I just wanted to offer this simple tool that will increase your buyer activity by 50%. Every day see property listed in Garden State MLS for $299,900, $349,900 $399,900 and so on and I can't understand why. In fact I laugh every time I see it. Think about this for a moment.
When you list a poperty for $399,900 instead of $400,000, you just eliminated half the buyer prospects in that price range. I'll tell you why.  Generally, when a realtor does a search for a buyer, they search a  price range of  $400-$500,000 they never do a search from $399,990-$500,000.
