Many of us in the real estate industry have counseled clients to take advantage of the looming tax credi deadline - but sales as we know them are not over once that day comes. I will be glad to see the blogs go away that are borderline scare tactics - the "buy now or be sorry later."
Buying the wrong house for $6500 or $8000 is not a good investment, just as counseling first time buyers to look at buying a house as an "investment" is doing a disservice. If buyers want an investmentm, there are plenty of properties that fit … (4 comments)

In the Metrowest Massachusetts area where I am located it is pretty rare to see an accompanied showing. In towards Boston it becomes much more common place. Some areas around the country have them and others don’t.
Why? Who knows but more than likely it has to do with tradition. I am glad the policy has never caught on in my neck of the woods.
Frankly an accompanied showing is a waste of a listing agents time and does nothing to facilitate a sale.

 I stumbled across this article on the best times to buy - you name it - and it made me smile. My momma raised me to be a black belt shopper, identify quality and value. Sometimes you might overpay,maybe convenience or timing are worth it  -  but if you pay attention to the cycles of sales you don't have to
Houses, so we know now, with the tax credit deadline looking in the middle of the traditionally busiest months, a buyer is not going to pay rock bottom prices - unless it's a foreclosure or short sales.

Dian Hymer's  recent article  in  Inman News on pre-listing home inspections drives home some great  points.  At a time when sellers are sensitive about prices she asks whether  is it worthwhile to spend the extra $400-$1000 dollars for home inspections.
On the Matt Fetick Real Estate team - serving Pennsylvania and Delaware, the answer, transaction after transaction, is a resounding, yes.  We want our sellers and buyers to be educated about the property condition before they enter into a contract. It also cuts down on negotiations.

 There couldn't have been a more perfect day in NYC with my son yesterday. He snagged tkts from Craig's list  to the sold out Tim Burton exhibit at the Museum of Modern Art (MoMA). Many of my clients know that Oxford is a great place to buy investment property.
The DAILY LOCAL NEWS in West Chester, PA, reports that the Oxford Borough Council  may extend inspections to commercial rental properties  The Borough  already inspects residential properties and requires that rental properties meet maintenance code standards before occupied.
The inspections are being expanded to include commercial rental properties to improve the downtown business district. Why? Thee have been complaints about empty storefronts and others that appear rundown.

Honesty doesn't seem to be the best policy when present a school budget in PA, according to the CHESTER COUNTY PRESS. In an effort to honestly portray where they thought the budget might end up, Unionville school board members submitted numbers to the state fairly close to where they thought the 2010-2011 school budget might end up.
The board then applied for exemptions to the Act 1 state limits-about $1.3 million for extra state-mandated exemptions to the Pennsylvania School Employees Retirement System (PSERS) and special education.
Evidently state policy favors districts that wildly inflate their budget needs before presenting them … (0 comments)

Uber agent Matt Fetick hosted a "right sizing your house" seminar in West Chester today and WOW! Was it great.
 
Loaded with phenomenal information for those in the 55 and better age bracket, Matt made it clear that downsizing may not always be your best option. It can be, but  your next home may be in order because you want a different floor plan, such as a first-floor Owners Suite, or you may want to be able to walk into town, or have a "lock ‘n' go" townhome so you can vacate for fun at any time.

Al Heavens is a great real estate writer for the ailing PHILADELPQHI INQUIRER (which is on the auction block) , He's got a column on carpenter bees which are the buzz around here this time of year.
While I am a practicing and teaching yogini, I also am highly allergic to the stings of this flying critters so if it's between me and them - I will win every time. I remember only too well what it's liek to be rushed to te hospital as my throat closed up.

Buyers don't wait another day!  Mortgage rates increased from about 5 percent to 5.3 percent in in the last  7 days. And that means less buying power.  For every 1 percentage point increase in mortgage rates a buyer's purchasing power is reduced by  by about 10 percent.
 For example, taking out a 30-year mortgage for $300,000 at a rate of 5 percent will cost you about $1,600 a month, not including taxes and insurance. But the same monthly payment at a rate of 6 percent will only get you a loan of $270,000.
