While shopping for Christmas gifts we came across a great coffee house in downtown Springfield.
It was like going back in time to coffee houses on my College Campus in Bloomington Indiana

Since it's Christmas (yes I said Christmas) a video game analogy comes to mind.
You start the game with nothing then work through the puzzle that yields a great listing.  Then you purchase game credits to look for a qualified buyer.  After negotiating several treacherous levels you get a qualified buyer with down payment who doesn't ask for seller concessions.
Don't high five yet.  The buyer is determined to use a loan broker who takes 3 weeks shopping the loan around to see where the broker can make the most money.  Three weeks into the process the broker orders an appraisal.  … (3 comments)

Why Don't My Listings show up on Active Rain?? - 12/27/10 12:14 PM
I've entered several listings in my Active Rain account.  When I click on my Lisitngs on my home page it shows all of them are Pending and that's what it's said for weeks.  The only choice offered is to De-activate them.
Do I have to pay to have them visible.  I put all of them on MLS On Line and Listings by Address and they are visible there.  what else do I need to do to clear the Pending classification?.

I love all the Google Analytics features. I can sort my web hits by geographic area, language spoken, number of views for each page and on and on. My favorite part is I can make changes to my site and have Google Analytics tell me how the changes will effect my search rankings right away. So by the time I do my bi-monthly SEO submissions I already know what to expect. You do have to put your green visor and tech hat to set it up. We won't be closing on Monday after all but I believe we will close.  My sellers are packed and living out of boxes. The buyer is in the same position.
First the Mortgage BROKER (who isn't a BANKER) took 3 weeks to shop the loan around to see where the Mtg Broker could make the most money.  I'm not the Buyer's Agent so I had no say.

My Client Sold a Property using Contract for Deed; Can an investor buy him out? - 12/05/10 04:51 PM
I sold a property in Phoenix a long time ago and took a carry back second just to get it closed.
I thought the buyers were a little flaky so I sold the note.  Now I'm wondering if there is a market for Contract for Deed Notes.  If there is a market I'll encourage more clients to do it and we'll figure in the discount rate when we figure their bottom line on the sale.
With mortgage rules changing hourly and everone having a different interpretation of the new rules this could be a good way to move property.

Unlike other parts of the country our local market is ebullient and we'd like to keep ii that way.
I don't understand why anyone in Congress - or on a Presidential Commission - would even suggest limits to the Mortgage Interest Deduction. Mortgage interest has been deductible for nearly 100 years, and the proposed changes will affect all 75 million home owners in the United States. We must act now to make sure the Mortgage Interest Deduction is not changed.
Since the Deficit Commission announced its conclusions, the proposal has had little or no press so we shou9ld create our own buzz.
