 23.9 percent from the same period last year.  That's the good news, however of those sales 57% were foreclosed properties compared to 35% the year before.  The good news  is this inventory is being absorbed. Las Lomas (Little Hills) is a proposed development by Dan Palmer of approximately 5,800 to 9,670 homes in the Newhall pass, where the (I-5) freeway and the (14) freeways meet just south of the city of Santa Clarita. 
The project would be limited to 247 homes while under the county jurisdiction and the developer is trying to manuever its jurisdication over to the City of Los Angeles to allow it's full potential of 5,800+  homes and commercial uses which the city of Santa Clarita Opposes but does not fall within the city limits.  They are currently going thru all of the legal … (2 comments)

Although the last quarter of 2006 had the largest number of homes sold totaling (147) There has been a notable drop in sales activity since the second quarter of 2005 which totaled (198). The average sales price in Stevenson Ranch also dropped slightly.   However sales prices have shown signs of weakness as of late as we leave the peak home sales period.  The last few quarters have seen a more stable pattern of activity.
The upper end Market has not been notably impacted in terms of sales prices.  There are presently homes selling for slightly less than the previous year but no significant decreases.  … (0 comments)

A recent listing went on the market up the street from my home.  As most curious homeowners do you want to learn what the asking price is to gauge where the market is headed or how that home compares to yours etc...    
Well this home was priced well below market it's coming up "Short".  No it is not a short sale, but it is priced like one!  (Short sale = A home sold by the bank at a price below what is owed to the bank).  I began to wonder if the Realtor had weeded out the short sales and REO's … (8 comments)
