&lt;li&gt;The inability to commit to a system and process for a sustained period of time. &lt;/li&gt;
&lt;li&gt;Lack of direction, leadership, and understanding of the online experience at the Broker level. &lt;/li&gt;
&lt;li&gt;Proof for the agent that a pleasurable online experience is what the consumer wants and actual results that can be realized.The proof is out there, are you presenting that data to your agents. &lt;/li&gt;
&lt;/ol&gt;
&lt;p&gt;Let's eliminate any thoughts of the internet pushing agents out of the business.&lt;/p&gt;
&lt;ol type=&quot;1&quot;&gt;
&lt;li&gt;Technology can't show a house &lt;/li&gt;
&lt;li&gt;Technology can't automatically write an offer with the specific items necessary for each individual contract or sale. &lt;/li&gt;
&lt;li&gt;Technology can't negotiate. &lt;/li&gt;
&lt;li&gt;One question to ponder:Can technology build trust? &lt;/li&gt;
&lt;/ol&gt;
&lt;p&gt;Here's the good news, the consumer still needs you, but only if you have the following key pieces in place to support the personal side of the buying and selling process.&amp;nbsp;&lt;/p&gt;

&lt;li&gt;The consumer wants information NOW!!!Is your website the information portal for all real estate needs and community information for your marketplace? &lt;/li&gt;

&lt;li&gt;Do you have a lead incubation system?You can have all the leads in the world, but if you don't have a follow-up system, you have leads and your competition with a follow-up system has sales. &lt;/li&gt;

&lt;p&gt;Here's the bottom-line.Technology is a lead generating, lead capturing, lead incubation and time management tool for your business.Technology is here to stay and so are you and your agents if you are consistent and committed to the process and a system the consumer is asking for.       <title>Wells Fargo bid for Wachovia, Sellstate Access Realty New Jersey</title>
      <description>&lt;p&gt;Wells Fargo announced that it has made a bid to purchase Wachovia Bank for&amp;nbsp;  $15.1 Billion but Citigroup Inc. is saying Wait A Minute, we have a deal with Wachivia! Citigroup Inc. agreed to absorb up to $42 billion in losses on loans on Wachovia Corp.'s books to acquire Wachivia's banking operations. There is an Exclusivity Agreement between Citi and Wachovia and Citigroup is crying foul because it is saying that Wachovia cannot entertain another offer. The agreement specifically states that Wachovia will not enter into any transaction with any party other than Citi, and will not participate in any discussions or negotiations with any third party. The Agreement also provides that the parties would be irreparably harmed by any breach of the agreement and that the remedy of specific performance of the agreement is appropriate.&lt;/p&gt;
&lt;p&gt;I would love to be a fly on the wall when this all unravels. I suspect that their will be a lot more of these buyouts in the coming weeks and months.&lt;/p&gt;
&lt;p&gt;Wouldn't you like to be the Broker on one of these deals. In the meantime, the Fed boosted the supply of 84-day loans from $75 billion to $225 billion, and is continuing to make available $75 billion in 28-day loans to banks, for a total of $300 billion in cash loans available to banks.&lt;/p&gt;

Existing home sales in some markets are better than they have been for the past year and although it may be some time before the economy turns completely around, some buyers are making the best of it. Shouldn't you take advantage?&lt;br /&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Buyers today are more savvy and more qualified to purchase the home they are looking to buy; so you should be able to get them the home they really want. But how do you get them the home if it's not listed, or you can't find it on the MLS? If you don't find today's buyer a home, they'll find it without you.&lt;br /&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Sellers are savvy too! Don't think for a minute that when you meet a seller, they don't already know everything about you from your website, blog and MySpace page. Before sellers sign a contract, they want to know who they are working with and if they are getting the best deal, even if the market is slow. Many sellers believe they can put a sign in the yard, put some photos up on a website and sell their home. Few can, and most of the time, a FSBO sign is a call for professional help. Don't be afraid to offer your services, just make sure you don't offer anything you can't deliver. Working with FSBO's can be a long courtship, but it can pay off in the long run.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;TIPS FOR SECURING YOUR SALE&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;&lt;strong&gt;Know your buyers &lt;/strong&gt;- If you cannot establish a report with your buyers to know what they are looking to buy, but what they need and what they desire, your not doing all of your job. You don't need to be their best friend, but you need to get close enough to know what they might be thinking and why. If your relationship can develop to this point, you will have a better idea what they want before they do.&lt;/li&gt;

&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;&lt;strong&gt;Go over your &quot;This is how I work...&quot; rules&lt;/strong&gt; so there is no confusion with a FSBO or buyer. You need to confidently let them know what you will do for them and what you expect from them. Getting this out of the way first is the best way to start a long term relationship. Some agents even have an agreement listing services rendered and expectations of the buyer/seller presented with an agency disclosure so there is no misunderstanding as the relationship continues.&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;&lt;strong&gt;Do your homework! &lt;/strong&gt;- It doesn't matter if you are working with a buyer or seller. It is part of your job to be the professional real estate agent, and in doing so, you should have a good understanding of the market, neighborhood, homes for sale (including FSBO's) and community.&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;&lt;strong&gt;Don't feed the bears&lt;/strong&gt;. - You sometimes need to know when to stop feeding your buyers and sellers and close the deal. In a buyers market, you will need to spend more time with buyers to find them the best deal - but know first if they are ready to buy, otherwise you are wasting more of your time. You also need to spend more time with sellers in a buyer market; assuring the homeowner of market changes, showing comments and sometimes just reassurance the home will sell if priced right.&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;&lt;strong&gt;FSBO trickle effect&lt;/strong&gt; - Sometimes you can give a seller too much help if you don't know when to stop. A FSBO is a FSBO until they are your client... so treat them as a FSBO. Call them and ask them to list their home! It might be that simple. If not, send them a letter every week of homes that sold... you don't have to say you didn't sell them. Send them an article or news story about real estate (there are a lot these days) and highlight the section where they quote a real estate agent. There is a reason why they ask real estate professionals. Call them back and ask them if they are ready to meet with you about selling their home... again... and again.... and again... On average - if a FSBO lists with a real estate agent, it takes 7 attempts... so, start attempting.&lt;/li&gt;

      <title>Alternative plan to 700billion bailout</title>
      <description>&lt;p&gt;Take a look at some alternatives to the blank check with no acountability bail out.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;House Republican Leader Rep. John Boehner of Ohio is demanding &quot;serious consideration&quot; of an alternative plan where banks and other investors holding frozen mortgage assets would pay the Treasury Department to insure them.&lt;/p&gt;
&lt;p&gt;I think somethink along these lines my be an option that should seriously be considered. The proposal calls for a plan to unfreeze mortgage-backed securities by extending insurance similar to the guarantees provided by Fannie Mae and Freddie Mac on loans they package and sell to investors.&lt;/p&gt;
&lt;p&gt;The proposal was presented by House Republican Leader Rep. John Boehner of Ohio who also wants to remove regulatory and tax barriers that block the flow of capital into financial markets, that can help resolve the financial crisis without taxpayer expense.&lt;/p&gt;
&lt;p&gt;We are some of the brightest people in the world, I am sure we can figure out a more sensable wa to&amp;nbsp;overcome these issues. Bailing out wall street and leaving midddle america to clean up the mess is not the answer.&lt;/p&gt;

      <title>Mark this day: The worst is over</title>
      <description>&lt;p&gt;I was reading an article by Lou Barnes who is a mortgage broker and nationally syndicated  columnist based in Boulder, Colo.  He can be reached at &lt;a href=&quot;mailto:lbarnes@boulderwest.com&quot;&gt;lbarnes@boulderwest.com&lt;/a&gt; for comment on his article in Inman News.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Inman News is a great resource for real estate related articles.&lt;/p&gt;
&lt;p&gt;In the article he touches on some critical issues still facing us in the housing and mortgage industry.&lt;/p&gt;
&lt;p&gt;He goes on to say that the economy is sinking and will continue to do so, partly because it must to pass the inflation pig still moving through the national python. New claims for unemployment insurance are continuously rising beyond forecast, 455,000 weekly now, and housing is not close to bottom as new builds fell to a 17-year low last month.&lt;/p&gt;
&lt;p&gt;I think one major point he brings out is that even with the government bail out on the horizon, &lt;strong&gt;mortgage credit must be  unlocked for housing to bottom. Huge Statement!! &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Mortgage rates have risen to about 6.125 percent, a wrecked credit system unable to create leverage to support higher prices for $5 trillion in mortgage-backed securities and lower rates.&lt;/p&gt;
&lt;p&gt;My personal feeling is that unfortunately, the housing market will take the next 3-5 years to turn itself around.&lt;/p&gt;

&lt;p&gt;These are some of the safety tips to consider when in the office, at home and on the road.&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Meet potential clients for the first time in your office. &lt;/li&gt;
&lt;li&gt;Let someone know where you are going and who you are meeting with. &lt;/li&gt;
&lt;li&gt;Check in with your office on a regular basis. Create a code word that may be used to indicate you are in distress. &lt;/li&gt;
&lt;li&gt;Familiarize yourself with a home, its property and neighborhood before showing it to others. Introduce yourself to a neighbor or two and let them know you are having an open house. &lt;/li&gt;
&lt;li&gt;Keep a detailed list of all visitors during an open house. &lt;/li&gt;
&lt;li&gt;Follow clients while touring potential homes instead of leading. &lt;/li&gt;
&lt;li&gt;Always take your own car for showings. &lt;/li&gt;
&lt;li&gt;Sign-up for a self-defense class to learn more about personal safety.&lt;/li&gt;

&lt;p&gt;The Association also encourages members to take advantage of the safety resources available, such as a podcast from NJAR&lt;sup&gt;&amp;reg;&lt;/sup&gt;'s leadership as they discuss the importance of safety awareness and share some personal tips for preventing harm. If there ever was a invitation for disaster, this is it. When I talk to a FSBO, it's about their safety and risk to themselves and their family, not about giving me the listing. It's amazing what reaction I get once they think about the potential danger they put themselves in.&lt;/p&gt;

      <description>&lt;p&gt;The U.S. Census Bureau and U.S. Department of Housing and Urban Development said today that single family housing starts hit a seasonally adjusted annual rate of 630,000 in August, down about 34.9 percent compared to August 2007. Sorry for the bad news folks, but this is the lowest level since January 1991.&lt;/p&gt;
&lt;p align=&quot;left&quot;&gt;Privately-owned housing units authorized by building permits in August were at a seasonally adjusted annual rate of 854,000.       <title>The Preclosing Inspection Checklist</title>
      <description>&lt;p&gt;One of the most critical stages of the home buying process is just prior to the closing of your transaction. This is when you need to schedule your final inspection of the property. What should you be inspecting?&lt;/p&gt;
&lt;p&gt;As your agent, I will attend the inspection with you, and help guide you through each step. Using a copy of the sales contract as a checklist, we will do the following:&lt;/p&gt;
&lt;p&gt;1. Make sure that all items are in place.&lt;br /&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; a. Appliances&lt;br /&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; b. Built-in furniture&lt;br /&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; c. Window coverings&lt;br /&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; d. Fixtures&lt;br /&gt;2. Test each appliance to make sure they're working correctly.&lt;br /&gt;3. Test each electrical outlet using a digital clock/radio.&lt;br /&gt;4. Test all electrical switches (and, garage door opener, if applicable).&lt;br /&gt;5. Test the garbage disposal and all water faucets, paying attention for leaks.&lt;br /&gt;6. Flush the toilets.&lt;br /&gt;7. Inspect flooring and carpets.&lt;br /&gt;8. Inspect the walls for any damage.&lt;br /&gt;9. Inspect and test each door.&lt;/p&gt;
