Keller Williams Outperformed the market in 2008 and I'm not surprised - Janice Roosevelt, Ecobroker, ABR,ePRO - MATT FETICK REAL ESTATE TEAM, Keller Williams PA & DE - 01/30/09 07:39 AM
Wow! Did the article from RISMEDIA on Keller Williams performance make me feel great about making the move to the MATT FETICK REAL ESTATE TEAM several months ago. The opening of our new office in Kennett Square is doning well.
I knew our team was doing well in spite of all the ugly, albeit sometimes erroneous and provocative, news; but the ENTIRE company outran the market in 2008, giving back more than $30 million in profits to agents. No debt either.
One of the biggest differences I see, apart from the incredilbly positive attitudes, training ops and personal results, is the transparency of … (2 comments)

Pop quiz for sellers - Fact or Fiction? You will make more money if you pay your agent less commission - Janice Roosevelt, Ecobroker, ABR, ePRO MATT FETICK REAL ESTATE TEAM, Keller Williams PA & DE - 01/28/09 08:14 PM
One of the things that has not changed in this shifted market is that the top agents are still not discounting their commission because they don't need to. Offer ing at least a 3% co-broker fee is critical to motivate buyer agents to show your listing in a market with lots of inventory, And, a good agent will net you more because they are spenidng more to get your listing  maximum market exposure They also are better negotiators. Don't think to many of them will volunteer to cut their own salary from the onset.

Agent kickbacks from mortgage lenders? Janice Roosevelt, Ecobroker, ABR, ePRO - MATT FETICK REAL ESTATE TEAM, Keller Williams, PA & DE - 01/28/09 08:06 PM
Highly doubtful. It's a serious offense and could cost them their license.
Fresh out of real estate school  a few thousands and thousands of days ago, I did get a call from  a young mortgage specialist who offered to reward me for referrals, He was the son of a friend and I later mentioned it to her as well as to him.
This was one of those issues pressed firmly in my mind that was a violation of RESPA, the Real Estate Settlemement Procedures Act.  Established in 1974,  it prohibits agents from receiving any kind of favor from mortgage, title, inspection … (1 comments)

Are we becoming a generation of "hit and run" communicators? Janice Roosevelt, Ecobroker, ABR, ePRO - MATT FETICK REAL ESTATE TEAM, PA & DE - 01/28/09 07:24 AM
The Buddhists call it  "monkey mind." The Western World has spawned  "ADD" and ADHD"  with corresponding treatments and medications.
Really, really, for most of us not seriously impaired, the mind can only focus on one thing at a time. It can be trained however, as many of us are doing, to switch from one thing to another at warp speed.
Is this improving life and business?
Are we becoming a generation of "hit and run" communicators, afraid to actually meet with someone or have a meaningful conversation on the phone even - with clients or friends.

What are you reading? I just read The Poisonwood Bible - Janice Roosevelt, Ecobroker, ABR, ePRO - MATT FETICK REAL ESTATE TEAM , Keller Williams, PA & DE - 01/26/09 07:11 AM
Thank you Susan Mangigian, for getting back to reading fiction.
I just finished the POISONWOOD BIBLE wiritten by Barbara Kingsolver in 1999. I so enjoyed it. Reminds me how books are friends too. Even got me to search on line and discover there are study classes for this classic tale of a missionary family in the "Congo" spanning the 1960s to 1980s. The Price family move from Geoergia to the fictional village of Kilanga in the Belgian Congo Their  story, which parallels their host country's tumultuous emergence into the post-colonial era, is narrated by the five women of the family: Orleanna, long-suffering wife of Baptist missionary Nathan … (1 comments)

Okay, here's what's happened since I started to Twitter- I have some interesting entities following me and I can get sucked into all kinds of reading material, such we should be celebrating peanut butter today. I happen to love peanut butter, crunchy, natural (Crazy Richard's is my favorite) and I love the different things it goes with from bananas and apples to added to pasta sauces for a Thai-type flavor to on crackers or bread  with loads of black raspberry jam to in a milkshake (chocolate too)
So, how do you take yorus and what are you doing to celebrate?

Part II: History Of Kennett Square - Janice Roosevelt, Ecobroker, ABR, ePRO, MATT FETICK REAL ESTATE TEAM, Keller Williams, PA & DE - 01/24/09 07:32 PM
Guess wher the  grain drill was invented ?  Samuel and Moses Pennock (patented on March 12, 1841) did it in Kennett Square, It also was the site for their  improvements for the corn sheller and harvester (1857), and the first four-wheel road machine (1877). Their business, S & M Pennock & Sons, eventually grew into the American Road Machinery Company.

Part I: Kennett Square History- Janice Roosevelt, Ecbroker, ABR, ePRO, MATT FETICK REAL ESTATE TEAM, Keller Williams PA & DE - 01/24/09 07:23 PM
Where is Kennett Square, the mushroom capital of the world? Who are its prominent citizens?
In the early 1700s, it simply was the crossroads between Philadelphia and  Baltimore. Before that the Unami clan of the Lenni Lenape tribe, a branch of Algonquin-speaking Native Americans used the area as a a smoke signal center.
The name Kennett came from a village and river in England, home to Francis Smith, who moved here and purchased 200 acres at the mouth of the Pocopson Creek around 1686.  Names you see around today are the names of  earliers settler, Way,Pyle, Pusey, Perice, Miller, Kirk, Harlan, Shippen,

It is a great time to buy OR sell - Janice Rosoevelt, Ecobroker, ABR, ePRO, MATT FETICK REAL ESTATE TEAM, Keller Williams - PA & DE - 01/24/09 07:28 AM
A strong Buyer's Market does not necessarily mean that it is not a good time to sell your home. Likewise, a strong Seller's Market does not necessarily mean it is a bad time to buy a home. Why? Price, Location and Condition - the same fundamentals that apply in all market conditions. Media, more than anything has placed fear and erroneous information inside would-be buyer and sellers' heads. A good realtor can counsel you as to what might be the best options. There are places in our selling area - southeastser PA and northern DE where we are seeing multiple offers … (0 comments)

Andrew Wyeth gave meaning to where I live - Janice Roosevelt, Ecobroker, ABR, ePRO - MATT FETICK REAL ESTATE TEAM - Keller Williams - PA & DE - 01/18/09 09:31 AM
My children will tell you that growing up in Wyeth country meant class trips in a canoe down the Brandywine Creek with beloved art teacher Ann Ferron- to view, as the iconic artist Andrew Wyeth did, the landscapes, neighbors and animals he so beautifully recreated on canvas.
It meant learning to ice skate on the slough in winter and riding the rope swings over the creek in  summer - noticing the play of light over the fields.
The world marks the passing of Andrew Wyeth this week, who from accounts died peacefully in his sleep at the age of 91. Channels … (6 comments)

Here's a few ways to identify Pennsylvanians, such as referring to Pennsylvania as PEE-Ay (PA) and Philadelphia as Philly and New Jersey and Jersey. Nearby Lancaster is articulated as Lank-ister rather than Lan-kaster.

Particularly PEE-Ay realtors know the difference among township, borough, and commonwealth.  Drivers from New York, Ohio, New Jersey, Maryland or other neighboring states are id'd their annoying driving habits and their front license plates.A traffic jam is 10 cars waiting to pass a horse-drawn carriage on the highway in Lancaster County . Smile! It Might Just Save Your Head - Janice Roosevelt, Ecobroker, ABR, ePRO, MATT FETICK REAL ESTATE TEAM - Keller Williams - PA & DE - 01/17/09 07:45 AM

Smiles happen in all cultures - mostly because we are happy. Flexing  muscles around the mouth and eyes denotes  pleasure- there's  even a  whole array of intenet "smileys" that have developed around this simple expression  of positive energy.
When I teach a yoga class, I always ask my students to turn to the left and right and smile at each other - it makes us and others feel good.
It actives 42 muscles and when they constrict, it reduces blood flow to the brain, cooling it down. The cooler the brain, the happier we feel.  It turns off stress hormones … (2 comments)

Omega realtors – are you one? Janice Roosevelt, Ecobroker, ABR, ePRO, MATT FETICK REAL ESTATE TEAM, Keller Williams - PA & DE - 01/15/09 05:35 PM
As  noted previousl , Laurie Beth Jones's, JESUS CEO, intrigues me. She recounts the traditional Alpha management model based on masculine, authoritative use of power and the Beta version, based on a feminine, cooperative use of power. She then introduces, the Omega management style  as an enhancement.

The Omega management style  works on three premises:
•1.       One person trained twelve who so influenced the world that we now record time  as (B.C) and (A.D.)  by Jesus's existence.
•2.       His staff -- who had moments of doubt and cowardice-- came from some questionable backgrounds. For the most part, they were illiterate . … (3 comments)

One of the special little things about the Kennett Area YMCA where I work out and teach yoga, is the informal used book library we have. Last week I picked up JESUS CEO written by Laurie Beth Jones.
In particular, the chapter regarding the Old Testament story about prophet Balaam who was on his way to ream someone out resonated with me. Shows you that "road rage" existed even when donkeys were the mode of transportation.

Balaam's "ride" simply refused to go on and so he beat the poor animal til it finally cried out Why are you beating me? … (1 comments)

I Believe...That no matter how good a friend is, they're going to hurt you every once in a while and you must forgive them for that.

Same goes for true love.

Buying a Home in 2009 : Fact vs. Fear - Janice Roosevelt, Ecobroker, ABR, ePRO - Keller Williams - PA & DE - 01/01/09 04:16 PM
For first time home buyers with decent credit and jobs it's time  to get moving- literally!  Record-low interest rates, great inventory, $7500 first-time home buyer credit (which might even be forgiven down the road) and the fact that there really is no better place to put your money. Who wants to continue to throw $800 plus away on rent?
Here are the facts and fears as we see them:
Fear #1: I can't afford to buy a home
Fact #1:  Actually, you can't afford not to buy a home right now.- look at those interest rates!
Fear #2: I should wait til … (9 comments)

Stories of women working outside of society's expectations always fascinate me. So does Rebecca Pennock Lukens known as the  Woman in Steel. A curious child who loved school and reading, she sounds like Abe Lincoln - reading books by candleight.
Her father, Isaac Pennock, founded Lukens Iron and Steel Company in 1790 under a different name and Rebecca  was always at his side growing up. She wathced, not just the way steel was processed, but the kind way in which her father treated workers.
